  1. It was part of the build. There are many options for adding on, just google for them - can't post links here Any stroke is fine, but a snorkel works for me as I swim quite hard. You should be able to adjust the bubbles. Again choose one that fits your functional needs.
  2. I’m using one with my tiny 10m length pool. Its quite useful as 10m is also rather short.. there will be wear and tear Eg switches and such and you do need to use it to avoid the motors jamming up ensure there’s good ventilation and it’s a simple and useful fit. There are many brands just choose one according to your budget. If you’re not a serious swimmer you may not need varying strengths but it’s useful a handrail is nice too I'm using a basic astral pool one. IMO it’s good as i use it almost daily.
  3. Things are quite unpredictable, so you'll need to assess if you want to do major surgery. And if you persist, then you may need to add more time and cost. How much more is harder to say due to the current dynamic situation. What you can do to reduce the time is to speed up on your own decision process, don't potter around when you decide on the designs, the tile selections etc. Avoid lots of VO. Do check out the guy Alex Teo's youtube videos on renovations, I find them very useful. Can't post links here no thanks to the forum..

  5. One thing you want to bear in mind is time.. if you’re really desperate to move in quickly for whatever reason, know that any major work will take much longer now and far more unpredictable right now… you don’t to be stuck and end up with a protracted project..

  7. For 500k You need to ask around but even in pre covid times changing a roof can cost 150k so you’ll barely have enough to simply gut the interior and maybe do a small addition. I think you should talk to some builders for real world current cost estimates.. Things have changed a lot after covid struck.

Nice bro I'll suggest - double whatever power points you planned - trust me it's never enough.. -2 LAN points in each room - plan for car charging and solar 32A isolater - min of Cat 6 cabling - fire extinguishers - timetable for installation including Openet, landscape etc and deliveries - wire up for home theatre first and plan for it if you are so inclined. Even if you aren't sure you'll do Atmos, wire up first.. - termite / pest control before you move in
  9. IMO, if TS is going to consider a reno, the three phase system is more stable.. YMMV.. I built a 32A socket for the car, just in case. I also added another for a solar system even though I have neither.. just in case..
  10. Actually have you considered a three phase 63A system? More than enough for most homes. Do get that LEW, and also get a light and power point at the gate and a socket for a future electrical car.
  11. Even if you have a lift and a pool, it should be fine. I have a pool, pond, 6 aircons and lots of gear in my HT den. No issues. There's a thread on 3 phase here you can check out, but do bear in mind a 100A three phase needs an annual inspection and extra costs.. But if you feel you really need it, do it now, not later.
  12. I changed my pipes during my renovations (not A&A). I felt that since the home was built in the 90s, a new set of pipes will be better. We used copper with a larger calibre for higher water flow. No regrets. Very happy with that decision. PVC was used for waste pipes. IMO, anything less than 8 months for A&A is a tad too optimistic right now.

  17. It’s possible but your contractor will need to add some support such that the fan base is secured to the actual concrete ceiling above the board.
  18. I’m using something from Ranger just make sure the cabling is ok. Expect to replace the motor in due course keep the phone numbers handy remember to site the receiver where you can aim as you drive home

  21. I bought during the 11/11 offers and from the Philips sales. So most of my lights are from them. These things are worth spending a bit more for quality, as LED lights can be hard to access. I used Aliexpress for solar garden lights and more easy to change items. OR Get the older screw in type fixtures and use bulbs. The LED lights themselves don't break down much. But you have to make sure your drivers are accessible. I am particular about sound, so my HT den has it's own DB. More importantly, get a pure power line to your HT den if you are particular about sound. Pay attention to the LAN layout and make sure there are enough powerpoints and LAN cables. You can't have enough of either. Also if solar is a consideration at all, get a 32A isolater ready. Add another for the electric car..
  22. My three storey renovation electrical quote was 30k all in. New plugs, 3 DB, 6 isolaters, LAN points, many powerpoints... the nice thing was they didn't try to quote per item, so they were quite friendly towards adding stuff. Even took my old fans from my old place and installed in my new home. But after Covid costs will go up. By the way, what's with the trend of starting a new thread for every question... hmmm...
  23. Don't forget to plan how you'll want to clean it.. I considered a skylight, but the cost, the potential leaks, versus just leaving a lamp on .. I chose the latter..
