  1. Usually is 2% for sell and 1% for buy BUT depend on your nego skill you can nego down to 1% sell and 1% buy. Have not heard anyone can nego down to 1% sell and 0.5% buy yet.
  2. DONT! Oil-based takes a long time to dry, when not dry can be messy. It only use for building exterior, usually not for home use.

  6. Water-based after dry is hard; oil-based after dry is elastic. Some buildings exterior wall were using granite tiles or glass panel, the gout in between the tiles are elastic when you press them. Due to hot weather the materials expand and cool weather the materials contract, hard gout will crack in the long run, elastic gout wont. When our neighboring country suffered an earthquake and tremor can be felt in some building along our shore line, elastic gout can absorb minor vibration.
  7. Just go to hardware shop, ask them for water-based Acrylic Silicon, just tell them you want to use it to fill the gap around electrical/aircon trunking. Buy with the applicator, ask the shop to show you how to install and remove the tube from the applicator.

  9. I just applied Acrylic Silicon to all the gaps around my electrical trunking in my whole house, it is white in color. My friend (ID) bought from contractor hardware shop at $2 per tube. This is water-based silicon, not oil-based clear silicon; even aircon installer use it to fill the gaps around aircon trunking.

  12. I would recommend to buy Rinnai RH-90ER ($200+) which is similar to the Fujioh FX900 ($300+) except that the depth is not as big as the Fujioh. I was told Rinnai factory OEM for Fujioh but dont know how true...
  13. Walk into a lighting shop, select and buy a new light, ask them to supply an electrician to help install the light and pay them for the service. Dont buy from them if they cant help you install for a fee or provide you an electrician to assist to install at a fee.

  16. the cemented down part is the frame, not panel; i'm referring to the louver windows... should just remove the glass panel and bronze alu panel from the frame.
  17. omgwtfbbq... so uneven! i tot you remove the panel and put it on newspaper to spray, must spray from a distance, cannot spray close to it.
  18. Buy your cat a scratching pole. Unless your sofa is stainless steel, even the hardest wood (rosewood) also cannot tahan scratches by cat claw.

  22. Correct me if i'm wrong... normal spray paint the paint wont bite into the aluminum, can easily scratch and the paint drop off? should have sent to factory to powder coat.

Your kitchen quite huge... wall on right before the rubbish chute is about 11 ft, wall next the doorway to living is about 7 ft, if you create a L shape kitchen cabinet, by right the carpenter will charge you 11+5=16 ft in total length, not 11+7=18 ft. For a kitchen this big, there is no need to create full top + bottom cabinet (so out-dated design!).
