Most noticeable saving is your allocation of 3500 for wallpaper. You can save at least 2000 with top premium paint. Not sure how much is homogenus tiles but from experience of toilet tiles, cheapest tiles are sold at 2.40 psf. Assuming 400 sqf to cover the living/dining, just the cost of the tiles only is already 960. 1200 is impossible. Also, since there is no flooring provided, I suppose cement screed is needed before laminate or carpetting can be done. This also require money... -
Place the TV at the long wall to utilize that big empty space lor.... Can also box up the kitchen and put the dining area at your current propose TV area then while eating can watch TV also. If you prefer open kitchen concept then just create a kitchen counter across the kitchen....

Yea.... FX900 is the hood and rb-3si is the cooker hob. Both are quite popular in Renotalk. As for the cooker, the even more popular is the RB-2CG and RB-3CG. All are inner flame models....

Perhaps you can build a full height cabinet outside room 3 to make it as a storeroom.

Hehehe.... as always, the belief of 一分錢一分貨. So, assuming more expensive premium ones like all-in-1 and easywash is better. In reality, I don't know either how good they are. I posted such question too in RT but no one replied. Your current design is indeed tough to decide where to mount the TV. The place you suggested is best in term of least sunlight glare. I guess would be best to mount at the long wall that leads to the main door? Also, it will occupy the middle space that looks so empty with your current idea.

2 comments on your design 1] No storeroom? Storeroom is important in my opinion. 2) TV watching area is too close to the rooms. Maybe noisy to those in the room. I must say, it seems not so easy to decide where to put the sofa and TV though...

Yea, I would also think it will not last if you press the nozzles on the rack itself. For that, I am thinking of getting those soap dispenser that is mounted on the wall. I think simple human or Howard storage sells those with super strong suction type. Dunno... need to explore...

This must be the Park Mall branch coz we chose that bed at the back. My current fabric sofa is similar to that. Without solid headrest support, the sofe will go out of shape after a while. Heh... perhaps we are asking for the sky to expect the sofa to last more than 10 years. We got the Cellini glide recliner time as it felt very comfy. Hope it can last for at least 5 years.

Saw a post here about Simple Human's vertical tension bathroom organizer and liked the idea very much as my toilet will not have any shelve and the idea of drilling holes to add rack does not sound like a good idea to me coz after some time, the screw that is mounted on the wall will loosen up like what happened to our current toilet's shower head holder which all dropped out recently (Maybe it could sense that we are leaving, so commit suicide.... hehehe). So, as I went back to my hometown today, I saw similar stuff sold in Cosway at RM 79.90 and thought I'd give it a try by installing it at our current place to see how sturdy it is. There is a towel holder but I didn't install it as I don't see the need. The box: Installed:

Given the choice, I'd rather choose fabric.... Leather is tough to maintain.... Besides, the one I chose is not really top grade stuff laa... To really have good leather, I guess needs at least 5K baa....

I wish there are such reasonable priced sofa which has headrest. Been looking around for fabric sofa too but all has no headrest, which is not shiok to sit unless slouch very low.

I just bought it from Cosway in Msia to give it a try. RRP is rm79 but with coupens and stuff, it can be cheaper. It has 4 trays and a hanger which is made of plastic but the tension pole is made of metal. Just fixed up on my current home's toilet to give it a try. If it is good, I will use this instead of drilling holes to install racks. I will upload the oix tomorrow as I am using tablet to write this post now...

So far so good. Tilings look straight and neat. Was there most Saturday morning and late afternoon. There were 4 guys working on the tiling. 3 msian and 1 prc I think. The guys said need to rush coz without the tiling done first, rest will be stuck. I was kinda worried that the neighbour will complain of the noise as they worked beyond Saturday half day and they were sawing the tiles.

Correction.... You can't calculate full OA from the full 6000. Now caps at 5000. So the OA will be even lesser.
