  1. The market is open. Agents can choose which customer to kick and which to keep....same....buyers can choose which agent to kick and which to keep. End of the day....the buyer is still king, cuz the money is in their pocket. Seller is also king, cuz they decide to sell or not to sell. Agent just sit in the middle and suck thumb...so pls...agent don't yaya and think they can decide to keep or kick others
  2. maybe you should tell your agent that you are going viewing another unit with another agent. Maybe he will then wake up. I never believe in agents. These are people who drive up prices, confuse the market, create wrong expectations through their silky sales talk, and may not even be negotiating in your best of interest. buyer and seller agent can also have tricks and don't be surprised to see them drinking coffee together in the coffeeshop. Information are now so open with the internet, agents soon will no longer have a role to play in 10 years time. End of the day, you have to trust your own instinct and don't believe too much of what your agent say. You should take part in the negotiation yourself.
  3. nowadays there are many sellers who are just simply testing the market and not sincere about selling at all. Unless someone comes along with an incredible offer then they will consider selling. Some heard stories of 80k-100k COV and they are also still in that dreamland (such market don't exist anymore unless it is a super grade A unit). Some are misled by their so called 'agents' about the high value they can expect to fetch, leading to a mismatch in expectations Agents in their role are also doing their job by helping the seller sell at high price. The market has definitely slowed down lately compared to 1 year ago. Units that usually take 1-2 weeks to sell are now taking 2-4 months to sell. Some even cannot sell at low COV. It is surely a buyer's market now. You are the buyer and the money is in your pocket. Never be rushed into making a decision or be disappointed over a lost chance. If you have time at your side, be patient and I'm sure you will find your dream house soon.
  4. Hi there..i also bought a similar unit (mirror image of yours). But i'm only doing reno during year end and moving in early 2013. i'm also planning to build a room at the entrance. I'll open up the kitchen door between the 2 pillars and hack through into the kitchen service balcony. also planning to hack open the master room toilet for open concept toilet. redo all flooring. mine need to redo everything quite extensive.
