  1. I've never done this before, but have seen this kind at a lighting shop at balestier. They have the normal and the swarovski as well. Comes per set in 3 light points.
  2. Get a real designer to help u arrange the space planning for the layout. Any floor plan that I can see?
  3. Condo I assume all pipes are conceal rite? So must remember, that u can only go for the exposed rain shower. otherwise u will have to hack the wall. to dismental old shower might cost u $50-100. To install new rain shower might cost u $200, depends on the mixer type u're using.
  4. any floor plan that I can have a look?
  5. for flooring not recommended to overlay, as it might cause problem with the waterproofing in the future. overlay wall tiles is still acceptable. Remember, how ever u want to save money must think of the long lasting. invest on slightly higher cost but for much longer lasting.
  6. However you want to save cost on your reno, make sure to consider to do the piping, wiring and flooring first. These 3 parts of renovation best do first, if u do it later on, it will damage all your furniture, specially the built-in ones. As for other part can add partially.
  7. quite cheap. but be careful of hidden cost in the end. I pointed some weirdness tho' : Plumbing works doesn't make sense. They hack away the whole toilet floor and wall but then they never include piping replacement cost. Are u expecting to use back the old pipes which most probably will be damaged by the hacking works?
  8. U need to start with the space planning, get an empty floor plan, then start to sketch on it. Write down things u want to do on that floor plan. And start to browse for some ideas. Perhaps visiting some tiles shop to have clear vision about the feeling of the tiles selection. Then list down thing that u're planning to buy (appliances, furniture etc)to get even more clear vision of the whole concept/looks of ur house. Agree with renoseeker, ID or contractor nowadays are almost no different. What u need to make sure is weather ur renovator is can meet ur budget and give u some visualization of what u want or not.
  9. yup! got it once too. they asked full payment before even start to measure. crazy!
  10. mezzanine floor is a great idea for rooms with high ceiling. Otherwise it's not really practical. Here are some useful links : http://www.lafoyer.net/home/mezzanine-staircase-solution-to-small-space.html http://faisalcarper.net/interior-design/new-mezzanine-townhouses http://www.telegraph.co.uk/property/interiorsandshopping/3459648/Mezzanines-The-only-way-is-up.html http://www.cosmicvolunteers.net/2010/mezzanine-a-functional-space-extras/
  11. Sorry to say, but I never heard of that kind of service in Sg so far. Because everything have to make money in Sg, and those services is not really make a good money. Another thing is that those tv shows about room make over is mostly for the home owner that is prefer loose furniture rather than built-in. Singapore home owner likes built-in for maintenance and long-lasting issues. So different market, different pattern of services I guess. Accompanying home owner for furniture shopping is totally standard complimentary that any id will provide along with the renovation jobs.
  12. In my opinion, go to Expo is a good idea to source for design/concept ideas. But it's not always a good idea to get an id/coontractor, as most of them are only sales designer. They only sell quantity, few only selling quality.
  13. u might have to get full height partition for the study as u want it to be an entertainment room as well. u can have something like this : http://www.slidingglassdoors.info/images/SlidingGlassDoors%20(1).jpg as for the cove light, if u do it like that, then u intentionally considering those 2 box area as 1 whole area. so I think u can extend the tv console design and have a smaller cozy corner beside the HS, can put something like this counter : http://archnewhome.com/wp-content/uploads/2011/05/floating-mini-bar-Casa-CC-by-Longhi-Architects.jpg Huge living will make the whole hall looks bigger. Ceiling fan should be fine with the flickering, just need to find the right size, since ur living hall is quite big too, so distance from the fan to the lighting source need to arrange.
  14. The good thing about the double volume ceiling is that u don't have to do too much to make it looks big. Try to have a super simple TV console like this : http://www.contemporist.com/photos/vanguard_290109_03.jpg And lighting like thi : http://zainteriora.net/wp-content/uploads/2009/10/pending-big-trio-lamp.jpg
  15. What do intend to do for the house reno? any floor plan or extg photos?
  16. Always recommend Mitsubishi inverter to my home owner. It's so far the most quite yet strong aircon.
  17. Can try to use aluminium sheet and put silicon sealant at every joining to the cabinet&wall. U can buy the ready to use silicon sealant. I think it might only cost less than $100. Good luck!
