Halogen should only be used for mood lighting. Using them for general lighting not advisable as the spot light effect creates shadows and also it heats up the room very fast. There is no such thing as energy saving halogen. donkey years ago.. halogen was considered evergy saving when compared to normal lightbulb. But in today's context, halogen is one of the worst energy intensive lighting to use. In cold countries, can argue that the heat generated helps to heat up the room, but in Sg.. it simply means higher aircon bill. There are track light versions that can hold energy Saving bulbs. Ugly.. but.. very practical. Track lighting is more to save cost.. as can have tons of bulbs but considered as only 1 lighting point!

U want 2 ft hob that has 3 or more burners? It is very difficult to cook when the burners are too close together. Put the wok there.. all other burners can't be used liao. 2 feet.. normally can only fit 1 single/dual burner.

Try fitting a king size divan into a lift! Or imagine the delivery guy walking up the stairs with it. For this reason, most ppl buy 2 single as a divan for a King Matteress. Normally go to Robinson's Centrepoint to look see what's available.

Marble stains can be removed with some powdery chemicals... but.. it will restore to original material colour. If the rest of the floor got some aged look.. then.. the restore spots will appear different from the aged look. Anyway.. I think. for natural material floors.. the more ramdom... different.. is nicer than trying to find uniformity.

The thing about marble is that is not meant to be consistent in tonality. Old and new stocks colour wun be the same. Replacement from different batches wiill be very obvious is a patch job. What can do.. is to see if can replace the damaged ones in a manner that as if got checker board pattern. May need to replace some ok tiles to get the complete pattern. then ppl think is like some high end hotels where got pattern on the floor.

If there is walking to do.. not realistic lah. Basin can carry.. but if dun have trolley to transfer from car boot to lift lobby.. me.. a guy will also tink twice. Is not only heavy.. the box is rather bulky. -
If can afford it, choose inverter. Aircon is something tat u use daily, and the incremental cost spread out over the years, is actually a very small difference. The same logic is used to justify getting a good matteress. There is a misconception about inverter-non inverter argument relating to PARTIAL LOAD. System 3 but use only 1 room, a non inverter will cut in/cut out very often, jacking up the electrical consumption. Inverter will simply slow down. Thus.. for "only 1 room" operating environment, should always choose inverter.

Is hard to troubleshoot, but to isolate the problem, try getting another working TV and plug into the wall, and see if can get those channels. This will determine whether the problem is related to the antenna or the TV. But I highly suspect your TV's tuner is failing.

If grow next to a wall.. then only get sun half a day. Fruiting plants means.. flowers. means need lots of sun. I salvage lots of CNY calamansi plants.. kids like to go ard looking for ripe fruits to pluck. Maid plants leftover veggies/ shallots.. kinda fun.. like mini vegetable farm. then come the mini grasshoppers.. sigh.. -

Expanded clay balls serve many purposes. In shopping centres, normally, the plants are in very dirty looking cheap pots, placed in decorative containers. Easy to replace plants that way. The balls are used as filler to fill the gap between the plant pots and the decorative container. Another purpose is to retain moisture when used in soil. Another purpose is as a soil cover, so that when watering potted plants, the soil dun splatter and dirty the surrounding. Expanded clay balls comes in 2 types.. one is the 1cm diameter ball, the other is like chipped stone which looks more natural. -

Ikea also got wide selection, just get those that dun require full sun. -

By law.. the owner is responsible.. and the burden of proof is on the owner to show that owner did not know. So.. if really kena got problem.. owner cannot claim I dunno who the tenant is. Due diligence.. is not so simple. Need to have evidence to PROVE THAT DUE DILIGENCE WAS DONE. The argument that I "let the agent handle it" dun count. In the court of law.. the phase "ought to know" means a lot more than what ppl normall mean.

PRICES are driven by market forces. A seller can set high prices, but if there are no takers, then.. no deal. No one force buyers to accept the high price. It is optimistic/speculative buyers who drive the prices up. Affordability schemes takes care of those who need assistance. Prices and affordability are now seen as 2 seperate issues. Nokia phones may be priced retail at $700, but if SingTel gives out $600 vouchers, the phones are affordable. -

All the "affordability assistance" for those who really need the assistance is from the various schemes in place. It is not pegged to the valuation of the HDB flats. New flats are priced according to market valuation of existing flats. There is a time lag between when the new flats are available compared to resale which is immediately available. This is a $$ value to this time lag. If new flats are always priced low, then resale flats will never get a chance to appreciate. Put it this way.. in the ideal situation, shd there be more ppl living in public housing or private housing? I would like to think that more shd be in private housing. And the only way to shift the statistics is to gradually reduce the gap between public and private prices. -

About 10 yrs ago, the govt revised the policy regarding the pricing of public housing. This revision has been fully implemented for a few yrs already, so it's time that everyone change their mindset too. In the past, the subsidies were built into the pricing upfront. And ppl took advantage of it to upgrade every 5 yrs. HDB had a hard time determine who really needed subsidies and forecast the demand for flats. Now, the pricing is based on market forces, and any "affordable housing" subsidies and grants are through a seperate means testing exercise, such as concessionary loans, income cap, no. of bites of the cherry. Pricing of assets based on current market valuation is simple standard accounting practice. In a free market economy, new products always command a premium to old product. In the past, due to subsidies built in upfront, new HDB flats appeared to be cheaper than resale, but this has since been corrected. This current method of market valuation means.. property prices have no limit, and existing home owners will benefit from asset enhancement. At the same time, genuine first time home seekers will still be able to get flats at affordable levels. The ones who are likely to complain will be those who were denied the chance to constantly upgrade. -

I dun think is wise to place the fan coil in bedrooms at the proposed location. It means that the fancoil will be either above the bed or blowing directly at the bed. There will also be noise issues to consider. Aircon have moving parts, after 3 yrs.. motor noise will be louder, airflow noisier. It is preferred to place them above the door, and blowing wind at passageways rather than the middle, as far away from the bed as possible.

Seems like most children furniture shop are located near Toys R Us. Next to Suntec ToysRUs, United Sq, and Forum. But all these are high end specialist shops. Eventually, for me.. it's still IKEA.
