Eh.. There is no need to wait for OTP to expire. The OTP, from day the chq bounce, is not valid. This is not a case of failure to exercise OTP. The OTP was never procured in the first place. Think of this logic. Seller GIVE buyer OTP in exchange for a Option Fee. This is a simple transection. Pay $ for exclusive OTP period. Since no $, then no option period in the first place. There is legally no need for the buyer to sign an OTP. OTP is a document only the seller sign. -
Partial load condition is best to use Inverter. You usage is substantially partial load, assuming u are thinking of getting a 3 in 1. Quieter MBR benefit from tight temp range.

False ceiling dun need to be a flat slab, can be up down design, and use uplighters to make it look higher. Like hotel room.. narrow lobbies purposely make it lower... then come to a square hall, shoot up. The relative effect makes it look high.

how old the kids? Driving up? Train? How many days? KL = Mid Valley Mall, KLCC, Berjaya? Times Sq, Sunway Lagoon, KL Tower, Genting is good for small kids, + cool weather. Everywhere is fun to visit the first time, and whether fun or not depends on whether got excess time or not.

Mirror and lighting is the way to go. The other trick is to only do up a small feature wall or corner, that will draw the attention of visitors. Ppl tend to focus on unique things, so even if other areas are original, ppl only pay attention to the feature wall, and that will leave a memorable impression. Long ago, I put a small fan and a radio.. makes the place cool and not so lonely.. -

Most shops selling paint only have. Is commonly used to protect floors when doing painting. Got many sizes.. but I recommend getting a few small pieces as the big ones are very heavy and difficult to manage. Is ard the $10 - $20 range. Alternatively.. got those plastic sheets, almost like supermarket pack fruits kind of plastic bag material. But they very easily poke hole, and if masking tape stick wrongly siao liao. Get those huge light blue/darkblue stripped tarpoline sheet. Use masking tape to tape to ceiling and wall. When work in progress .. tell them to sweep/vacuum at end of each day. -
Err. make upper cabinet doors longer (drop lower) by 1 inch to hide the T5 lor. Looks so much neater. Can also make them higher (extend upwards) by 1 inch to give that difused lighting look. These type of lights is for show one lah. When got guests, or photoshoot, it looks so much nicer as no shadow spots. Whether use daily.. is depend on how fussy the auntie using the kitchen is lor.

Developer lawyer will inform your lawyer on procedure to collect key. Key collection appt made only after payment of 6 mth maintenance fee+ 50% of final survey fees. Replacing floor tile not industry norm. Not lay also not advisable. Normally floor tile laid first then do the room timber strips. If dun lay the living room tile, then no guarantee the various room timber strip level will match your new tile level. U can grind wood to match tile level, u cannot grind tile to match wood level. I am not saying it cannot be done, but the effort involved will be tremendous till not worth anyone's time. -
T5 flourescent tube. Ideal for task lighting, as it creates lesser shadow due to non concentrated light source.

I have been experimenting on this issue for quite some time and have yet to find the solution. Firstly.. flourescent cannot get the same intensity as halogen. Can't create that focused beam effect, where the centre is brighter than the sides. Secondly.... flourescent also dun have that yellow flame colour. The closest I manage to achieve, is to use track lighting with a very narrow reflector holder, and to use a small CFL bulb that can fit the holder. Colour just isn't right. LED need to use the 3W version, but is still very expensive. furthermore.. is not that flamed coloured yellow. Until I find enlightenment, I wld say.. try using flourescent as much as possible, but to include 1 or 2 halo just to get the colour and intensity.

45mm is structural, which suggests no concrete steps below? If already got concrete steps, then 20mm may be enough. Of course.. if asthetics is the reason.. then ok lor. Alternatively can consider using narrower planks. Go take a look at HSBC tree top walk's boardwalk design. The chengal looks ok.... anyway.. personally I think.. if got dark stain colour.. can't really visually notice the difference in wood texture. Alternatively can consider this new product for outdoor timber works. Botanical Garden's Taman Selasi foodcourt got a koi pond nearby. Indonesian teak is cheaper, texture quality not as good, but nevertheless is still the most commonly used. Dunno about pricing, as prices these days.. very volatile. Every week, prices change due to many reasons. -
My home using ICI dulux "All".. painted 3 yrs ago.. wipe also colour come off. Lucky for me.. light coloured walls, so can't really tell after a while. Green wool is to be used lightly.. let the CIF loosen the dirt, and then use the green wool to "rub" it out. Me think of it like an eraser, not a scrubber.

