  2. Hi, Wats the cheapest (inclusive of installation) fingerprint cum PIN digilock u hv?

Dun forget most so-called package doesn't include many works, eg wirings, light points, kitchen cabinets, plastering, etc. You'll also need to factor in the various toilets and kitchen accessories, furnishings, change of sewage pipes to PVC, etc. In my opinion, even with a decent basic reno, you'll probably need to set aside ard 25-30k. Varies frm individual but for me, even if I'm only is to stay for the MOP of 5yrs, some essential stuffs are still needed to be factored into the costings. You may wish to consult and get a few quotes frm a few IDs/contractors (based on ur requirements), so as to get a rough gauge of the required budget needed.

  5. If to take the photograph at gardens by the bay is ur own idea, then u hv to pay the entrance fees. If its a package by the studio (ie to shoot at bay), then the fees shld be included. Anyway, the access to the bay is free. Only the domes and skywalk/tram is chargeable.
  6. The two domes are air-conditioned. But beware, it's really cold. Try explore night shoots at there too. Very nice in the evening with the sunset and lited surroundings/plants.

  10. I'll prefer the motion sensor over the knock sensor model. At least the motion sensor can act as a 'CCTV' too when there's motion along the line of sight. Cool gadget. Would consider getting one for my new house Thumbs up!

As for the wall between bedroom/living room/kitchen, also take note of structural/prefab walls which u can't hack.

Initially I got a good buy at bedok, directly opp the future integrated sport hub and community centre. A good catch as its juz across the road to bedok central (considering the big diff in price by juz merely a road). Too bad was played out by the selling agent so couldn't get it in the end. If not, definitely could also yield good selling / rental price in future. Had gotten another 3NG (high floor and reasonable price). 1st apptm on 24 Aug. Looking forward to start my reno journey too
  14. Sad to hear ur bad experience. Not being biase but I guess it's pure bad luck that the batch u received/order had defects on them. But it's still HK's fault for keying in the wrong orders (nonetheless u shld hv checked the invoice too). Also, after sales attitude shld improve also. Anyway, as a precaution, we hv to thoroughly check all the items received when the orders arrived. It'll be tedious but no choice. At least after we had checked, anything that happens thereafter, we'll knw it's the contractor's fault, rather than grumbling ard all 'suspected' parties. LL, no choice hv to be on the ball and spend more time on such things since the house is gonna be with us for minimum 5 yrs. Hope all issues can be resolved amicably soon and u'll hv a great moving in to ur new heaven
  15. Could the reason being ur tap is too high? If yes, limiting the vault might not help, unless u wanna invest in another tap.

  17. Welcome! Er, I'm confused btw. U mentioned balloting? ... and 38 yrs old flat?! So it's a resale or... ?
  18. Also to note if u are retaining the existing kitchen tiles: make sure ur ID hv similar tiles for replacement cos there's bound to be some hackings, eg removal of existing cabinets, sink etc, which may damage the existing tiles.
  19. One way to check is ask for the floorplan of the unit u keen in, either from the owner or u can purchase directly from hdb website. Another way is to find out frm hdb, the technical officer of ur desired purchase unit. Then ask the officer on the wall(s) which u wishes to hack whether is it prefab or structural wall(s). Do be mindful that there are instances where the floorplan doesn't indicate bold line (ie structural wall) but end up is prefab wall and can't hack. Best is to check properly before signing OTP.
  20. U can't extend the toilet to the utility room cos of the wet area policy of toilet. Anyway, u cant hack the utility wall cos its prefab. U may wish to hack off the wall between the toilets, and extend out the wash basin into ur mbr. Also to hack and shift ur mbr/common room wall to make ur mbr bigger. Juz some ideas u may wish to ponder abt.
  21. Welcome, fellow 3-roomer. Frm ur nick, I presumed tt u are a lady? If u doesn't cook much, u may wish to consider doing open kitchen concept, as well as hacking the wall between ur mbr and common room. These will open up ur unit to make it widen for a typical 3-room hdb. Since u hv pet, keep ur theme and furnishings simple. Probably u'll need lotsa space for the little one to roam about Hv fun.
  22. Yes, u likely need to extend ur kitchen into the living room cos the 3I kitchen and living room length are much shorter compared to 3NG (kitchen abt 1.2m shorter, living abt 1m shorter). Also, extending into living room will make the living smaller and shorter. Probably an island might not be suitable for ur 3I unit, although the width of the kitchen is sufficiently comfy at both sides for an island. U may wish to put forth the idea to ur ID to see if he/she can work out some designs for u to make it possible to hv an island. Hv fun revamping and renovating
  23. Thks guys. Had decided on which ID and gotten a rough quote. Gonna do a total revamp of the unit which will be costing me some mid $40plus K. Anyway, wrt the pipes, most are air vents and since I'm living on the top floor, shld not be a prob to re-route them. Hope no hiccups frm HDB side. I wun be renovating that soon, probably by Dec then will start. Hope will be able to complete in time before the CNY rush where all the workers are gg bank Msia/China. Had a brief discussion with my ID and will be doing some adjustment to the kitchen design. Stay tuned for island kitchen for 3-room! Whahaha... Hope the plan will work out well.
