Especially the big heavy stuffs, if can dun move to second level, dun move. Otherwise once the movers are gone, you will be the one to carry them down. Lots of mopping and wiping too. My second flr toilet cannot see through lah. Its glass, but incomplete yet.

franciz, You are right about the wall if 1M from floor up do not need PE. To be precise, it is not up to ceiling, but to the beam. In my opinion, this would defeat the purpose of bringing down the wall. As for the railings, no mentioned by my ID need PE.

Change railing only need PE? As long as the structure(spine) of the staircase is intact, no PE is needed. But if you are thinking of repositioning the staircase going up the upper floor, then Yes, And it Will be costly and not sure 100% can approve. And the cost is what are putting off EM owners from going down that road. I hope i am right with my explanation. What did you want to do exactly, did you use and ID or contractor?

Fishbone no more. "floating stairs"??

I seen this at my ID showroom, they did it for wardrobe door. So i apply this for my storeroom(which the size is more of a cabinet rather than a room)and the storage area beneath the stairs. Just need the electrician to standby the wirings, and get the switch (dunno the correct term here, probably call a contact switch)to fix to the inner door frame. The size of the switch is tricky here as it must be able to allow the door to close fully.

Due to site restriction, the step down have to become higher.

since the discussion is on painting, can i check if this is true. Painting the ceiling white for the house by default have no extra charge, but once you want to paint in another colour. There will be extra, and this is the market practise.
