  1. My agent charged me GST. And its like quite a small company, end up I pay a few hundreds more for GST when the money can be used for renovation. How to check if a company is GST registered?
  2. same as mine. I saw the man saw my door with an electric saw. They just draw a line and saw a little bit, about 1 inch using electric saw. completed in 10 mins. Then fix back the door, which took another 15 mins.

  4. The old hole is covered nicely by new lockset at the front of the door. For the back of the door, the hole has to be patched up. The old type of lockset for HDB main door has probably ceased to be sold in Singapore. I tried searching many shops and did not find it even though I asked the sales rep.
  5. I suspect there are also lines behind the pipes. Otherwise, the tiles have holes in the centre, how to put them in to fit the pipes, unless you want to take the pipe out? haha

  9. If you want new HDB in old estates, can go for those SERS replacement flats sold under SOBF. As for whether old HDB flats will depreciate as the remaining lease is reduced, my take is with SERS programme, no one will really stay in a flat till the full 99 years lease is up. They will probably get a SERS replacement flat after some time to redevelop the flat, especially if the block is near to MRT and has low height, to accommodate to a rising population. This is a risk that you have to analyse for your own block. However, looking at statistics from HDB's website, the valuation price of older HDB flats, eg those in 70s, 80s is slightly lower than the valuation price of newer HDB flats (those in 90s) in the same estate, not necessarily because the remaining lease is shorter,but because the condition is worse, eg low levels, noisy, lousy workmanship, etc. However, if the location is good and the place is kept well, the seller can ask for more COV for older flats and still sell at roughly the same resale price as newer flats. If the flat has an unblocked view at level 38, you can be sure it will still be in demand 20 or even 30 years from now, even with a remaining lease of 50 years. Demand and supply determine the price of a flat, not the lease.

  12. The Opennet advises Cat 6, so I try to use Cat 6 lor...I do not want a situation whereby 10 yrs later, there are some issues because of obsolete infrastructure...

  16. Hi, I am thinking of installing CAT 6 LAN points. Can I find out how much are the cables? If your electrician supplied you the cables, how much did he charges you for the cables (and the length) and how much are the installation costs? I wish to get a ballpark for consideration. Thanks!

  19. I think contractor or ID will try to save cost and ask you to use white emulsion paint for ceiling....I tried to ask my ID to use ICI Light and space white for ceiling and I was rejected. Of course, my painting for 5 rm is only $1000, so maybe if yours is more expensive can do that.
