  2. By san20sg at 2012-05-23 By san20sg at 2012-05-23 http://imageshack.us/photo/my-images/85/palmlodgefloorplan.jpg/ My living area and dining area are sort of segreggated in a l-shape. Appreciate if anyone can advise if I should just get black & white furniture for a modern american theme or light oak furniture for a minimalism japanese theme? Any ideas where to get affordable furniture with classic simple lines, other than ikea?
  3. Hey guys, My quotation got this exclusion and that I got to provide 2 sets 20A/1PH/230C Isolators for new aircons. Is this common for the owners to provide this? I thought it will be included in the package price? I don't know where to get this though. Would someone assist with this soonest as I need to sign the quotation by today. 1) OWNER TO PROVIDE 2 SET 20A/1PH/230V ISOLATORS FOR NEW AIR-CONS. Many thanks,

  5. I really like gakuseisean's living room inspirations post and his blog: http://www.renotalk.com/forum/index.php?showtopic=23088&st=0 and http://moddesigninspiration.blogspot.com/ My favourite is the monochromatic luxe but I don't have the budget to carry this off. Uploaded with ImageShack.us I like these too Uploaded with ImageShack.us By san20sg at 2012-05-23 By san20sg at 2012-05-23 My living room has a similar layout with sliding door balcony but is of course smaller & narrower. Inspired by gakuseisean, there will be a 3seater sofa, with hanging pic on top and opposite a lowlying console and coffee table, complete with a rug but adding a ceiling fan. Just that I do not know what colour scheme should I go for? Uploaded with ImageShack.us
  6. Thank you. Thank goodness otherwise it will be so tough for us being novices.
  7. These are the tiles a kind manager at Hafary helped us choose for the common bathroom and the master bathroom.I cannot decide on which one as I love both equally, luckily my contractor says can use both, one for common bathroom & the other for master bathroom. Common bathroom - there will be a small feature wall. Uploaded with ImageShack.us Master bathroom - there will be a small feature wall. Uploaded with ImageShack.us I need to go source for affordable sanitary ware quickly this weekend.
  8. Here are some pics of the old kitchen By san20sg at 2012-05-22 By san20sg at 2012-05-22 These are the tiles a kind manager at Hafary helped us choose for the kitchen: Uploaded with ImageShack.us The colour is abit off. It is supposed to be matt white for the wall tiles & light brownish grey for the floor tiles. We will be doing a gloss white laminate kitchen cabinet for this. Our kitchen renovator, a friend contact of my contractor is however overseas until 28 May 2012 so I have no idea what it will be like yet, except that the existing sink will be replaced by the stove/hob & the sink will be moved to besides it and the fridge will be moved to beside the existing stove/hob/hood area, as requested by my mum. Will appreciate it if anyone can give any idea on a modern kitchen design? What kitchen top should it go with the white gloss cabinet? Really have no idea what I want - so I will just leave it to the kitchen renovator when he comes back. Probably I will take a forummer's advice I read somewhere - go all drawers style for easy handling instead of cabinets as my mum is already 60+ years approaching 70.
  9. As this is a superold apartment, we do not have a proper floorplan.
  10. Hi All We are two clueless new parents who just bought a geylang apartment which we have to move in by 1 July 2012 just before my delivery in August 2012. We have not done any renovations before & does not have any clue or idea what we want or need to do. My contractor is quite nice, narrowed down to the things we need to do, and cut away all of other stuff we shd save on. So it helps to have someone who cares about our budget. Also his quotation is quite reasonable though I'm not the picky sort. We decided to just do the kitchen, the two bathrooms, and varnish the three parquet bedroom floors and the marble living floor, repaint all doors and that is it. Only got 6-8weeks to do up all these. My contractor says it can be done. Thank goodness! So far, I have only shortlisted 2 contractors(one recommended by my landlord & one recommended by my friend) & chose the former. Have asked others to quote too but my hubby is cautious about using someone unfamiliar. Because we do not really know what to do, there is quite a lot of wastage of time as we go from one milestone to another, choosing the aircon contractor takes almost 1.5weeks for us but we managed to get by this far. Timeline: 1. Collect key 11 May 2012 (Fri) 2. Meet our contractor 12 May 2012 (Sat) 3. Activate power supply 14 May 2012 (Mon) 4. Contractor start work 15 May 2012 (Tue) 5. Go choose tiles 15 May 2012 (Tue) 6. Contractor start hacking 16-17 May 2012 (Wed-Thurs) 7. Hack & clear debris (completed when last checked 19 May 2012 Sat) 8. Pass downpayment cheque to contractor 19 May 2012 (Sat) 9. Decide on Aircon installer on 22 May 2012 (Tue) 10. Installing aircon 25 May 2012 (Fri) Outstanding things to buy: 1. Sanitary stuff for bathrooms – WC + rain shower set + storage heater + basin + tap + towel rail + toilet roll holder x 2 sets) – Need to decide & buy by this weekend 2. Kichenware – washing machine + fridge + hood + hob + sink – Need to decide & buy by next weekend I have gotten many good recommendations and relied on tips by many helpful forummers here. Will appreciate it if you will all kindly continue to help out, especially where design sense is concerned.
  11. How do they install the fan then without a false ceiling? Looks magical without any trunking around.
  12. I am very interested to know this as well.
  13. For aircon-servicing, I was quoted $30 per unit, for 4 aircon units. Topup gas for R410 is $80 per unit. Is this ex? what is the market rate?
  14. went to coolserve website & is very confused by their various configurations? What is the difference between Mitshibishi MXY-3A28VA/MSY-GE10VA x 3 vs MXY-4A28VA/3xMSY-GE10VA?
  15. Many thanks Terumo, After much careful consideration, we have decided not to get Daikin, as it is just too expensive. What do you think of Mitshibishi or Panasonic? Is it possible to get these with the same specs under $4000?
  16. I received an email from the complainant too. Think better not risk it. Aircon is such a heavy investment. I am having headaches choosing a right aircon as well as proper installer too.

