Dear Soyabean, If you are speaking of rebuilding a house (literally, as in increasing the GFA of the house), then any bank would lend subject to normal due diligence such as outstanding lease (if it is a leasehold property), loans-to-income ratio of the borrower(s) etc etc. There are plenty of resources on this under the "Private Property" thread. A bank could lend up to 80% of the cost of rebuilding a house, unless you have other properties mortgaged, subject to the bank valuer's opinion of the value of the house rebuilt. You would have to finance this construction loan using cash until TOP is obtained, after which the loan could be converted to a normal housing loan. The differences between the two are the method of repayment, the loan's tenure and interest rate. Cheers!
  4. Dear Mercbenz, I am not an engineer (any engineer around this thread?) but I would find the crack lines formation highly suspicious to be attributed to a tiler's workmanship. Where the tiles cracked, there should be a stress? The kitchen's wall, for example, is the original HDB wall or one that was created by the ID? Cheers!

  6. Dear Olg, I didn't mean the timber flooring beneath the marble, but in other area such as bedroom. Very often, the marble stains are caused by the timber flooring dust during construction. Regarding sealant applied, this was a stop-gap protection by the contractor. The only way to verify that it was indeed applied as protection, was to visually inspect the marble slabs when delivered to site. The sealant should be applied by the marble supplier, at his warehouse before delivery. Now, cannot verify la as the sealant would have been grinded & polished off. Water shouldn't stain the marble; one could see marble used in a posh hotel bathrooms? But be careful with kopi-o, coke, orange juice etc, which when spilled should be wipe off from the marble quickly. If I were you, then I would request the marble supplier to explain the stains. I wouldn't want to DIY or get another provider to attempt removing the stain before the marble supplier. Obviously, the inspection should take place without delay. Just my two-cents.

But the construction of 4 pillars is structural, and I have the impression that the further decoding from there is also structural (or systematic, and therefore programmable as in Bazi Calculator). If this impression is correct, then could we expect that the destiny of a person as read from his/ her bazi, should be the same? No matter who is the FS master who read it? Then how does FS help to improve the person's destiny? I remember reading a comment from Mae that the person's luck would determine the kind of house he/she is buying? Sorry for being "lor sor" also.   10. Of course. But there is a difference when the frame is inside protected from the elements, and outside exposed. Nevertheless, powder-coating is harder than normal paint. Cheers!

  12. Photos please? Did they polish the marble before or after the timber flooring (sorry, I am assuming there is one)? I don't think that the marble should be sealed after grinding & polishing. Sealant could be applied before that, but more as a stop-gap protection during the construction process. Also, the marble is living. It would change as time passes, as sunlight, dampness or even ventilation differs from area to area. Just my two-cents. Cheers!

  14. I think that the marble looks really nice. But I am not certain that earth color for the wall would work well with it. If this is my house, then I would use white color with tone that matches either the light-grey shade of the marble pieces, or tone that matches the darker-brownish pieces. Doing so, the room or area would look bigger, and this also makes it easier to select the colors for the furniture and carpentry. Just my two-cents worth of thought.

  20. I defined all carpentry works (there was no wet works in this case) into modules, such as wardrobes, TV consoles etc, and a payment was made only when a particular module completed. In other words, no upfront payment at all. Cheers!

I am not certain that if it is a common practice for IDs to provide the detailed sectional drawings (that is, the visible parts) with precise measurements to clients, but I have had to sign off these detailed drawings before fabrication commenced. We surveyed all the walls to see if compensation was needed for unevenness beforehand. A (skilled) carpenter is indeed able to handle the situation as described in this thread, either to compensate via the item's backing or it's internals. However, we are speaking of an installed piece here; probably too much to rectify unless Easy wishes to redo the piece.
