U Shaped Pipe For Water Heater In Toilet?
yoongf replied to ricteo88's topic in Electronics & Electricals
The hot/cold piping is joined for leak detection during pressure testing. The U shaped pipe is not meant for buyer to use. When installing the storage heater, the plumber will saw off the U, and 1 side connect to heater inlet, and 1 side connect to heater outlet. If u dun want to install storage heater, then the U is to be left there so the cold water will run direct to the hot side of the tap. -

Toilet Flange And Positioning Of Toilet
yoongf replied to carolbarol's topic in Plumbing & Electrical Works
Most toilet bowls are based on a 5 inch offset. There are different sizes, but is not common. May need to special order. The usual practice is to put in a offset flange, that is basically a funnel that allows for more allowance. But offset flange requires hacking off the toilet floor to install. It must be flush with the floor. If u are not redoing your floor + waterproofing, and the existing floor tile cannot be found anymore, then offset flange cannot be installed. -
U unplug the oven. If u can on the outlet without any problem, and with a simple table lamp plugged in, then confirm the wiring no problem. Then 100% is the oven fault. Is the oven rated for the same power as the outlet? Some oven require 20A outlet due to the gigantic size to roast pigs.

Property Tax
yoongf replied to pantieileen's topic in Landed & Condo Private Properties Renovation Discussion
Refund is only for investment property (meant to rent out). There is no such thing as non-livable. Every NRIC is entitled to 1 owner occupation concession. Don't even need change of address. As long as u claim owner occupation, u wil get the 4%. But this means if u existing have owner occupation concession, means that unit have to forgo concession. Telco bill, SP Service bill proof is only meant for tenants to prove rightful accomodation. Owner just show property tax or S&P -
I saw some displayed at White Horse Ceramics shwroom at Sungei Kadut a few days ago, some as low as $1 per sqft. Looks like from HDB project surplus stock. Quantities may be limited. Can call their showroom number to ask.

Nobody floods the kitchen when washing these days. At most is a light mop. Base is not neccessary. If the height is not right, can always get those plastic bricks from Toyogo to raise up the 4 legs.

http://www.bca.gov.sg/Professionals/Iquas/...mmondefects.pdf After plaster need to wait a few days for the moisture to dry out. Then need to paint sealer. Is not about paint absorbing in, it's about the leftover plaster dust causing poor adhesion of the paint. Flaking will occur.

I fully agree with ur assessment. Historically, construction cost has never gone down. In early 2000, it dropped but the reason was that contractors were taking jobs at suicide bids just to keep the workers occupied. In effect, they were subsidizing construction cost, but the real cost did not drop. Not only is input cost going to rise, BCA and MOM are taking this opportunity to tighten regulations/ improve professionalism, which historically can only be funded in good times. Therefore, with regards to construction, I fully believe in "Mai Tu Liao".

Actually, u are asking many questions. 1. Can buy private? Yes, HDB flat owners (after MOP) are allowed to invest in private properties. 2. Can rent out HDB, see criteria below if u qualify to rent out. MOP is not about owning the flat. If u own for 5 yrs but during this time u lived elsewhere, the time u lived elsewhere does not count as MOP time. http://www.hdb.gov.sg/fi10/fi10325p.nsf/w/...es?OpenDocument http://www.hdb.gov.sg/fi10/fi10323p.nsf/w/...at?OpenDocument

Maintenace Charges
yoongf replied to fatz's topic in Landed & Condo Private Properties Renovation Discussion
First of all, let's check the facts. U mention is the "late charge" that is being in dispute. Not the actual maintenance charge. It is common for managing agent to calculate late chages only after the MCST charges have been settled. So upon completion, the lawyers may have settled the outstanding MCST charges. Only upon settlement, then the total late interest charges can be computed. The issue is whether this outstanding late charges was made known to the lawyers before finalising the completion account. It could be a case of the Managing Agent informing the new owner after the fact, then the lawyer is not at fault. As to whether the late charges should be waived off, or pursue the previous owner, this is between managing agent and owner to settle. -
http://www.do-it-yourself-help.com/skim_co...techniques.html U can't skim coat over painted surfaces. Need to remove all the paint first. Is not that easy if u want to achieve really high standard. The trick is to plaster, sandpaper, plaster sandpaper. The hardest part is to get a wall that is not wavy! It may be smooth, but when looking from the side, can see waves. Skim Coat is not cement, it's a grey powder that just add water, become a cream texture. Need a trowel if got large areas to cover. Too much water will result in crack lines during the drying process.

