Blast AC means wall 1 side cold, 1 side warm, result in condensation forming inside the wall, like cold coke bottle sweating on the table. The droplets are forming inside the wall cavity. Eventually, your side will have mildew stains. sometimes when look at older buildings.. u see 1 wall.. got like brownish stains..but is only that floor and not entire building. This is the aircon effect. So far.. I am not aware of how to resolve this.. unless rebuild wall with solid bricks, to reduce the amt of air trapped inside the wall that allow for condensation. Maybe if neighbour have a curtain on that wall.. or use some wallpaper to add insulation to that side.. maybe can prevent sweating inside the wall.

Err.. if u eat any kind of sand or dust, u will develop internal organ problems, not just cement or plaster. Put it this way.. many ppl handle sand, plaster, cement daily for many yrs. It's not such an unusual material.

Lets get the facts right. Any surface made from plaster or cement/ sand screed will be dusty to the fingers, unless the plasterer is willing to add the W1 cement harderner admixture to the mixture. The whole purpose of wall sealer is the coat the dusty surface so that it will not feel dusty, and thus give a very strong foundation for the paint to stick. The sealer is also a very strong white background, so less paint is required to achieve the colour. How to test.. if u stick a adhesive tape on a painted wall, and pull off, a sealed wall, the paint will not come off. If the wall did not apply sealer, likely the paint will peel off, and u will see a dusty cement coloured background. Another good thing about sealer is that it is idiot proof. Sometimes, painter not concientious, dirty dusty wall also paint. If got sealer, it mitigates the dust issue. Sealer is not cheap, and cost more than normal paint. There are water based and oil based. I personally prefer to use oil based cos it is better at preventing moisture stains.

Under such a situation.. my view is that it is not worth to drag it any longer over a few $K difference. Shd work towards closure.

Floorplan? Consider using floor or table lamps. Ceiling fan + lights is only an issue if the light actually shines on the blades. If u place downlights at the edges of the hall, it wun be an issue. Consider lighting plan for parties/ night cleaning, where u want full brightness and daily use, which should attempt to be energy efficient.

Normally for gas hose I go to Kelantan Road HDB shops.. got a few shops specialises in hoses. Under the sink got bottle trap. Can fit standard size upright gas tank? Bottletrap kind of fragile. Even if can fit, to get hit by the gas tank during changing.. can be quite a disaster.

T5 Undercabinet lighting for bottom of upper cabinet and suspended kitchen cabinet. Use more than 2 false ceiling downlights to avoid shadows. I find most kitchens underlighted, especially when dark surface colours are selected.

Paint colour age pretty fast. If do spot touchup of old wall, will be obvious. If buy wrong type... luxury sheen over matt, will be even worse. Trick is to paint entire wall, or entire section, using natural edges like pillars, corners to compartmentalise it. Can remove a small spec (say 1cm X 1cm) bring to paint shop, who will then match to their colour chart and mix exact paint colour for u.

I find this a stange topic. You sound relatively new to this topic of SOHO. This is a highly specialised class of property investment. This is not something a newbie should get involved in, as there are many variables. The next thing is your agent. Normally.. agent will talk about "endless opportunities" rather than focus on "limited options". This agent does not seem to be objective, or have some other agenda. SOHO got 2 kinds.. 1 is zoned residential, the other kind is zoned commercial. One can use CPF.. the other cannot. One is paying resi SCV rates.. the other one is commercial SCV rates. One is resi property loan, one is commercial property loan. The differences are substantial, and is not an easy decision to make whether SOHO is a suitable investment.

I been keeping small tropical fishes.. and.. I think.. lion head type goldfish is most soothing. Not fussy eaters too. They are not fussy eaters, and are very gentle. Remove the storeroom wall+ doorframe, and build a buit-in shoe cabinet cum storeroom door next to the main door door. Fish tank seldom look nice under natural light or against a bright window. Is nicer in a dark area and use aquarium light. Bar top need to be bright. Ceiling light and kitchen light is seldom bright enough for task lighting.
