Frankly speaking, why should u be doing this for a relative's friend? Think about it... buying a property is a big deal, requiring time and effort. Your costs of running ard will run close to $1K. Imagine u like a property, but fren dun like.. make u go round and round look for more. Are u committed to the end? Half way give up will reflect badly. Then even if u found a property, and suay suay got problem, maybe title problem or market crash, relative and fren will not think highly of u. If property boom, and later relative fren sell and make 6 digit profit, u will get angbao? Agents charge 1% to 2% for a reason, it sufficiently compensates their effort. I'm not discouraging ppl from property investment, but if wanna do these things, need to review the motivation cos everybody got different opinions when it comes to property investment. If not, it really waste a lot of ppl's time. If it was me, I would not bother to look see for a fren. I will simply intro a trusted agent to this fren. Agent and fren will be thankful, yet no damage to reputation if things dun work out.

Solar Water heater costs ard$5K, but that excludes the additional piping work that needs to be done, which may cost another $1K. Normal stoage heater is at the bathroom itself, but a solar heater is centrally located on the roof and the single tank needs to be connected to every tap point. Solar heater works by the sun energy heating up water in pipes in a rectangular box called a solar collector. Hot water rises inside the pipe and collects in a tank. The bottom of the tank is connected back to the solar collector so there is a constant reheating of the tank water. Kitchen is considered a work area. Thus, shadows is best avioded. This can be achieved by mutiple lighting sources. I would use under cabinet lighting using T5 tubes, and at least 2 X4ft tubes on the ceiling. This will satisfy the general work area requirements, then can add halogen or in-cabinet lighting as mood lighting (seperate switching) Avoid using white light as the food dun look good.

Wah.. u dare to say this... in LKY's big red book.. he did mention that one of the attributes for the success of Sg is aircon. To me.. aircon is one of the pillars of Sg society.

Take a look at your commission agreement. See if got the name of the company above. If u have documentary proof of his negligence, or any written document that can be used as evidence that he is not acting in your best interests, Get a litigation lawyer to write to the boss of the company, threatening to hold that company responsible if this transection fails. Potentially, any late completion penalty, or abortive costs, the company will be liable. When the damages can be substantial, usually the boss of the company will assist to make sure everything is ok. Then again, if the company is a $2 paid up capital with a name not worth defending, then this method no use. Lately, I do notice.. more and more agents have been performing below expectations. As such, I like to get written documentation of any promises made on company letterhead. And since I am paying the service fee, I also make sure no disclaimer clauses. Frankly speaking, agents always threaten to sue. But in all likelyhood, they will not because that will severely damage their credibility in the industry.

Maintenance of the building carries on whether there is 1 unit occupied or 100% occupied. Billing will carry on regardless of occupation status. -

"In Arrears" means got previous bill never pay, or sometimes it means previous month, new owner completed the transection middle of the month, so.. means partial month not settled yet. -

Ya lor.. Malaysia law for tinted windows only apply to Sg cars mah. Need to read in between the lines mah.... at home, we can do anything we want, but does than mean visitors to our house also can do anything they want? -

My agent installed tint complies with LTA but not Msia... Sigh.. now not sure whether driving holiday is good idea .. -

Psst.. read between the lines lah.. Writer hinting that LTA should initiate tit for tat action. Make msian vehicles comply with Sg laws on exhaust sound, smoke, tinted windows, etc. Nowadays I am amazed at the level of sophistication of Sg ppl. -
For temp relief, I see some ppl put charcoal ard the toilet to absorb the smell. Maybe consider this temp solution. The other way is to install vent fan to push foul air out the window, although this is not exactly a authorised practice for HDB flats.

No issue with matt finish maintenance. Only need to worry about textured finishes, like slate-like, granite-like sand-like etc. The dirt will still come out, it's just that the sponge wears out really fast.

The problem with Stainless steel is that it is brittle. Under water hammer conditions, the joints are more likely to leak. Also, copper is easier to install if the run is not so straight, as stainless steel pipes is not so easily bent. PPR pipe is a new product, and the track record in a tropical environment is still not known. It is currently used in new developments as a cheaper alternative to copper pipes, as copper prices have gone through the roof. However, lately... copper pipes originating from China have some QC issues, so.. is hard to say what is really good now.

Copper is still the best. Titanium is better, but I doubt u operate yr home to a nuclear power station or space shuttle requirements.

comparatively speaking, inverter benefits are mostly tangible under the following operating conditions. Under partial load conditions. If both types are operating under full load, then inverter not much difference in terms of energy saving. Inverter got better temp control, less variation compared to non inverter, and also quieter with less relay turn on turn off. Inverter can give more BTU cooling power per A of current. This is very important for apts with current limitation. Whether is 8 hr or more operation, that is basically a cost recovery vs higher initial cost trade off. Personally, I am 100% for inverter aircons simply becuase I am very sensitve to temperature fluctuations. -
We eat patato big, use more oven and microwave. We are not that fussy with cleanliness. We open the whole house windows when we cook. We have wall fans to direct the fumes to a window. We ta bao quite often. At the end of the day.. it's all in the mind.

I have been living with an open concept kitchen for more than 10 yrs, and this is now my 2nd home. The hood as a filter does not work at all. Reason is that fumes will travel where the wind blows. Food courts and commercial kitchens do not have windows. Air comes in from the door, and can only excape through the duct system. In household kitchen, if there is a window open, fumes will be blown all over. Hoods that claim to really suck.. are also those that produce the most noise. Those side glass partitions.. those stoves are really custom made for cooking very specific dishes. For my home, I can't imagine having to use only the front to access the cooking area. Also.. the glass gets dirty real fast!

Err.. halo.. when F1 is in town, is not just the racing area affected. All hotels in Sg will be 100% occupied due to the large number of spectators and race officials coming to town. All catering companies will be busy preparing to feed these ppl. I would advise totally avoid any major activities during race preparation and race periods. Imagine if so jun kena wedding nite on a race night!

That area is going to be the centrepiece of your lovenest. I don't tink a loft is feasible as structural materials to build a loft may not fit into the lift to bring it up to the flat. Hiring a 100ton crane to lift it to your penthouse from outside may be too obvious, as it's not an authorised structure. Do a high feature wall, and use uplighters to give the towering effect. I have seen a penthouse.. the owner use ultraviolet light. From outside, really turn heads. Plant a tall indoor tree at a corner. If possible use a single piece curtain all the way from the top to the bottom. Emphasise the length. Forget about down light. not bright enough, and need scalfolding to change lightbulb. Big chandelier may be nice, but depends on yr theme. Long ceiling fan rods reminds me of hawker centres, so I would avoid that. If got kids, consider doing a vertical cupboard/ tree house at a corner. -

Ah Beng earns $100 a month, of which he contributes $20 to a reserve fund called CPF and takes home $80. He spends $82 for that month, but his CPF invested in a unit trust by the name of GIC appreciated $5 for the same period. Did he spend more then he earned? Did his CPF grow? Should Ah Beng cash out his CPF capital appreciation to pay off the $2 credit card debt? Or should Ah Beng sell off his masterbedroom at the land sales auction to settle the credit card debt?
