  1. Surprise right? Me too. Got it in Feb this year. When chatting with my contractors who are currently working in my house, they all thought I bluff them, haha. They said, " where got this type of price for landed house, somemore near MRT, bus interchange and shopping mall!" My neighbour, with exactly the same layout as mine, bought his house in June 2010, and you know what, he paid exactly the SAME PRICE as what I paid this year Feb. I can only say 2 words: 'Thank God'
  2. FYI, personally I prefer armaflex, have been using armaflex all these while, trusted material. Read before some report that armaflex withstand outdoor heat better, especially the section of insulation that connect to condenses are exposed. My new Hse also use armaflex

  4. Yes check roof for leakage is important, if got signs of dampness in false ceiling or leakage, this is the best time to either repair or do replacement when yr Hse undergoes A&A. Same apply to checking the ceiling below any toilets. Notice u plan to just overlay tiles in toilets. If u decide to change aircon drain pipe, contractor will have to hack the toilet floors anyway and install new drain pipe all the way to floor trap. This hacking will surely disturb the toilet water proofing and thus also need to redo, and follow by screening + tiling. One simpler and much cheaper alternative is to leave the current concealed drain pipe as it is, run new drain pipe on top of the toilet floor tiles to the FT, but will be exposed.

  6. Thank God! So happy and thankful when we clinched the deal, in less than 10 hrs from the moment we first saw it. Now even the various contractors who are renovating my Hse currently were surprise I got such a good deal at this location.
  7. The specs sounds ok. What is the brand of the copper? Some people prefer use armaflex insulation though. But most important is the installer, workmanship is more critical. For aircon, I prefer Mitsubishi.
  8. If yr existing is only 3 years old, suggest need not change, can use back. Lifespan of aircon, with good maintenance, can last probably up to 10 years, some even more. Contractor suggested use back existing piping because that is the easiest, no need hack ceiling or walls to conceal piping, just install fan coil units and outdoor compressors. But if use back existing, they would have to check and make sure existing refrigerant pipe sizes are ok, because different aircon cooling capacity requires different pipe size, otherwise, if pipe size too small, there will be insufficient cooling in future. Whatever it is, if use back existing, they have to do thorough pressure test and drainage flow test to make sure there are no leakages or blockages respectivley

  11. Welcome another fellow landed hse forummer. nice Hse, almost move in condition. You have got the same split level between living & dining area as mine. And same for us, so we tiled up all front and back yard floors as we don't have 'green' hands.
  12. My project targets completion by mid Nov, hope to celebrate Christmas in my new Hse. Yes, it's a lot of work, basically, whole Hse changes: new floor & wall tiles, new roof, new windows, new teak on stairs, new railing, wet & dry kitchen, toilets & fittings, new aircon, new electrical, new lightning protection, new CCTV cameras, new pipings etc. Extension of room. Structural works, new false ceiling; re-plaster whole Hse; painting etc and the list goes on. Unless I travel overseas for work, i like to go to site almost everyday or at least every other day, so that I can coordinate the various works and make decision on the spot, better for the various contractors to do their installations without abortive works.
  13. Yup, me too, specifically request and design for high ceiling cos I don't like claustrophobic feel for low ceiling.

  15. Prices of landed homes have appreciated more than non-landed properties during an upturn and fallen by a smaller magnitude during a market downturn.
  16. Master bedroom height, at least 3.1m; coordinated on site for neat running of the aicon refrigerant pipes.
  17. My previous aircon leaks too (after many years), and throughout that period, servicing was quite cumbersome and difficult if there are things below the fan coil unit, eg bed, wardrobe or piano etc. So for my new design, there will be nothing below the aircon.
  18. Both PPR and copper are ok for use. But for PPR, only certain plumbers can do because it requires special tools to bond the PPR pipes together, and PPR pipes are also thicker, meaning, concealing it in brickwalls will require deeper hacking. I go for copper, as it is easier to 'bend', easier to conceal in brickwalls and can be installed by any licensed plumber easily. Easier for future repairs and changes.
  19. Preparing for the extension, the contractors erecting new wall, also inserting proper re-bars at regular interval to hold the bricks firmly together
  20. Hi just curious, $600k for A&A, sounds extensive? $600k could probably qualify for re-construction.
