All tiles have a specification like this.. Water Absorption 0.19% If tiles become wet, will bloat up a bit. If hot weather, will shrink. Cement takes ard 10 days to fully cure/ dry out. Imagine the glue behind the tile is shrinking and u dun know the direction of the shrinkage. Homo tile suppose to have the lowest water absorption figure. Whether is 1mm or 3mm is subjective. If like in aircon room (Hotel/ showroom) all the time, then 1mm also no problem. I prefer to be kiasu.. cos if use 1mm, and got crack problem, it will not just be 1 tile, but an entire wall.

Hmm.. carporch roof become balcony normally not approved. Car porch at begining of driveway.. usually need 1m clearance (fire safety requirement) on both side of neighbour boundary, which means.. narrow shelter. Like this hor.. might as well act blur. See no evil, do no evil. -

How old is the old aircon pipe? If ur reno is going to be substantial.. and suddenly the old aircon pipe leaks.. imagine the effort required to repipe then! -

After completion.. use CPF to repay lump sum partial housing loan? Simpler? Dunno lah, I not familar at all with the details of using CPF. Either way.. construction is by way of construction loan, and subsequent reimbursement from CPF. To me this is not useful as getting loans is always the biggest issue. Best is to get term loan from the bank (based on recently increased valuation?). Q: I wish to use my CPF savings to make a lumpsum repayment towards my outstanding housing loan under Residential Properties Scheme (RPS). How can I do this? I suspect your "balcony" is actually the concrete carporch roof, which u want to open up a door to have access to the top? L shaped driveway in a Terr hse? Is it a long driveway? -
"Greedy contractor turn developers" also have to spend 10 months rebuilding the house. Can think of it as compensation for their frustration which every home owner rebuilding will also have to go through. It is not a walk in the park. Can't contractors be fathers looking for house near good schools? My point is.. willing seller willing buyer. Does it matter who the seller/buyer is?

You can only withdraw your CPF savings after the Temporary Occupation Permit for the house has been issued. As such, you need to obtain a loan to finance the construction first, and later apply to use your CPF savings to repay this loan. Which is more important? The Design or their profitability? ABS and Aluminium trims are not interchangeable. Each have their own stengths and weaknesses. It all depends on the design and cost structure of the contractor. My point is, FOCUS on the DESIGN.

Looks like a Balwin lockset? If it's solid brass, then can use autosol cream and remove the tarnish. Actually, I find a bit of aging looks more mature. If it's plated, then no hope liao.

Lower the ceiling give u false vertical beam flush with wardrobe. Is not listed in any of yr pix. The aircon is still the same orientation as before. Your aircon location, if u lie on yr bed, unlikely the remote is able to aim at the aircon. U shd try sleeping with the aircon blowing at your head. Even if u can accept, wad about the other living thing sleeping beside u.

Shd box up the ceiling all the way to be flush with the wardrobe door. The existing aircon location there be a lowered ceiling, like a corridor. The aircon relocate to be flush with the wardrobe door. Do not place your aircon in a position to blow at yr head while u are sleeping.

What "fan" are u refering to? There are fans in the indoor unit and also the outdoor unit. When u say "leaking", are u referring to sweating, peeing, or simple damp stains. Sweating usually means compressor overworking, peeing means condensate pipe is leaking. Damp stains could be due to improper/ insufficient insulation at the joints. Multi split systems have priority cooling functions, meaning the major room will get higher assurance of cooling compared to other rooms. If the computer does not show any fault codes, then there is little ground to say that something is wrong.

Demand and supply curve theory suggest that if demand exceeds supply, then the price point moves up the supply curve. Offer a higher price, then got more ppl willing to sell. Deals will be matched. Problem now is, ppl do not have the ability to offer higher price, the limiting factor being the CASH component required to meet the COV demands. The supply is there, just that the price does not match. In conclusion, it's not a question of insufficient supply, it's just that the buyers do not have the ability to pay the higher price demanded by the sellers, thus no deal. This is the same argument to say that the world will never run out of oil, becuase nobody will be able to afford that LAST DROP. The govt will never sell flats at a LOWER price just to make the buyers happy. The existing owners will be a even bigger group of unhappy ppl. The govt needs to study closely regarding this COV thing. I wld love to buy an apt at Orchard Road for $500psf when the going rate is $3K psf. Shd the govt BTO me a $500psf apt for me there? Shd the govt loan me $2.5K psf to make up the shortfall between what I have and what is the going rate? Shd I give up my dream and settle for Changi Beach?

If temp set to max low, compressor is running full load, pumping max refrigerant to indoor unit. If fan speed is set to low, then the air flowing through indoor unit is very small, not enough heat exchange takes place. The cold refridgerant is sent back to the compressor, when this is normally suppose to be a hot pipe. But this problem results in the outdoor unit sweating. when u set for a low temp, u must balance the airflow, becuase too much refrigerant being sent to the indoor unit will result in the pipe sweating. The aircon got an Auto setting for the fan speed, and this will solve the problem. U can consider changing to 3/4 inch insulation, but that means the trunking is the size of a shoebox.

Projects most often use Matex as the white wash. This is actually a very good value product. But most ppl doing own reno will choose more premium paints, with low sheen, silky look etc. Matex gets dirty very easily due to it's roughness. Also, projects.. the walls not say come with the very smooth plastered finish, that most ID will normally do. Therefore, I think it really depends on own expectations.

U mean if u are a potential buyer .. u will appoint an agent to go inspect for u? Even if is true, how keen wld this agent's buyer be? Agents are all fishing lah. Treat all as suspicious characters.

u paste sticky tape on the paint and pull out. If the paint falls off, and u see the plaster, that means sealer not there or not done properly.
