No idea.. Way before purchase I already say i want buy recess area. OTP sign liao I'm legally binded to complete the sale anyway. rawrs at my agent, told him, my interest is getting the house on time, not entertain ridiculous requests. beyond my budget and duty liao.. =X 3 is enough.. 2 already make us

My colleague did that for his common bathroom and he say it looks tarnished after 1-2 years and the mechanism is not as smooth even thou barely anyone uses it. His master bathroom one still looks and functions brand new.. IMHO, i rather not save a few bucks now to trouble myself to get a replacement in a few years. there are plenty of better made brands that a just slightly more expensive than the generic taiwan/china stuff. can take a look at hoe kee also, we got our stuff there for the first house and the mixers and taps still looks and works like new..

We didnt get much stuff there, just 2x standard mixers with the shower rod, 1x that rainshower with the thermostat thingy 3 very standard sink taps, 3 toilet roll holders and 2 hand towel holders..

Just got from HDB the exact procedures to buy the recess area and complete the sales at the same time. It is amazing how people can come up with this kind of unimaginably complex processes. 01) The area belongs to the branch office 02) You must tell the branch office and get the sellers to sign a form as well. (Clause in the form says can delay up to 4 months!!) 03) Submit that 2 weeks before First Appointment 04) Branch office will then go figure out you can buy or not 05) Branch office will inform HQ and during first appointment tell you if you can buy and if you want to buy or not. 06) If you do, both the buyers and sellers must sign a letter of undertaking. 07) Then the resale officer will apply to branch office saying that you want to buy the area 08) The branch office will send you a letter telling you what you need to do. 09) Branch office will inspect the area to see if there's anything to relocate or not 10) You will be informed that if relocation is needed and you need to hire people to relocate the pipes and etc.. 11) After relocation, you must call the branch office technical officer to come down and inspect the area 12) If everything okay, you then go down to branch office to pay for the recess area 13) After payment the branch office then notify HQ that the purchase is completed so that the completion can be done 14) If you taking bank loan you need to notify the bank also.. *faints*

This one is really cute, kids size, i alone can take up more than half the seating space.. lol!! but it's sturdy because it's solid wood. teak IIRC. We got it from leyon at upper east coast road? near udders ice creme there(then u see porns then some italian rest and next building is leyon). They either import or make wood furniture themselves. If you got time they can stain it darker or white wash if for you if you like.. Generally we like earth tones as it gives a more nice natural feel to the place. =)

You need HLE before you can exercise any OTP to buy house. But to get HLE you need clear MOP. Thou if a bit earlier and you plea HDB they can be nice and give you your HLE just after your MOP. Thats for buying.. For selling, you need meet MOP if not OTP also not valid... so if someone offers you there is no recourse for the buyer until MOP and you both sign the OTP. But no issue marketing your house before MOP and find a buyer. Valuation also no issue before MOP but too early scared expire before selling then have to do again.

After much delays, our first appointment gonna be around 18th april. can only confirm tomorrow. This means lesser time for our reno!!

I thought hdb don't allow you to build a room that has to go through another room? i.e. walk out 2 doors and you are out of the house. This is for fire safety reasons.

Been a long day.. First to Hup Kiong to confirm my tiles.. Finally sorted out the hardest part of tile selection.. all the infinite possibilities for the TOILET!! Once that is out of the way, it's furnishing hunting time again.. We went first to grafunkt but no inspiration there.. Then we hopped over next door to whitewood and we both saw a sofa we quite like, simple, leather not too fancy 3 seater. But the missus says still should see some more first.. Then to Ho Kee to bio the granite sink... Which we learn that is now $555 with tap.. while considering we went to hupfarri to take a look. Other than it looking nice n shiny with a stealth shadowing sales assistant we got no feel there leh. So.. i guess no business for them from us.. Then back to Ho Kee again to get the sink + tap.. Speaking of which, the shop really has a good foreign talent, the china sales assistant. He went the extra mile to open a brand new Fujioh hood for us to take a look and even demonstrated the features of the set to us. Even when we did not commit to buy he was still professional.. What astonished me was that he has very good technical knowledge of the products as all the OTHER sales assistants are bugging him on various queries, from sink to hood to the inner plastic part of a shower holder(dunno what the customer kping about looks ok to me). Kudos to him! Will get my wife to post the pictures.. =)

I need the HLE to submit my OTP. from what i see 3 mths from submission of OTP? which will be mid june? Hope the sellers can let us reno early.

Finally submitted hle and have them process it. Don't think can finish everything plus Reno before end of July. If ask for early reno anything to take note??

Heh.. no glass panel.. Cleaning gonna be **** and I need to consider my 3 kids... Hopefully the parquet now is in good condition.. Dunno if the removal of the existing vertical bar railings not damage the floor.. I highly doubt so thou..

We saw some of the items seem high, esp for the bathroom and bathroom doors, gonna buy them ourselves and ask him quote labour instead.. planned or unplanned most important move in no problems.. heh.. if 10% premium can give me piece of mind i'll pay for it. esp if i dont like they happy to fix quickly and properly.. we dont have much furnishing left over from the previous place, so most of it gotta get again.. esp beds, we are "upgrading" to king size and the kids are upgrading from ikea to proper super single beds. Our first place wasnt that permanent to us, so we had a lot of disposable ikea stuff.. which are really dying after 5 years.. warped billy bookcase and etc...

Yea.. it is quite extensive as the unit is in original condition, we are the second owners after 26 years, can you imagine that? So lights, plumbing n water proofing must be redone to prevent any future headaches.. This guy so far is about 62k, haven add in electricals, lightings and furnishings.. All in all i dont think i can keep within 80k budget.. Yes, railings will be changed, but stairs are parquet already. Actually depends on condition, if cannot keep then redo timber strips if can keep just sand down and varnish.. if not dunno where to come out $$ Electricals I wanna do at least 8 power points in MBR, 4 each in kids rooms, 10 in living, 10-12 in kitchen, 2AC points , 2 in utility, 2-4 in dining, 2 in recess area. Gonna have CAT6 cabling, 2 ports in MBR, 1 in each of the kids room, all linked to the living area. Will buy the whole box of cables ask the guy to do then install the keystone myself. furnishings, so far only gotten a table.. and its already 2.8k... Still got sofa, beds, mattresses, fridge, kitchen appliances, TVs and i dunno what.. heh.. gonna be so broke after this..
