@snoozee My architect did produce the floor and elevation plans but thereafter it is difficult to find face time with him. Putting aside the submissions to authorities, I wanted to understand the experience of others using architect to build their home if it is a norm that your architect is a super busy man, that you have to check the builder’s quote yourself, review the power, light, fan points, etc., on the M&E coverage yourself. So the architect is only responsible to produce the floor and elevation plans?

I just started my journey to build my 2-storey envelop house and have engaged separate architect and builder as we were told it would help with check & balance. My architect was recommended by a friend so we did not look around. He only works Mon-Fri and I have to make an appointment with him one week in advance. That said he still does his job to submit plans to URA, apply for SIP, tell us to get our TOPO done. My builder has started to quote us based on our draft floor & elevation plans. I am concerned that my builder’s quote is not accurate as I have yet to receive the updated floor and RCP plans. When my builder’s PE submits his drawings to BCA and shares a copy with us, my architect did not comment - is it like that? Please can anyone share your experience with your architect? Is it the architect or owner who has to discuss the building design with the builder as I am the one responding to my builder’s Whatzapp messages, my architect waits for us to tell him when we meet him. Is it too late for me to change architect now? Greatly appreciate any advice to help clear my understandings on role of an architect.

Hi paragonremodeling, Can your friend Steve repair / replace door hinges? If yes, can pm me his details? No matter how much WD-40 we spray, my wooden bedroom door still creaks. When we lift the door up, some parts of the hinges moved. Not sure what's wrong but want to get it fixed. Apple

Handyman To Fix Main Door Out Of Alignment

My bedroom wooden door creaks no matter how much WD-40 we spray on the hinges. When we lift the door, we can see part of the hinge moving but can't be sure what needs to be done. Apple -
We moved into a condo with an open yard / kitchen. The previous owner installed window grilles above the iron bar across the parapet. We decided to remove the iron bar + grilles completely and install casement windows. Can any kind forumer recommends reliable aluminium casement window installers that will remove the iron bar + grille + install new aluminium casement windows? Ah, I also need to mention that there's a gap on the top right corner between the top of the grille frame and the ceiling. Meaning the wall to ceiling measurement on the right is slightly longer than the left vertical and as the window grille is in rectangle form, a space is created on the right. Not sure if you guys know what I meant. Thus I need the aluminium casement window installer to be a handy man to be able to use cement to level the ceiling height. Thanks in advance for recommendations.

Hi Erwinong, I am looking to install solar films and have gotten quote from 3M but finds them exp. I see that it's been a few months since you have installed your solar films, can share if you find it money well spent? Is your house not as hot now? My current window is also tinted so am in dilemma if I should choose the 60% block heat type from 3M, i.e. the darkest film, I'm afraid it will be too dark. What did u choose? Any sharing from you is appreciated. Apple

Hi Mel39, Can share what is the other brand you used? Is it Llumar? So far, good or not? What's the warranty period? What's the % of heat it block out? I'm also looking for solar film but like you said 3M is very ex. I read from other forums this other brand Llumar, also USA technology, not sure good or not. Any sharing from you is appreciated. Hi, we bought a resale condo that has lots of laminated build-in furniture in black color. I prefer light colors in the house so ask my ID to change the laminate but my ID is against it. He said tearing the old and pasting new laminate will make the furniture look ugly as the glue will be uneven. Anyone any advice? Thanks.

We bought a resale condo. The ex-owner renovatd the kitchen a year ago with white colored kitchen table top and cabinets but the kitchen sink is black in color like those from Blanco. Considering the kitchen is only 1 year old, the sink is already very dirty and has accumulated lots of yellow stains at the side and base. I wanted to replace the sink as I can foresee that future maintenance will be a challenge but my ID advised against it. He said the sink is made of granite-like material and he can wash it for me. If I really want to do, I will need to hack the kitchen top and may also spoil the cabinet so may end up making a brand new kitchen table top + cabinet. Anyone any advice? Many thanks.
