normally 30k will come with alot of add-on later. you have to check with them what are the type or value of tiles they are quoting you. What type of kitchen top? What finishing for the carpentry? if you just need basic functionality for your house..a contractor is probably enough. but if you are very particular about the 'moods', 'taste' factor...you may still need an ID to provide that 'finishing touch' unless you are quite well versed in in design, color, & material matching. I'm also still considering to use contractor or ID. But one thing is for sure...any mismatches in color or material..will probably stay on for the next 10-20yrs until you sell off or re-reno again......... -

not too long ago when market was **** good...many seller agents will not entertain direct buyers...insist you go through their 'fellow' buyer agents...even you make an fair offer, they may not even communicate your offer to the seller. Thugs! Don't even say make offer...we don't even have the chance to view certain good units that are kept exclusive within the agents circle. Nowadays market is bad...anybody can walk in and make offer... -

cov is required by seller to pay for his agents fees also. Agents are partially responsible for driving up market prices. -

I paid zero COV for my EA flat 6 months ago. high floor and 600m from MRT, no ah-long confirm. if have the patience and the time...surely there is a good deal out there....oh also no agents involved. -

i guess HDB can't fake those numbers...now to really question HDB valuation not reflecting real market conditions...there should not be a need for COV if their valuation is accurate. -

I support your view..."if its yours...its yours". no point forcing through. Stand by your principle on what you are prepared to pay. and...never trust the agents...you have to assess the situation youself. anything above 40k COV are very rare nowadays unless its a super unit. Only agents will dare to continue peddling such lies about 80k COV. Tell these people to wake up and they have to try harder at lying. -

Hi..if you can afford the time, why not try selling by yourself? Follow the instructions on the HDB website and it should not be too difficult. Somemore save the agent fees. Good units sell by themselves. Unless you have a not so good unit and need a super salesman agent to make beautiful salestalk. But frankly..market has slowed down. It takes a longer time to sell nowadays.

Dear Veterans....i'm sure you have grown old enough to realize when monetary transaction for agent services are involved, there is no friendship. Especially when the current system designed for agents has got serious flaws as I have mentioned in my previous post. Friendship don't involve money. Peace.

Ideally, market forces are determined by demand (buyers) and supply (sellers). Prices achieve equilibrium when both meets. However due to misinformation in the market, the role of agents are brought in to resolve the misinformation. But the irony is, the system that is created for agents to exist, does the exact opposite, that is to create even more misinformation. 1) Agents get their commissions based on a %. This pushes them to advise their clients to sell high or buy high. 2) Agents get earn their living by closing deals, no matter in good or bad conscience. Industry only regulate them not to represent buyer and seller at the same time. To earn their living, will agents admit to buyers the price will be dropping and don't buy now? Neither will agents advise the seller not to sell now as the prices will go up further. They just want to close the deal! This simply becomes a vicious cycle the market misinformation becomes more severe. Market fair price will never be achieved. As the market gets more educated and information becomes more available, misinformation reduces and I wonder if agents in 10years time will just end up doing only paperwork for their clients for a flat fee. Agents who are allowed to advise clients should be from independent sources and not agents depending on it for a living. The property tax and stamp duties collected by govt should fund this independent sources. Set up a central agency to determine the fair market price (I assume HDB valuation is doing this now and assume they are indeed fair and free from political interference) Agents should be paid by this central agency based on how close to the valuation price they close their deals. not higher or lower. This will encourage agents to spread the true information. Sorry if I sound anti-agents..but surely these are not directed at agents, but rather the system.
