Are u sure you want to proceed with this design? Low ceiling heights feel much hotter, and for the attic floor which is your master rm, will require substantially bigger cooling power. Also rooms that gets the afternoon sun. For me.. i agar at 70btu per sqft to be able to get that instant freeze feeling.

URA envelope and attic guidelines require 1 end to be a 45 degree slope towards the spring line. If this area was designed as another roof terr, the usable space is maximised. There are many examples of odd shaped lots that were successfully sub divided. I believe the criteria is not so much the frontage width, but the physical building cannot be less than 6m wide. If somehow, u can reorientate the structure to have min 6m each, it can be accomodated.

It is possible to get thru with the sub division. But... It has to be a back to back semi D and the building layout is L shaped. The front unit is a 10m wide unit, and the rear semi D is accessed by a 5m wide long driveway. However, the front unit will hv a tiny footprint of 6m wide x 12-15m depth.

There is no GFA limit for landed properties, which is limited by the envelope boundaries. However, the original developer that sub divided the area into multiple plots have to pay Development Charges to enhance the land from the original baseline GFA to the proposed GFA. Is bedroom 4 on level 3? Corner terr and semi d.. 3rd floor need setback 3m. I suspect is this reason.
