Some solutions: 1) Best technically is to have a hood and duct it to discharge to the external, (strictly speaking, good to add carbon filter and UV light to remove smell and fume) 2) Alternatively, some build up a full partition all the way up to seperate between Neighbour and yr Hse and leave it as that. Smell should not go to neighbor Hse too. But note: authority requirements is max 1.8 m ht seperation . 3) install the effective hood similar to 'fujijoh' brand (I am not related to this brand and no commission too, haha); stand alone and neat, no ducting required. All depends how heavy cooking you intend. (1) is for very heavy cooking, (3) is for medium, (2) is for light cooking For me, likely will be combination of some of the above.
  3. Tiling for wet kitchen stove and wall. As I have sufficient time, rather than have a few different contractors doing tiling for different areas, actually I preferred one same contractor to do for all, so that the whole house can maintain the same standard throughout, and main contractor agreed. This is one of the reason why I never rush the contractor as far as tiling is concerned. I need him to be detail, thorough and precise, no cutting of corners or short-cuts. Spoken about this prior to tiling starts. Again, instead of using just pure cement for tiling (which most contractor prefers, because its cheaper and dry faster), contractor used a better quality E-fix, (actually more expensive, dry slower, but was known to be more secured) Almost done As it is for wet kitchen purpose, all the walls tiles are chosen to be shiny surface (instead of matt) for ease of wiping due to heavy cooking. Including internal walls below the kitchen stove

  6. For construction, there are many aspects for consideration. Since on the topic of water supply points, perhaps I share on the water supply provisions for my Hse. I will be installing double head taps (one for connecting to hose and one for direct flow- easy wash and fill up pail) 1) front carporch area - for general washing and washing car 2) for backyard wash area - to wash wet kitchen and general washing 3) in one of the toilets nearest to the outdoor aircon compressors - this is important because during service and maintenance, the contractors will need to pull a hose connecting to a water tap point to jet wash the outdoor compressors; so is important to allow for a hose connecting tap near to the aircon compressors Double head tap Outdoor aircon condensing units ( need to pull water hose to wash these)
  7. Some fridge has the added feature of water dispensing or ice making. If you decide to buy this type of fidge, please make sure that water supply point is provided beforehand. Otherwise, there will be some hacking and exposed water pipe that will not be so aesthetically pleasant. Actually, whether one is buying a fridge with water dispensing or ice making capability or not, it is recommended to provide the water point first. Because this water point can be hidden behind the fridge and not be seen at all. If one day, you decide to change the fridge, you can just connect to the water point behind, meaning no need to run new pipe again. Below is where I will position the fridge, with a power point (on the left) and water supply point on the right.

Yes, the solution yr aircon suggest is probably right, for such problem when tiling works all completed, too messy to hack all tiles and redo, I will do the same, run new drain pipe for condensate water discharge . Just 2 pts that yr aircon guy must take note: 1) when he runs the new drain pipe, make sure there is sufficient gradient, especially now diverting to above toilet false ceiling and to the gutter, if not enough gradient, aircon drain water will backflow to yr fan coil unit and you will observe leaking from the aircon; 2) the level where the aircon drain connects to the gutter, pls make sure it is high enough from max rainwater overflow level; assuming one day the gutter choke( by leaves or debris), and rainwater starts to store at the gutter, the max ht of this stored rainwater MUST be LOWER than the aircon drain pipe, so that the rainwater does not flow into this drain pipe and into yr Hse. Hope above help
  10. Make an effort to go to the roof and check (but please be extremely careful)and see what's up there. Check the wire screens that prevent birds or rodents coming into the house. If any parts are damaged or holes being enlarged, please get the contractor to replace immediately. Certainly, you do not wish to know birds chirping above the false ceiling or rats running around at the ceiling too.

  12. Yes bro, yr description is clear and I can visualize. If the wall is dry, skirting is dry and parquet 1 foot away from wall rots, personally I don't think is the aircon drainpipe that leaks. Suggest this before major repair: 1) remove rotten parquet ( ok to remove because need to change any way), 2) run aircon, observe whether water seeps to the bare concrete where parquet is removed 3) if not, off aircon, wash the toilet floor, see whether water from toilet seeps to the same area or not?
  13. If discharge pipe is new, then I am surprise it leaks. The discharge pipe runs across the room floor beneath the parquet? Any insulation? Usually, aircon drain pipe should go direct to toilet floor trap immediately or as short as possible for connection, Not good to run across room embedded in screed unless no choice. Another way is to penetrate through slab below and run above the false ceiling of the floor below, easier for check and repair. One other solution to minimize hacking, do a new drain pipe, just repair the parquet.
  14. For my house A&A, I had specified to redo all new water proofing for the rainwater gutter and flat roof. It is not good practise to just lay new water proofing over the damaged existing. All existing ones to be removed by a power water jet. If existing water proofing not removed, there is a possibility of water trapped between the top new layer and the existing bottom layer, then moisture and dampness will start to accumulate.   17. For external windows, it will be recommended to install the window frame lower than the room floor area, holes to be drilled at the base aluminium for rainwater drain off. This method of installation will prevent any rain that falls into the aluminium to 'overflow' or seeps into the room and destroy the parquet floor. Notice the base aliminium threads are lower than the room floor?

  19. What abt scope for evaluation for payment/VO; certification of payment; final account etc, does he include? If not, you have to engage a Quantity surveyor seperately. If yr arch can do it, and include in his fee, then u can save some $. If include all above, $12k sounds reasonable.
