  1. This is clearly a construction defect, in 2 counts:1. It is BCA requirement that there should be a drop between the dry and wet area. The alternative is to place a kerb in between. It is obviously not acceptable to have a flat flooring with gradient, as you have pointed out the door's bottom gaps. In my view, the flooring would have to be hacked and do again; the ID to bear the entire cost. Unless you could accept a compensation and live with the eye-sore plus potential water leakage everyday.   2. How do you know that whatever happened to your friend, it was not due to his 命? As I have written before, the 命 also inclusive his meeting the (right) FSM and then followed the FSM's advices and prospered from them. Or you are saying that a FSM could overrule a 命 regardless? Or you believe in FSM but not 命? I guess that unless one is able to see snippets of his future, he wouldn't understand the true meaning of 命. Actually I am very keen to hear of success FS stories, so please tell me more. I even searched Ivy's old postings looking for the same. I asked 168 to explain more of a successful case, he ended saying too technical for me le? It is not about saying bad thing about a FSM but good thing so why people are so reluctant to share success stories? Cheers!
  3. It depends on one's utility value.The short answers are: - If you look at a cluster house as a landed, then the answer is no. - If you look at it as a grounded condo, then the answer is maybe? Of course you should know that a cluster house is a strata unit, and all strata units are based on $psf of built-in until a couple of years ago. Now it is $psf of built-up (an invention of marketers). Whereas la landed is based on $psf of the land plot area. Just my 2-cents view. Cheers!
  4. My guess is that the MC assigned the waterproofing warranty to the upper unit.In other words, the leak was repaired by the developer (via its waterproofing subcontractor); very proactive MC in this case. Cheers!
  5. In general, leakage due to waterproofing defect or wear-&-tear, cost is apportioned 50-50.   7. 我以为, it is beneficial to understand the history (or evolution) of 命理 and 风水 theory. Especially 风水 theory, there are literally tens, if not hundreds, of branches or 派. And some FSMs adopt one 派, others adopt multiple 派s; it is all about how comfortable they are in accepting the interpretation of a particular 派. And so there would be variations from one FSM to another, but nevertheless these variations conform to the principle. 我以为, 风水 could not change a 命. 你想想, take 紫微 where the stars imprint a 命格, how is it possible that something much smaller like a house could overrule the influence of the stars? That you are living in (or buying) a particular house, sitting in a particular landscape formation, it is due to 命. Even when buying you are advised by a FSM, it is also 命 that provided the 缘份 for the right (or wrong) FSM. My point? It is all right to subscribe or practice 风水. But to expect 风水 to change a 命 is futile liao. Just my 2-cents thoughts. Cheers!
  8. 我以为, a FSM is not 神. He also couldn't escape his 天命. (Which is why I believe that any FS application has very marginal impact to a person's 命. At best, it serves to only minimize the negative; certainly not able to turn a negative into a positive.) For example what happened to 郭璞, 刘基 etc at the end? Cheers!

  10. With due respect given, I found the answer provided above lacking. Let's look at what is happening.You have started offering a case study, I think for the purpose of illustrating the reading of a client's destiny and demonstrating how you or you firm has provided FS recommendations to mitigate the influence of 贪狼 in his career. At the time, the client's career is exhibiting improvements but (according to the reading) it shouldn't be so, and therefore the FS recommendations to apply. So when asked what are the FS recommendations made, a presumably proprietary Ziwei Personalized FS Methods is named. If we go any further then the demonstration becomes too technical, to me of course. Basically, at the end I (and other readers) get no wiser of what you are trying to say and remain 一斗雾水. Surely you could do better than this? Cheers!
  11. 别急.Apology for causing an alarm by mentioning the tragic case. I don't think that it really had anything to do with the specific FS of the bathroom; at best it was more to the 命. (While I subscribe to the concept of life destiny, as in 命, readers should be able to tell that I am not a practitioner of 八字, 风水 theory etc so don't take my words for it.) Cheers!

  14. 是啊. Recently, there was an unfortunate case of electrocution in a bathroom due to a wiring fault. But, I don't know if this case is more of the FS of the house (or rather the 命 of the victim), or the FS of the specific bathroom?

  17. I have met people who claimed to be IDs but they couldn't draw or sketch a thing. These are really Sales Designers, as the name implied, whose objective is the selling rather than designing. Basically they would present the firm's portfolio, projects completed, all in 3D drawings and the client would pick out what he likes.And then with the layout drawing, the whole thing is submitted to a back room operation which produces the 3D drawings for the client. (Basically something like that as described; I didn't go further with a Sales Designer, so there may be gaps in the description.) It should be obvious to some of you, what are the problems with this process. Cheers!

  21. I always believe that one of the best experience one could have in a life journey is to build (or refurbish) a house; for it offers the opportunity of deep self-discovery. The experience is very different from say, buying a condo and renovating it. Over here, there is relatively fewer of such opportunity when compared with where, say, one is living in Australia or New Zealand. So, when presented one, I say don't let go of the opportunity. For a well designed landed, it typically addressed the issues of natural lighting, ventilation and landscape. A truly outstanding design, in my opinion, is in the detail; the relationship between the house and the landscape (how the natural lighting comes into the house, what do you see looking out, what do people see looking in, how the house complements the neighborhood etc), the material used for the facade and then internally. Over here, I think that most architects would rush through a project. And most IDs have very little experience in landed project, or they tend to design it for a condo (it is actually far more difficult to ID a bigger space than smaller). So, to build a house or refurbish one, the owner should be more participative; actively rather than passively. To address some of the questions raised: - There is no such thing as a contractor that could cover all aspects of a refurbishment. If the contractor is a main contractor, then most of the works are subcontracted (in this case, he is no better than an ID who subcontracts the works as well.). - There are bylaws related to a house refurbishment. For example, one couldn't just widen a driveway without a written consent from LTA; while anything inside the gate belongs to you, anything just outslde the gate belongs to LTA. - For landscaping, it is better to approach a landscaping company directly. (And plant a couple of trees, wouldn't you?) And for a video break. Enjoy!
