  1. This portion updates on the works in the MBR and common toilets.... this comes with the most suspense... and worries... For the MBR toilet, we will build a hollow wall to incorporate a sunken area to hold up the shampoos and bathfoams etc. Contractor has offered good advise to lengten the dimensions as opposed to my own drawings and dimensions: As you can see, the sunken area is much larger as he and his tiler have experience doing the same for condos and private houses. They suggested the new dimensions and I took it. It will be more practical to follow through on the new idea they said. The wall will be a feature also to house the rain shower which was bought from Living Phenomenon. Also 60% of the walls have been tiled up... As for the common toilet, the same goes that about 60% of the tiles have been put up. Contractor will help to run the cold/hot pipes at floor level rather than follow the previous home owner's which runs along the ceiling and down. To do so, they will run it from the Yard to enter the common and MBR toilet via floor level. That's the update for now.
  2. My major renovation works were the complete overhaul of both MBR and common toilet. While the excitment is there, along they way there were hiccups. But its a learning journey. 1st home, 1st renovation, 1st lesson. Perhaps its my attention to detail (or lack of) which leads to some worries here and there. No doubt my contractor is doing a good job. But every visit comes with some little surprises. Thankfully my contractor has been picking up my calls and listening to my ranting... Anyway, the solid top for the kitchen has been installed. Chose grey theme to fit the current floor tiles in the kitchen. Using a BLANCO sink which sells for $399 from Hoe Kee... The cooker hob and hood has not been installed yet. Perhaps it is the last step? I'm not too sure... The glass backsplash has not been installed yet. I am still working with contractor to build a skirting below the top cabinet to install T5 light tubes. This is the BLANCO sink I am talking about. Will fit in a G.Ferretti kitchen tap. Also tiling the top on the window part and running a black glass across it so as to separate the yard from the kitchen area. For the lighting around here, have purchase from lightings.com.sg a 2M and 1M track with 7 modules fitted with Philips 7W LEDs. I hope the effect will turn out well. Stay tuned... When more is being done up I will update on this portion again.
  3. Off topic a little. Wifey chose this vacuum cleaner, insisting it is very silent. But it uses a bag. I prefer bagless. Anyone used this Rowenta vacuum cleaner before? Any feedback? Is it and quiet?
  4. Sorry what brand is the kitchen tap you're using may I ask? How much would it set you back by?
  5. Bought the same sink as you!!!! It's great looking and costs $399 which is affordable compared to stainless ones which can range from $500-$700 plus.
  6. Sigh. Contractor just called again. Apparently the tiles we chose were different in sizing. 29.8cmx60cm versus 30cmx60cm. Lesson learnt. Both our toilets have this issue and we used different tiles for different parts of the wall. Appreciate contractor calling me to update me every step even though it may be bad news. Let's hope that the finished result will be good. Please learn from my lesson.
  7. Gotten call from contractor. The hard top for the sink was returned to factory and a new one being fabricated. this is because they cut using old sink measurement. I have a new sink. Alamak.
  8. The next important phase of the renovation would be to plaster the entire apartment, walls and ceiling. After the plastering, the look and feel of the apartment improved 300%. This is because the walls and ceiling will be extremely smooth and all edges will be perfect angle due to the cornering plates they use for all edges. Once plastered, the entire place looks as though it was a Condo unit which usually has all these details looked into. Above: Bedroom 2 fully plastered with false ceiling installed. Awaiting built-in wardrobe. Above: Study room fully plastered with false ceiling installed. Awaiting built-in Book cabinet. Above: Plastered Service Yard. Looking great! Above: Plastered living area. Still in a mess though. The next phase would be to get a family contact to come in for application of sealant to the walls and to paint entire walls and ceilings for the whole apartment. Heard this contact's workmanship is excellent.
  9. The main renovation works will be the hacking of both toilets. This meant total revamp of both toilets, laying of new tiles and pipes, new WC, taps and vanity etc. Choosing of tile was quite a task given the many choices. I shall upload completed toilets once I have it. Above: MBR toilet. Challenge will be to build around the pipes tastefully. Above: Common toilet underway. Above: Much of the building material lying in the Living Room.
  10. Renovation has been underway. Ever since the casement windows were installed, works began on the plastering and false ceiling. In the meantime, stuff began to arrive as well... Above: This is the WC we got from Living Phenomenon. Was supposed to be the Velin model, together with another lower range Velin model for the common toilet. When due for delivery, we were told no more Velin was in stock but the same model has been manufactured under the brand Treo. Because they do not have lower model, they upgraded both to the same top model for free. Service standard from Ian from Living Phenomenon has been fantastic! Above: The MBR toilet wash basin and tap. Tap is G.Ferreti, along with the rain shower (but I do not have the photo yet).
  11. Hihi! Yup will share more soon. Have been visiting unit and works are ongoing. Stay tuned!!
  12. Recently tested out 2x Philips LED 7W. Working fine and the sparkle is beautiful. Bought a 3M track with LED 7W modules (7 pieces) for the kitchen. Will load pictures once installed. That will be about 2-3 weeks time. Realized there was no work being done today when I visited the site.