Help! Renovation Items Not Given The Go-ahead!
yoongf replied to andante's topic in RENOVATION WORKS
TOP not yet CSC cannot hack wall, regardless is real or fake wall. Developer is not in a position to give the green light. It's the building control regulations. U hack wall, neighbour downstairs crack, u are responsible to make good. Apt is under warranty, hack wall, all warranty is void. Since when pte apt need to submit for renovation APPROVAL. Normally is just a Permit to commence work. If u submit anything that is inconsistent with approved plans, then sure 100% not allowed. Getting a PE is not just to determine whether is real or fake wall. There is also something called "Method Statement". Which will say if neighbour crack, then reno contractor is obligated to fix neighbour as well. -
100% not possible, unless they using specialist chemicals for marble. Will cause the marble to have white spot which can never be removed, as the white spot eats through the entire thickness of the tile.

Those are called "Vent Stack", and is necessary. It is also the souce of all the odd smells. When the holy water flows from that magic seat into the downpipe, the air in the downpipe is displaced. The air must go somewhere. The Vent Stack is where the air is channeled to the top of the building and the wind will bring it to your neighbouring block. If there is no vent stack, when the holy water flows down, the back pressure will cause a bubble to surface into your magic seat, along will all the natural aromas. http://en.wikipedia.org/wiki/Plumbing_drainage_venting

Is The Rim Of The Downlight Glued To False Ceiling
yoongf replied to scorpio2031's topic in Ceiling, Walls and Flooring Works
Normally downlight got a strip of spring like metal plate (with teeth) that clamps the lower rim upwards to the false ceiling. But sometimes false ceiling not perfectly flat so got small gap, so use white sealant to cover gaps. Ideally not use the false ceiling type of paste cos that is not flexible. -
Homo tiles can send for grinding into any profile, which is commonly done for the top of the homo tile skirting. But that will cost like $1 per cut per tile. If the tile used is 300X300, then the same tile got the 600X600 version, then hack off curve tiles + 2 sides and use the bigger tile. Alternatively can use hand grinder and grind on site, but the straightness/ squareness is inconsistent / subject to workmanship.
-
Skirting material is not the big question. The profile of the skirting will be an even bigger issue to tackle. Hotels with marble flooring in the lobby are good examples of the options. 20mm thick marble skirting with elaborate profile is nice, but the cost per foot run is scary.

Normal wardrobe door max ard 50-60cm. Open 2 panel usually can see whole wardrobe of clothes. If use 2 track, the max opening is ard 1.5m, which is more than 2 normal wardrobe doors. Not enough? alternatively, 2 track but 4 doors. Uglier a bit, but very practical.

What Can I Do?
yoongf replied to stormchris's topic in Moving House: Packing, Storing, Moving To Your New House
Can complain to TC about the overgrown plants and excess leaves falling. Use argument like block corridor/fire safety, poor maintenance, wind blow fall down injure ppl. Cannot use argument about drying things on corridor since not allowed to use it for that purpose anyway. Is normal for outdoor unit to drip water. Paste a rubber or foam mat on the aircon so the water will not hit the aircon casing directly. -
Can do to watch cable TV. But for maxonline (Cable internet ) it requires very high signal strength, which means maximum only 1 splitter between junction box and maxonline box.

Will You Buy A Tumble Dryer Apart From Your Washer ?
yoongf replied to aoi's topic in Electronics & Electricals
Most 2 in 1 uses condenser drying, instead of heat. Will take 2 times longer than standalone heat dryer. I find that the 2 in 1 is not meant for Sg use, as we change clothes a lot more often the temperate countries. -
Can be done doing the daisy chain/ T joint method. But this line cannot be used for Maxonline type of services due to weak signal.
