  1. MCST fire insurance will replace communual infrastructure only. Individual unit infrastructure such as electrical cabling from electrical meter onwards, water pipes from meter onwards is not covered by the MCST fire insurance. Also.. if the marble flooring got damaged by the fire and subsequent water damage from the firemen, then this is all under the unit building fire insurance.
  2. New Wall must be cemented/ nailed down to the structural floor. Laminate flooring is not even glued down, but just tongue/groove/glue to each other. Also, wall and floor have different expansion rates, so sure will have gaps later on.
  3. Getting from TOP level of finishing to move-in condition, can easily add another 100K due to sheer size of landed. There are tons of lighting/ceiling fans, both interior and exterior to factor in. Also, the carpentry works are substantial, if want wet kitchen/ gardening sheds/ driveway carbinets. If the original building contract did not include false ceiling, then this cost will also have to be factored in. I think this is one area, many ppl did not factor in, when considering landed.

  9. There is no such thing as "include names, transfer, pass, give" when it comes to propety ownership. We dun talk about inheritance for now. Co-owned by 2 person does not mean 50-50 unless ownership is specifically registered as "tenancy in common" If want to add name, it is a full sales and purchase agreement with legal fees and stamp duty is payable. By default, it will be joint ownership. If got outstanding loan, it must be redeemed first.
  10. 99 vs FH prices moves in tamdem during property cycles. Even if valuation drop, as long as can cover the installments, banks generally do not insist on top ups. They will be reasonable to maintain their market share. Therefore, it wise to choose a bank that values market share. Honestly, if this potential house is the only option, then there is no value in making comparisons with non existent options right?
  11. Roof garden is hot and windy. Plants will look very heaty, and require more than the usual TLC. Impossible to get the healthy green look that we see at landscaped gardens. Hot also means difficult to really soak in the roof garden atmosphere, except for nite time. And imagining having to lug up potted plants each time need to replace dying plants.
  12. Is due to fan blade install wrongly. The blade is screwed on to the centre body, using 3 screws. Sometimes after screw on, the blade is not swee swee same angle. How to test.. U use a measuring tape or ruler and measure distance of the the tip of the fan blade to the ceiling. All blades MUST be same distance. If 1 blade is hanging either too low or too high, the fan sure wobble. The problem blade.. need to unscrew and screw back to achieve the same distance as all the other fan blade.

  15. Waterproofing is not forever. If waterproofing is more than 5 years old, and yr new tile is suppose to last u another 5 years, then u run the risk of waterproofing failure within the lifespan of yr new tile. My view is that the savings is not worth it to overlay wet areas.
  16. Do not use chipboard. Normal plywood is ok if the toilet is airy. If the toilet is perpetually damp, then need to use marine grade plywood. Try to oversize the vanity cabinet so can have largest possible front mirror. Will make toilet look bigger, and can store tons of toilet paper inside the vanity cabinet. Also, incoroporate vanity lighting at top and bottom.

If the wife with the care and control of the kid wants to buy over the husband share of the flat in a divorce, and the wife has no CPF funds, can wife take over the HDB loan to pay off the husband? Currently the HDB loan is joint name with husband. How does the conversion work? Take bridging loan (from family members) to pay off husband to remove husband name from loan? Or is consider a fresh loan application for the whole outstanding amount? Or does it make more sense now to go for retail bank loan for the entire amount?

  24. Your inter terr land size is huge. If max out to the envelope, I tink $1mil is about right for full reconstruction. If adding attic, foundation may not be strong enough to support 1 more floor. Since going to do so massive, might as well go for full reconstruction, then dun have to deal with those tiny columns in the middle of the house. Can raise level 1 ceiling height also.