  13. Hi all! Sorry would like to do a sales pitch here! Need help as I have a item to let go mid-way into the renovation. SELLING a set of Undelivered and Uninstalled BRAND NEW Laundry System - L115 Stainless Steel Pulley System (see picture from product website): This system is marketed by Tame Promotion Services from The Furniture Mall. TAME WEBSITE This pulley system comes with four hanging poles for mounting on ceiling. It is made of Stainless Steel Frame (unlike those power coated types), and its poles are aluminum in 2M length (can be cut to suite). Load capacity is about 25KG. The model I bought has its outer left and right poles punched with holes throughout so that laundry hung on hangers can be hung onto it. What a fantastic design!. For more information please see product website: L-115 Model See here for the promotion leaflet: Reason for Selling: We bought it at a EXPO home exhibition before we gotten our keys to our resale 5-rm. However, now that we have gotten access to our apartment, we realised our yard cannot accomodate this system due to the water heater tank and the lighting at the yard. To accomodate it means we have to cut the length down to slightly over 1M which defeats the purpose of this fantastic product. See proof of purchase: This system is retailing at $498 at Furniture Mall. We purchased at a EXPO home show for a promotional price of $428. We are now letting this system go at a EVEN LOWER PRICE of $400. Remember this is Undelivered and Uninstalled and BRAND NEW. Only a deposit was paid. Installation is ready upon a call to TAME to arrange. We have no need for this system as we will turn to a Dryer instead. Please do not miss this great deal! Please contact me if you are interested as we really want to let this item go soonest possible! Can email me at rihua.lin@gmail.com Once deal is closed we will arrange for the ownership to transfer and for the delivery and installation to be handed over to your address instead. Thanks!!!
  14. Hi hi! Thanks! Yes the previous owner kept it well. We would however still like to rejuvenate the place before moving in as it's our first property. Cheers!!
  15. Completed windows @ MBR: Completed windows @ Living Hall: Completed windows @ Study: Completed windows @ Bedroom 2: Fantastic workmanship!! If you need, his contact is 83888877. Called Ah Soon I think.
  16. This is a more refined drawing of the MBR toilet. For the kitchen, we are changing a new kitchen top to incorporate new sink, hood and hob and new glass backsplash. Also building a new overhung kitchen cabinet for more storage and a glass divider wall between kitchen sink area and yard. This is just a rough sketch of the MBR toilet again.
  17. Sorry that I do not have a clean copy of the floor plan as I used it to scribble for the lighting and switches purchase planning. Here's a copy to get a feel of the apartment: The following are per what I mentioned earlier - my initial drawings and design for what needs to be built. I'll be using these to get the contractor to build accordingly. A picture speaks a thousand words so here's it: I will be hacking the entire MBR toilet and redoing it. Key items are new rainshower, sink and tap, WC, and cabinetry. For common toilet, will be hacking the walls and laying the floor. New sink and tap, new shower, and a shelf for more storage. A full length mirror to be reused from previoius owner. The the MBR, a suspended TV console cum storage cabinet. Whole new full-height book cabinet for the Study room.
  18. MBR (2-rooms combined: MBR Toilet: Common Toilet:
  19. I have been very blessed by information shared in this forum, as well as inspired by the many homes featured here. Would like to start this T-blog here so as to share with everyone and hopefully inspire our home-proud spirit. Shall be posting pictures to showcase the journey. For this resale 5-rm, I have no ID and have sourced a contractor from the forum, as well as some other family contacts. If you would like to know more, can always ask for information. For the design, I will be doing up my own drawings which I would love to share here too.
  20. Bought two Velin WCs 3328 & 3390 from Living Phenomenon at Balestier. Few days due for arrival they called to say our 3328 and 3390 models is out of stock from supplier. Reason was Velin has been stopped production. Instead the same models come under the brand TREO. so they offered us both 3390 models at no extra charge but the brand will be TREO. Anyone heard of this brand? Will there be issues on quality? Was told its exactly the same. Just branding. Hope to hear some feedback. Thanks.
  21. I saw pretty bad reviews here. hmm.... i went to their showroom last week at Lion building. Looks pretty nice with kitchen mock ups and bedrooms etc. they have many doors and laminates etc. they sell sanitary wares, taps, basins, wc etc etc... but after seeing the review, i'm a lil taken aback. wondering if the bad press still persists now. if you guys can value add please explain further or pm me. because i was considering bringing them down to do some reno for my new place. appreciate any info and advise... happy new year!
  22. Hi fellow homeowners,I need your good recommendations if you have one. I would like to do some reno/a&a to my 5-room in the east. 1) Hack and renovate entire Master toilet + false ceiling and lights 2) Replace new WC/Sink + build new vanity top cum mirror cabinet for common toilet + false ceiling and lights 3) Some carpentry fabrication and replace new kitchen top with solid top w/ backsplash in kitchen 4) full height bookshelf + false ceiling and lights works in study 5) full height casement wardrobe + false ceiling and lights works in room 2 8) Low TV console in Master bedroom. 9) Plastering/Painting of whole house Looking for a good renovation contractor and quotation for the above. I have a current quotation of $26,000 for the above. The master toilet costs is $9100 in itself. Do you feel the pain? It's just a 5-rm. Please let me know if you have a good contractor. Thanks.
