Hmm.. based on your lvl 1 floorplate of abt 2k sqft, your land plot shd be quite big.. ie this is quite an atas house. But... all your ceiling heights are unusually low, lower than HDB substantially. Are u sure you want to proceed with this design? Low ceiling heights feel much hotter, and for the attic floor which is your master rm, will require substantially bigger cooling power. Also rooms that gets the afternoon sun. For me.. i agar at 70btu per sqft to be able to get that instant freeze feeling. -
URA envelope and attic guidelines require 1 end to be a 45 degree slope towards the spring line. If this area was designed as another roof terr, the usable space is maximised. The middle portion between the front and back roof terr might as well do a rc flat roof since the resultant area may be too small to justify getting a steel roof subcon in, in terms of shop drawings n mobilisation time. After CSC, add a steel ladder to access this upper roof terr. Can even put veggie farm up there.

Home shelter has been a requirement since at least 18years already. Are u building a basement or are u thinking abt a small basement solely for the HS shelter? -
TS, what u have mentioned is totally out of the norm. U mentioned that builder is still quoting you. U mention that PE submited to BCA. The usual practice is that design must be finalised first, then get authority approvals, then get builder quote. Is this sequence you are following? Which step are you now?

Roof Terrace Option?

There is no GFA limit for landed properties, which is limited by the envelope boundaries. However, the original developer that sub divided the area into multiple plots have to pay Development Charges to enhance the land from the original baseline GFA to the proposed GFA. DC rates are typically half the market land psf, not a small sum. As such, the original developer will not attempt to build to the max envelope, since the selling price for landed is typically based on land psf. -
The text on the drawing suggest that the architect was trying to comply with attic guideline which says... An attic is an incidental space that may be allowed within the permissible two-storey and three-storey envelopes respectively. Where roof terraces are proposed on attic roofs, they shall be located at least 3m below the top extent of the permissible building envelope to ensure future coverings by homeowners remain within the overall building envelope. Roofs with less than 3m below the top extent of the permissible building envelope shall be proposed as RC flat roofs that are non-accessible except for maintenance purposes

The QP has to declare that the fittings are compliant, not so much abt physical inspection. If u really want to use exotic stuff, TOP with HDB type fittings then after CSC, arrange to swap. -
Is best to have a seperate pedestrian gate if space allows. Open close for every human traffic is heavy wear and tear on the mechanism. The weight of the gate is increased by extra framing. If the human gate is accidently left open when bifold gate is activated, there will be a very interesting conversation in the household. Anyway if power failure, the mechanism have a manual bypass key to allow manual operation of gate.

If planning a recon, i suggest this method of construction. The normal method is to dig a trench to lay the formwork for the ground beams. Then use the soil + vapour barrier plastic as the rough formwork for the bottom of ground slab. Avoid soil touching the ground slab. Leave a void between soil and ground slab by using bondek formwork. Many traditional tropical houses are built on stilts for similar reasons. Avoid termites and moisture issues. -

Google for... mapei Tips to prevent efflorescence during tile and stone installation If u are suffering from this.. remove the stain and squirt in 502 superglue into the joint. MrDIY exremely cheap. -

Use just 1 DB box. If **** happens, u run to just 1 place to troubleshoot. U maybe familar with troubleahooting, other family members may not. Use tracklights instead of 6inch led downlights. Downlights require testpen to change the driver. If not familar with testpen, each swap is a $40 handiman charge. Tracklights are just plug n play connection. E27 holders on tracklights even better. Cove lighting is mood lighting and can rarely be used as general lighting. Strip LED lumen output is abt 3x lower than fluorescent extra bright tubes. U will need multiple rows of strip to get the same fluorescent tube effect. Plan your wifi router location properly and wire up that location. Cat 7 cables makes a big difference if u are a gamer and 1ms latency is critical. Cat7 has a length limitation, so siting yr data Patch panel location is also crucial. When buying china stuff from Taobao, avoid the cheaper no brand stuff. NVC and OPPLE are serious china brands with more selection than Philips. If u use SP wholesale electric price plan, solar panels will never breakeven financially. Car porch. .. put tracklights and light up your parked car as if its a motorshow event. Cater for some E27 holders and install those smart bulbs with candle flame features. Yr carporch can either be a disco or a campfire for your neighbour entertainment. -

First step is to find pics of the facade u fancy. With the pic, then u are able to narrow down to which specialist subcon. Most likely it will be a steel framed wooden sun screen that is bolted on to the front facade. It could also be a greenwall. -
