  2. Rebuilding into a single storey? Hmmm, getting more interesting... Two years ago, it was very hard to find online information regarding landed reconstruction. Some of the sources available then remained relevant today, I think: - Leechaorui posts in Renotalk forum, - Facebook "Our Living Spaces", - Pantieileen blog posts, which you can find the link from her posts in Renotalk forum. And of course Jumbopanther t-blog posts which contain some very good information on the construction process. Cheers!
  3. Can see from the photos that your house has interesting openings that allow natural lighting to come through. Are they the original or added by you? Very nice, and they will certainly bring out the carpentry and furnishing later. I was very particular about natural lighting, to the point of tearing down a newly constructed wall to do it differently during construction. My architect was amused but the contractor was hopping mad, as the result, LOL... Very much inspired by this song... If one has to switch on the lights to take photos of the interiors, during daytime (even with grey sky), then sometwhere is wrong. Cheers!

  6. Yes, you are correct that CAT 5 does deliver IPv6 protocol. This is the protocol layer (layer 2). As you know, CAT 5 uses only 2 pairs of wire whereas CAT 6 uses all 4 pairs. The packeting mechanism is vastly different between the two. Even the connectors are different. Anyway, the context of this subject was, "if you have the opportunity to change the cable, as in a home renovation, should you install CAT 6 cabling?". The answer is "Yes". What you have today, in using CAT 5e, I can agree that it runs the applications you have. But for tomorrow who knows? Cheers!
  7. I am not surprised that the architect asked for topo survey. From the photos, the boundary fences appeared to sit on an elevated ground so not sure whether the fences were put up by owner or LTA, or if the fences encroached. Also the step-down that you can see at the backyard access? Based on the kind of design you want for the house, it is doubtless that a reconstruction is called for. But whether a reconstruction is cost efficient, for me I think that the key question that needs answered firstly, are you able to top up the lease? Without the lease top-up, assuming that the reconstruction runs into $1.0 mil, so that gives us $2.6-$2.7 mil over about 38 years. That is a straight-line depeciation of about $68,000 per year, still OK when you see this amount as rental replacement. Of course, the lease top-up does not come FOC. Enjoy!

  9. (I wrote a post on NGN in Minaret's thread, so I don't repeat those here) UTP, which stands for Unshielded Twisted Pair, is not a network per se but a type of signal cable. Just like Starhub's coaxial is another type of cable. UTP cabling is primarily implemented for computer network running TCPIP and this type of network is also called Ethernet network. Existingly, this network is running the IPv4 protocol but to facilitate the deployment of IPv6 this is where the CAT 6 UTP cable comes into the picture. (This year June 6 was the "World IPv6 Day", during which most major IT firms like Microsoft, Google etc started adding the IPv6 protocol in their networks/websites while retaining IPv4 for transition. In time to come, a cutoff point will come when they will then switch off IPv4 to go fully IPv6. This means that, then if your network is not IPv6 compliant or ready then jialat.) There are 2 main reasons why you should install CAT 6 cabling when the opportunity arises, such as while doing renovation: 1. It is required to run IPv6 as additional pairs (as in twisted pair) of wire are used, 2. To run higher speed network from Mega to Giga. CAT 5e cannot deliver these. Have fun rerunning the cables if you have not done so. Enjoy!
  10. What you can do is to review all the works and prioritize those that are TOP-related to complete first. On the other hand, I wouldn't want to rush those structural related work if I were you; it simply takes time for the cement to cure properly. The insurance, you should have a copy because the beneficiary is you, not the Contractor's, should an event took place. Some unethical contractors (not saying yours is) would say, yes all permits submitted and approved blah blah blah, but owner never seen any hard copy or Corenet's message. Enjoy!

  12. True. I suggest that you should check the clauses of your Home Fire Insurance and also the Contrator's All Risks Insurance. Very likely because of moving in before TOP, both insurances can be voided. (Recall the rationale behind the insurer voiding the insurance of the driver in the Ferrari accident?) If don't even have Contractor's All Risks Insurance, then jialat liao la... Just my thought. Enjoy!

  14. Assuming that the incremental GFA is 24 sqm or about 260 sqf, so the proposed costing is about $385 psf. This seems to be on the high side, considering that there is no services (electrical, sanitary etc). But I don't know if you are familiar with URA regulation related to attic construction.   16. One of my friends she was very fast in all aspects. She bought a FH landed about 2000 sqf at Chiselhurst Grove, Serangoon Garden at $1.0 mil in 4Q 2009. Demolished the old dwelling, and reconstructed a 2.5-storeys terraced at $0.5 mil and she sold it 1Q 2011 for $2.0 mil. Profit was $0.5 mil, not bad for just over a year.   17. 1000 sqf land or 1000 sqf floorspace per storey? Very cheap leh, quoted by ID or contractor? I have seen an attic conversion done by an ID, using method & material which I would be extremely worried if I were the 2nd storey's occupant. Cheers!
  18. Veneer gives you a natural, softer, posher finish because it is made from natural wood (a thin slice) after all. More prone to scratches and higher maintenance... It is of course more expensive than laminate, but it is great to deploy for the Living Room area. Enjoy!

I was refering to what was discussed or debated last year (with Bepgof!), that whether FS can change the luck of a person. The luck as defined by his Bazi. Then I think that it was Mae that said, basically as I understood, if a person carries a bad luck cycle, then he or she will not encounter a house with good FS. Anyway... Enjoy!
