when i just started out planning my renovations, i was insistent on a flexible closet, and check out at least half a dozen vendors. i slowly realize that they are pretty inflexible, and they are extremely pricey. if you need any drawer space, you will see that you have every limited choices, and there is a lot of "wastage" space lying around. you should also consider builtin carpentry. if you take stock of everything you wanna stock, you can easily design a "no door and open back with full laminate" that fits your requirements.

wear ear plug. to soundproof one room to be free from external noise(high DB like drilling sound) is almost impossible, and it is going to be very expensive, since you would need new SP windows/doors, as well as treatment on ceiling, floor and walls.

ask to view samples in the showroom, where you can feel the quality of the window opening swing action, frame size...etc. the 4600 one might be of a higher quality material and thicker glass, or it might be the same quality as the 2600 one, except for the extra powder coating. i paid for a 2k++ one and it was nothing compared to the new issues in a BTO project, which is of a higher built quality.

depends on the BTU of the 4 blowers.... the higher the BTU, the more expensive the blowers are. -
very sad that the law here is perfect breeding ground for these people. whatever lemon law also don;t apply, since that company will never exist once you lodge an issue.....

that is actually an extrememly good plan. after a few months staying there, you will know exactly what you want in which spots. it's good you can afford this luxury of building in phases. i did not dare to do up my living room too much, as there was speculation that HDB will wanna cut a door at my balcony due to lift upgrading, as well as the Home Improvement Programme that will be coming next week, where they will change all the pipes. so i am withholding some plans after HDB is done with their plans. -

heya....unlikely to be neighbors, cos my block is only 27 years old....lol. i am also staying at a low floor, but my nice rainforest trees in front had been cruelly chopped down for down town line mrt construction. sad.... which estate are you staying at now? oh....btw, my initial reno was completed about seven months ago. -

use a metal primer first as base coat, and subsequent use metal paint. they are oil-based, sticks very well. -

dip a few drops of vanilla extract or pandam extract or aroma oil into the paint first. this will help in the "smell management department". -
i am crazier.....got 6. lol. 3 of them are almost free to install though. i pass 3 5m cables and ask the electrician to hide them in the trunking for my living room.
