  7. Hahaha. That's funny. I came out with a list when I was Sec 4 for some speech thingy. Can't remember all that was on the list. But, amongst the requirements that I can remember were violin/piano playing skill, a good sense of humour, no body odour, intelligence,... My teacher said that she was a Capricon and Capricons have two feet firmly on the ground and know that it is impossible to find such a person. She added that if I ever did, I should bring him back to show her. Guess what? I did meet such a person in JC. But, he was ALWAYS surrounded by groups of girls! My hubby doesn't have all the attributes, quite close lah... but I'm satisfied. Hahah

  9. Think that 45k COV is on the high side but I bought mine in Oct 06 and don't really know the market now. Marble floor I engaged a cleaning company who did both the reno. cleaning, floor polishing and carpet cleaning ($50). Cost me $680 in total. We were in a hurry and didn't have time to clean ourselves. Kitchen Really suggest that you redo the kitchen 'cos we also thought of saving costs and keeping the concrete sink support. Am so glad we didn't 'cos when they dismantled everything, there were so many cockroach carcases all over the place!! Toilets As I mentioned earlier, if you have extra, don't stinge on this. It's a matter of hygiene. You're so lucky...but isn't it interesting that the valuation in 2005 and 2007 is about the same? Didn't move at all? Think that this cash on valuation would not be a problem if the valuations are more on the spot with market sentiments! My total costs is about $36k: reno was about $22k - kitchen and 3 toilets, $4k sanitary/ kitchen items, $2k painting, $3k wardrobes, $2k aircon, $1.5k Electrician and lights, $1.5k miscellaneous e.g. cleaning, moving, etc.
  10. Here's another true life example. 30 years ago, a couple bought a landed property in Country X for $40,000. 30 years later, this same couple sold the property for $100,000. Small price increase, but do you think the purchasing power of that country's $ remained the same over 30 years? I shudder to think what Singapore would be like in such scenerio...probably reverted back to ulu fishing village.
  11. Actually, I really don't see what's wrong with rising property prices. I think the real issue with rising property prices is when the prices rise much faster than the wages, such that the real purchasing power decrease. Can you imagine the poor young people who just came out to work, get married and need a place. Plonk 35% of their monthly income on a flat and ten years down the road, the flat is worth only 70% to 80% of what they paid because their property price went down. Doesn't make sense that people want this sort of scenerio, doesn't it? Would you want investors to bypass Singapore, go to China and India...property price will go down because no more foreigners/P.Rs. need property in Singapore anymore, rental is bad because no foreign companies lcoate here. Property prices plumment like mad because there is greater supply than demand. Wah...then property prices will be so cheap, you can get landed for a song...would you want to be in Singpore anyway 'cos there are no jobs? Doesn't make sense to want this sort of scenerio, isn't it? I think it is Deng Xiao Ping who said that when you open the windows, some flies will fly in. You can't have the best of both worlds, something has to give. Maybe the real issue is that there are some speculators/ optimists pushing up prices higher than what people are willing to stomach and not with rising property prices.
  12. Yah, I redid all my toilets. I think it is a must for old flats for hygiene reasons. The toilet bowls are also not water saving. But, my contractor recommended that we overlay the floors 'cos he said the waterproofing would be safer/ better with more layers of waterproofing. We hacked the sides. Think GMC, who has since sold his EM, installed a McQuay System 5. Heheh. Just realised that the above is a little illogical in the sense that the premium for location should have already been priced in in the valuation. I.e. the valuation for a hdb flat in Clementi should be higher than that of a hdb flat in Jurong West. So, if many buyers are willing to pay high cash above valuation for a particular location, then it suggests that the flats there may undervalued by the independent hdb valuer.

  14. No birds fly in. Maybe 'cos we don't have any plants at the balcony? Still don't get it. Thought the resale transaction prices at the hdb website are just that - transacted prices, meaning the prices that buyers actually pay - valuation + any premium/discount. I thought the new table recently released by HDB is too broad to be of any use. Just trying to cool the market down and make the prices of hdb flats in Singapore seem so unnaturally even. It is ridiculous to say that a hdb flat in Clementi has the same cash over valuation as a hdb flat in Jurong West, for example. Take a private property in Jurong West and compare that with a private property in Clementi, does anyone actually think they can pay the same price psf? Why should a hdb flat be any different? Never mind, at least it's still within walking distance to the MRT station. I think the problem with the recent high cash over valuation is because the gap between prices of private properties in prime areas and other areas have widened significantly in 2007. But, the valuations of hdb flats in prime areas have not followed suit.

Same air-con config. as you. Kept the balcony too. Really like the balcony 'cos it overlooks a little park and it's really nice having breakfast there in the morning. Fresh air..

  17. Oh dear, Hougang. Is it near the central, at least? Well, to offer you some comfort, I know someone who sold her EM (Block 851) in 1999 (I think) for $390k. It probably cost even higher in 1996/7. So, your price may not be the highest. Not the peak of the peak. Hougang is a nice place to live. Hello88 and MaCe are in Hougang. I thought the resale transaction price INcludes the cash on valuation, i.e. it's the total price (valuation and cash on valuation)?
  18. My elder kid is unfussy and careless about his appearance. He sometimes wear his shorts back to front and has no colour sense. I try to get him to choose or at least approve the clothes I select. But, usually, I get a cursory glance and a quick "okay" and he's scooted off to play. The younger one is more fussy about what we put on. For a while he insisted on wearing ONLY BLUE and would cry if we put on other colours for him e.g. orange. But, too bad for him being the second son, he gets all the hand-me-downs so he cannot afford to be fussy.

  20. The hdb press release gave an average for each sector - north, north-east, west, central, etc, which may not be so accurate for your particular block and location. E.g. Prices of execs in my area Serangoon vary significantly - $50k depending on where they are located. As long as your price is within the bell curve of transacted prices i.e. not the highest or one of the highest, I think you can derive some comfort in that.
  21. Yah, Mr. Lim also gave me a lump sum range of figures. He's a very traditional Phua Chu Kang. But, andrew and I thought that as long as the lump sums (total) are reasonable compared with others, it's okay. The amounts in the "contract" I did up for him to sign are lump sums too, with the job scope details attached behind.
  22. Told my son that these fatty stuff are unhealthy but since he is so skinny he can eat. But, these food will be out of bounds if he ever grows fat. Also told him that if he ever grows fat, Mummy will drag him out and go joggin with him . But, given his growth history, I think pigs will fly when he grows fat.
  23. Check the hdb resale transaction to see if your overall price is reasonable for the location: http://www.hdb.gov.sg/bb33/ispm051p.nsf I paid $20k COV and I think it is reasonable 'cos my overall price is about there.
