  1. Fcar> No, does not include what you mentioned. AFAIK, the basement could easily add another 100-150k to the building cost. Another 50k for the swimming pool etc. But 500k more sounds a little excessive.
  2. I was wondering if anyone had the latest market pricing for rebuilding. I have got my keys to a inter-terrace and was looking to rebuild it as an A&A would not achieve what I would like. Some basic information: Land: 3200sqft Current Buildup: 1500sqft Intended Buildup: 4500sqft (give or take) Intended Structure: 2.5 storey (zoning regulated) Target budget: 1m (all inclusive, meaning architect, professional, building costs and possibly some loose furniture) Do you guys think it is possible?   3. Minerat .... I would second that opinion. I had two aircons leak (incidentally both Daikin), one above a wardrobe and another above the TV. Its very risk to have it on top of the TV as theres little warning before it starts dripping (gushing). Either that or a plate below the unit leading any potential water away.
  4. Hi OnTheRoad, I'm quite interested in LED lights. Most people make the case that LED's are going to save a lot of money in the longer term. However, I've not been able to get feedback from people who have actually used it long term enough to give a proper review. The biggest fear of the LED light is the half-life of the LED. In layman terms, the lifespan of the LED is proportionate to the light given off. Meaning as it gets older, the LED will get dimmer ... dimmer. For PLC, since it will spoil, the likely case is that people would change it anyway. That keeps the light in a "newer" condition. It also doesn't have a short half life like LED. Did you research this matter before hand? I'm not an expert and would just like to get some feedback on this ... thanks!
  5. Happy> I just did a completion with a similar situation to you. We just added an additional clause in the contract "vendor shall be allowed to reside in the property rent-free from XXXth 2012 until XXXth 2012." after the usual clause that vendor needs to deliver vacant possession, subject to the below clause. Whether or not you want to charge rent is up to you, we gave 2 mths free rent. If you want to rent, then you need a seperate deed of rental. Regardless, if they cannot/dont want to move out after 6 mths, and if they continue to stay, you can apply for order to evict them. Thats your only recourse I believe.