  18. Hi Tim, I need a quote for Daikin invertor system 3 for 3 bedrooms & a separate normal btu for the living room. Apartment is 1238sqft, 3 equal-sized bedrooms. Need good insulation & drainage piping, copper wire. Concealed piping for the living room. Louise
  19. Many thanks. There won't be much usage for the living room aircon, except for CNY or when friends come over. We do not use aircon excessively too, only a couple of hours at night, even if i on aircon i w put it at around 25-26 degrees. We are scared of the cold :-) What would be your advise for us? Our utmost consideration is (i) problem-free installation of piping (ii) lasting & durable (at least 5 years) (iii) electricity consumption & (iv) pricing. I was thinking of a separate condenser (normal type will do) for the living room, and a system 3 (invertor) for the 3rms. Preferably Daikin. Hopefully I can contain the damage to below $5000. Is that possible? Thanks.
  20. Dear Forummers, I have just bought an old property in geylang who badly needs renovations and requires to change all the aircon units & replacement of all the concealed pipings. It is a 3 bedroom, about 1238 sqft. Currently it has 4 indoor units & 3 outdoor units, living room one compressor, master room & one common room(next to each other) share one compressor & the other common room a separate compressor by itself. I thought this is pretty strange for one property to have 3 compressors. Won't this cause alot of electricity consumption? I am an aircon novice. This is my first property & I have really no idea what to do. Can anyone advise the best way or the best system to go around this property (one separate compressor for the living room + system 3 for the 3 rooms or to stick with 3 compressors? I got wide-ranging quotes from $4350 (3 compressors but normal type, not inverter) all the way to $8000. Why is this so? Can someone recommend a reliable contractor as i think the concealed piping replacement is one of the most utmost concern, other than price. Please email me llishan@hotmail.com. Thanks, Louise

  23. sorry john, what's your message?
  24. Hi All, I have clarified that the cost includes the tiles cost. Quite happy with it. I just need help on the carpentry works for the kitchen & kitchen top & windows & window grilles. The kitchen is quite large, l-shape, one side length about 3.8m & the other side length is about 2.8m. How much would this cost for top+bottom cabinets + kitchen top? I need a reasonable quotation for a good contractor for the windows & windows grilles. Would appreciate anyone's kind assistance to help out with this?? Many thanks!!! I do not know how to upload my old kitchen photos and floor plans. Those keen to give a quote can please email me llishan@hotmail.com Thanks, Louise
  25. Hi All, Can you help me look through the items in the quotation from my contractor? I'm quite ok with the quotes except I think several items can be cheaper: 1. I'm not sure if the quotes for the wall & floor tiles in the masonry works include the cost of the wall/floor tiles itself. If not, how much would it likely cost? 2. kitchen cabinets & kitchen top looks a little bit expensive. Can I negotiate on this? 3. The window grilles & glass windows look expensive. Anyone has a recommendation for a more affordable contractor for this? Many thanks for your help!
