Congrats congrats. It's always great to see happy homers after their renovation. I'm engaging Roy too for my upcoming reno of my 3NG unit. After reading and analyzing all reviews frm fellow forumers, I'm sure and convinced of Roy's commitment and seriousness in reno works.

Ur OTP form is considered void since both party can't get to agreement (or rather ur seller turned turtle on u). There's no way either party can take legal action to sue each other as the OTP form is rather 'incomplete'. What u had lose out is ur $1k deposit based on current situation. On the same note, in the event where OTP is in order, seller can't sell their unit to others within 14 days and buyer must commit their application to hdb within 14 days. If buyer backed out within 14 days, seller keep the $1k. If seller turned turtle and sell the flat to others within 14 days, the initial buyer can sue the seller and claim compensation, eg difference in transaction price for another unit due to the fouled OTP.

Today juz signed OTP. Haven engage ID/contractor yet. Frm wat I gathered, there are ppl who reroute / reconfig the running of the pipes to suite their toilet reno designs, unless certain pipes are critical or hdb dun allow 'modifications'. Hope mine is not critical pipes

Good point. However, as I'll be doing total revamp in reno, unless the upgrading is in line with my reno, if not, it's not doable cos I can't possibly redo my toilets again during upgrading. Frm experience, it's pretty hard to get the timelines in line too.

Appreciate that recommendations could be given for storage hub facilities. What are the charges like and what does the package consist? I understand that it'll include moving frm old hse to storage hub, thereafter when needed, move frm storage hub to new hse. Are carton boxes included (juz like engaging movers)? How's the storage fee and available space like? Hope to get some past quotes / experiences frm fellow folks whom had used such facilities before.

My agent managed to get a 3NG for me. Typical corridor unit but at side wing of the block, ie lift lobby with 4 units at each side (three 3-room units + one 4-room corner unit). My floorplan : Location at Bedok North Road, 12th floor (highest level), Val $346k, COV $23k. Wall between kitchen oredi hacked so I'll save abit on this hacking. Design of my layout will remain the same, ie still need to hack the wall between common room and living room, and to hack away the storeroom to widen the MBR. As illustrated in my earlier design, I intend to hack a walkway between both toilets. MBR toilet will only hv shower while kitchen toilet will hv the holy bowl and basin. I understand that the existing pipes in the toilets can be reconfigured to re-route the pipe layout. Any genius or experienced folks here can comment on my existing pipe layouts and suggest how or whether I could reconfigure mine? Kitchen toilet pipes : MBR pipes : My concern will be on the above MBR pipes which are located below the sink, of which one of them is a huge one connecting to the kitchen toilet. Cos I'm intending to hack the walkway at the current MBR sink location and the current MBR toilet bowl position will be my shower area. Comments pls...

Sold my 4-room. First apptm in late Jul. Nw sourcing for a 3-room for myself. Looking at the current resale market and the balance of my cash proceeds after divorce (I'm only getting back abt $40K thereafter), I could only afford a 3I instead of 3NG. Had asked for quotation frm banks on my housing loan applications as well as asked my agent fren to start sourcing for resale unit. Typical 3I layout : My self designed revamp : Guess if I'm lucky, will be able to get a 3I of my budget. Housing loan shld not be an issue cos my CPF is sufficient. As for reno, hope can do something simple with the full loan $30K. Furnishings would need to rely on bonuses (worst case use installments).

Yes. Advisable to change the pipes to PVC. Esp so if ur block hv yet to undergo upgrading. During upgrading, inspection will be done by the HDB contractors and they'll check ur toilet water-proofing as well as all the pipes. If discovered to be iron, u'll need to change it (regardless whether u are accepting the upgrading works anot). The contractor will dismantle watever boxing u hv used to conceal the pipes and reassemble back the boxing (BUT with no guarantee that the reassembly works will be nicely done).

Is ur instant heater and rainshower sets all bought frm Hoe Kee? Install oredi? If yet to install, maybe u can try to talk to them whether can trade in and top up for a storage tank set?

I duno wat I'm currently doing is correct cos I dun really go onto such details on aircon methodology. I'm currently living in a 4NG and am using a Sys-3, ie one for each bedroom. No aircon at the living room. In the event where I hv guests coming or function, I'll on all the 3 aircons and let the cool air surround the entire house (less the kitchen, which my sliding door will be shut. Any expert comment on whether wat I'm doing is wrong?

Nice bathroom. Reckoned tt ur basin will be outside the toilet? Do take note tt the 3D omitted out the existing pipes, which will hv impact on the actual look on a realistic side.