Most interior wall paints are water based. Oil based are meant for exterior use, and will have a slight sheen to it. the premium stuff which is washable all have some sheen to it. What some ppl like to use is oil based sealer. Stains can easily remove with green wool + CIF. The issue I think is how to avoid stains.. which... unless is washable paint.. will be common.

I have been to many shops, and I believe IKEA got the widest selection in 1 place. They are situated in the kitchen cabinet section? If want fancy stuff, try Equip Design at Plaza Sing. If want aluminium stuff, try those shops selling aluminium bars. Alternatively.. go tho hardware shops near furniture factories. But those are typically low end plastic stuff or chrome plated ones.

Use pencil mark out the location of the holes. Eh.. I assume got no water /gas pipe or electrical conduit ard hor. Paste masking tape on the location, and draw horizontal and vertical lines like a target box. Make sure the lines are long enough.. when the drillbit bite.. still can see the lines. Use a hammer and the masonary drill bit and chip the centre of the spot. Gently pls.. this is to make the centre spot is deep enough, so that the drill bit at high speed will not run away. When chipping, if u hear hollow sound.. as if got hole behind the tile.. then need to take extra extra care.. not to use too much force. Tile crack is real possibility. Choose a drill bit size, that fits the plastic wall plug u using. Wall plug must fit swee swee, not loose, not tight. Then use a drill, NON HAMMER MODE, and slowly drill. Is more like grinding a hole rather than DRILL. Ceramic tile is easy.. if homo tile.. take note.. some homo tile is so hard.. need the special granite drill bit. The hard kind of homo tile... normal drill bit wun make a diff. So.. slowly add pressure to the drill.. grinding away. Once clear of the tile.. (see red brick/ cement grey dust spill out) then can switch to hammer mode. Drill as deep as the length of wall plug, or length of screw. Be kind to neighbours.. mark out all the holes first.. then 1 time drill all the holes. Do not mark drill, mark, drill, mark, drill. By the time they come complain.. no more drilling liao, so dunno noise came from which unit. After drilling and screwing, then act tired, hopefully wife will take pity and come clean up the mess.

Ideally, a toilet bowl is 1 piece, afterall, u can't use either piece as standalone item without the other piece. However, for logistical reasons, given the shape, transporting and storing a L shaped item is very inefficient. that is why they made it into 2 piece. 1 piece cost a lot, think is 60% + more, but it's a very neat package, and easy to clean.

huh? kids will stay with their parents lah. If allow them to group together.. sure go siao! Barney only appeals to very young kids.. unless ulso plan to have Wii + xbox 360 consoles At most will see kids in small groups.. walking ard plucking flowers. Thiir parents will know what to do.. or .. dun tell me all 10+ kids are yours?

Actually TV signal is one of the hardest thing to troubleshoot, cos got so many equipment involved, and many things are under differnt ppl's charge. What u describe.. shd be related to problem with UHF. Channel U, CNA and SCV box.. are all on the UHF band, while Channel 5, 8 are on VHF band. (I assume u did the full auto tuning thing on yr TV hor) cos VHF auto turn first, then auto tune UHF. See if can bring to neighbour house to test if TV tuning is ok. Ok lah... this is how to troubleshoot.. test if is signal strength problem. Go to junction box.. remove all the connection.. just leave 1.. connect direct to TV.. see if TV works. if is ok.. then chances are.. got to many connections, need cable booster from StarHub. Eh.. I hope cabling is also certified StarHub cabling.. not some old uncle do for u kind, cos those cheap white cables dun work with StarHub. If is not ok, then chances are.. problem is related to whole building, that is why need to check with neighbours to see if the cable system is ok.

Then.. after the viewing.. the 3 ID exchange contact numbers.. estimate the true cost say.. $20K.. then arrange to bid $30k, $32K, $40K. U accept $30K as the lowest.. and they then split the difference of $10K among themselves.. If it's a big group.. then.. is ok.. but not for small number of potential bidders. Better to ownself take photos, then show IDs the photo to quote.
