The floor plan put 5700, so it's 5.7m right?

My foyer frm main door to kitchen entrance is 5700 in dimension (entire stretch of the slate tiles). The wooden pillars are abt 4000 in dimension.

Agreed. Esp the 4NG, super wide living room and long kitchen. -
Now the sight is nicer wif the new pipes Make sure u check the tiles after they are laid, alignments, chips, hollowness, etc.

My personal view for ur 'foyer' area : if the cabinet or watever shelve/structure u uses to demarcate the area is long enough to project this foyer portion, diff tile(s) will be able to make the area stands out. Usually a long pathway will be more ideal. Yours may be too short to project the walkway feel. This is wat I hv for my current house:

Er, I'm confused. Wun having top hung cabinets save space instead? Maximize storage space by having cabinets on top, rather than frm floor.

The playdeck, if I'm not wrong, is referring to those long wide void deck at alternate/certain levels of the staircases. -
The lounge area is cool. I'm contemplating on how to create one. My dining area will be next/beside the living. So the usual dining (where usually juz before the kitchen entrance) will be 'vacant' for my creativity. Gotta think of something for this area.

Think for water pipes, usually they'll use copper, whereas for those sewage or big pipes, they'll use PVC.

Lol. See? Told u better to get the pipes changed. Imagine in future they all nicely boxed up, den so badly corroded tt u gotta dismantle the beautifully done up boxings to re-do the pipes...

I'll advise to get it change to PVC for good. Some money can't save one. Also, hv ur estate underwent upgrading oredi? Cos if haven and ur old metal pipes needs replacement when it comes to upgrading, the hdb contractor will juz dismantle ur boxup and replace the pipes BUT the catch is u hv to get ur own contractors to make good the boxup thereafter, at ur own costs. This was wat happened to my neighbor.

Any revised design frm ur ID wif regards to the constrains by the old tv signal wall and the vertical structural beams at ur living room? For me, I'll probably do horizontal glass shelves across the first 'hole' (between the tv signal & the beam). Like this, the living room is still seen as spacious, although wif the presence of tt beam.

Ya. Actually, I had oredi worked out my designs for all types of 3 room units. The only catch is as I mentioned, whether can hack walls anot. U correctly pointed out tt older generation of flats hv 'surprises'. Also, I gathered tt some flats, if situated on lower floors, certain walls can't be hacked even if it's not structural. This is to maintain the 'stability' of the entire building.

Not so fast, fren. Earliest will be year end. Haven settle the proceedings yet leh. But more or less hv in mind how I wanna dressup my unit. Hehehe. Juz hope can find suitable unit by then. Only worry is buy liao can't hack walls den jialat.

Welcome to RT. Like wat u said, since u oredi hv in mind wat to do, getting a contractor will save u some amt of $. But juz be caution on the time u gotta spent in monitoring and also the precise space planning. Of cos, end of the day is still to be able to engage a good contractor.

Hey, if u are able to get approval to hack the common room to widen the living room area, u can modify the vertical beam in terms of having some improvised decor or shelves on it. Like this, the beam will not look out of the way. Hv fun and dun let restrictions hinder ur creativity

It's juz a rough guide illustration. Can play ard wif the space planning of the sofa. The width of the hacked living room is not much diff as the original living room. The tv will be walk mounted and the sofa could be placed further backward to make space. Actual placement need to be determined on the grd. Paper planning is juz a guide. Actual grd appreciation is impt, esp if u are not engaging a ID. Dun later all draw out swee swee but after all done up and ended up got probs in furnitures placement.
