Frame is actually very basic, and is usually same width as the wall thickness. Normally, IDs will add "architrims", which is wood strips with special profiles, to cover the crack line between the wall plaster and the wooden door frame. If wanna look grand, simply use big flat 40mm wide X 12mm wide trims, or use elaborate patterns. Shops selling wood normally got sample of such profiles But if add new trims, then need to varnish or repaint the whole frame to have consistent colour.

Door and door frame are 2 seperate items. Change door frame will cost a lot more then the cost of doors, as need to do much touchup to the surrounding walls and redo the archi trims/ skirtings. Change door will require several visits. Visit No. 1 = Measure and quote. Visit No. 2 = remove and install new door + locksets. Visit No. 3 = paint or varnish then touchup. I believe.. use oversized hinges.. perhaps stainless steel or brass.. give impression as if doors are really heavy. like hotels.. really catch attention!

Assuming yr water inlet is also from the wall, then.. Wall.. so that floor looks neater that way.

Normally, this is true.. but in this instances.. the A&A works is done under a BCA permit. That permit says to the effect that neighbour not happy = 100% contractor fault. -

I take it that u are not planning to submit to BCA for planning approval? If submit, sure must put. Red clay tile absorbs heat and will radiate heat like an oven. So it depends whether got direct sun roasting the roof area, or is under some huge tree. If is direct sun, it will not be comfortable sitting under it. Ceiling fan will only draw the heated air downwards. Clay roof not popular now cos after a while.. black/green algae will grow, and make it look real ugly. Take a look at Downtown East now.. -

Ya... and the cleaning auntie like to steal my tray immediately once I sit down.. and then after finish dunno how to carry all the bowls and plates to the clearing area.. Sometimes I suspect Auntie scared no more job if leave the tray on the table. -

Hmm.. golden goose lai liao! Just do the repair.. get tenant to allow access... u pay first.. then get lawyer serve notice on owner upstairs.. civil suit .. to claim damages.. if administrator tell u .. cannot contact owner.. then just wait for court date.. judgement in default.. u apply to court to bankrupt the owner.. if owner no hue.. u can arrange to seize the property and auction off. Some lady manage to bankrupt Nokia in Sg.. serious.. why put up with other ppl's problem. U shd get a litigation lawyer.. very fun! -
When renting out, need to fill out a computer form to state vacancy period, and the eventual contracted rent. When filling out the income tax form, need to fill out a computer form which states the address of the rental property owned. When IRAS computer do their consolidation .. and flag those addresses that have rental revenue, but no rental income declared.. imagine the next course of action. Starbucks?

Under the law.. owner responsible. Onus is on owner to prove that rented to original tenant.. and it was tenant who sublet. If owner dun have evidence to prove rented to original tenant, or if owner no proof got take "reasonable care" to ensure got do diligent checks.. owner carry the baby. For example.. if original tenant provide fake IC/work permit .. and owner blur blur accept.. then how to explain got do deligent checks.

Firstly.. whatever u did on your neighbour's property, "help" him remove flashing etc.. was there any black and white? Normally the contractor wld have asked for a black and white, or rather.. the SOP is to get black and white to indicate that thet works were initiated by the neighbour. This is to make sure the additional works does not form part of your scope, and if any problem, BCA will not consider this as your problem. If dun have.. then anything done.. and any damages... is considered as part of your works, and your contractor is liable to rectify. But I have to say.. my view is that the neighbour is not being unreasonable. Inter Terr.. with shared boundary wall,.. overlapping to prevent water seepage is normal practice. But what transpired between the neighbour and the contractor.. that is human nature.. so cannot comment. Your neighbour is not unreasonable to hold u responsible for everything, and he dun have to replace his flashings. His argument is simple.. before u came along, life was peaceful. When u started your works.. things start to leak. I tink best course now is .. ur contractor shd take steps to mitigate further damage to your neighbour, whatever damage done need to fix. -

Allow me to rebutt, but I wish to qualify that I am not speaking as a layman. In the HDB market, there was never a supply shortage. It is not a case of the failure of the supply demand curve, rather, at a certain price, there was insufficient sellers in the market. HDB construction in Ponggol was decided long ago, when the govt made a commitment to the transport operators to increase population there to support the MRT/LRT operations. HDB has learnt their lesson in Ponggol not to overbuild, as such there will unlikely be a situation where oversupply results in price decline. Prices go up due to optimism, but when there are few or no transections, prices do not come down but remain stable. Prices drop only when there is substantial forced sales. HDB is a unique asset, cos it is immune from bankrupcy proceedings. If a breadwinner is in financial difficulties, the last thing on their mind is to sell the flat, so.. bad economic times will not see a drastic fall in HDB prices. As for private investment properties.. the decision to sell is very fast, resulting in dramatic price decline. New HDB flats are valued at market price. The various grants to assist first time home owners are a totally seperate issue, and cannot be used to derive the eventual price of a HDB flat. A Lambo list price is $1Mil, but just because I bought the display set at 40% off, it does not mean that all Lambos are valued at $600K. -

This mindset is incorrect. The govt does not control property prices. If u believe it does, there cannot be any meaningful discussion on this topic. Construction material costs are going up. Govt is introducing many new building codes which all translate to higher costs, be it for the "sustainable construction" or "fire safety" or "green" or "handicapped" or "foreign labour" argument. One thing is for sure.. construction costs will not get cheaper. What new HDB prices will be in the future... is all policy driven. Maybe sell higher margin to cover subsidies rental flats for the needy. There are much more HDB flat owners than new entrants, and it's in the interest of existing HDB flat owners to see prices remain or go higher. Therefore.. my view is.. same or higher. -
Water retention is also linked to salt intake. Try taking less salt. Body wun hold so much water.

There is no way u can get a 5 star look with painted tiles. It will flake, moldy etc. Rather leave old tiles alone, and paste stickers/ fixtures/shower curtain/wooden trellis to distract from any perceived eye sore. -
Need to take note.. that hand brush painting will not give that flat smooth painting achieved by spray painting. Need to manage expectations.

All florescent lamps have ballast, which is required to step up the voltage to 2000V to trigger the electrons + dunno what to emit light. http://en.wikipedia.org/wiki/Compact_fluorescent_lamp PLCs are those with seperate ballast, while the newer ones CFL with integrated ballaast. I understand that PLCs.. long ago.. the logic was that the tubes will fail first, seldom the ballast, so... shd simply replace the tube rather than with the ballast. But these days.. got cheap electronic ballast, so.. replace both together also no heart pain. Lamsp that can accept a screw on CFL need to be bigger since need space to screw in.

I think u need to determine whether is mud or dissolved poo poo. I suspect is dissolved poo poo, and is due to poo poo did not clear the S bend of your toilet bowl. Before leaving the house, flush another time, just to make sure that the poo poo is really clear of the toiet bowl. When u flush... does the water level rise before it drops? could also be a choke at the horizontal run between the toilet bowl and the vertical stack. Then u need a pressure jet to clear the choke. -

I have done package and F&E before. I tell u why I dun like japan package. 1. Mostly nite flight, arrive tokyo 6am, and immediately start tour. Whole day blur.. 2. Always go see temples/castles. disneyland ard 6hrs max, so miss fireworks etc. 3. Tour quite rush. Jap is a place that I feel is nice to soak the atmosphere, but tour dun give much time to soak in each place. My last trip was 6 nite tokyo F&E with kids 2 months ago. There is enough reseach on local forums to make the F&E easy. I think for honeymoon.. better to be slow and relaxing, so go F&E. But I have to admit.. package is really value for $.
