  1. Do you mind share with us if you have any photo? I am also planning to do L-box with downlights, cove lights and ceiling fan.
  2. Have you checked with KDK? Got any quote from them or other ventilation fan supplier?
  3. 1. No need to strictly follow this one. A direction good for you may not be good for your husband. Some bedroom do has contraits on which side to put the bed. So check your room layout first, if it left you no choice or only two options then easier to choose. A good direction may end up putting your bedhead against the toilet wall so just forget about it. 2. You need a compass for this. Take it on your palm and standing and the center of your house, to get the direction of all rooms. 3. Sorry this one I also don't know. 4. Do you have any space on floor for book shelves? Even just half height will do. 5. Do it practically at points you need it as long as the positioning do not cause any disturbance to you & your family.
  4. 1) Absolutely not right. Dining area is one of the area at home to collect wealth. Fengshui believe if your dining table is facing main door directly, it may cause some obstacle in your career. While some believe the 'qi' coming from main door when crash with the 'qi' at dining area, it might cause family member travel more frequently overseas, hard to get together for meal. 2)I don't think the mirror is mean to point at you. Try not to be bothered about it.
  5. me too... tried some of their sofa but bit too hard, not comfortable. The price of their 'marble' dining set is slightly higher than Star Living. I rather buy at SL since feedback is better. They have one floor all display zen style furniture but I didn't visit it so cannot comment.
  6. You are right! Food expert will take note of whether a nice chinese food have enough 'huo4 qi4'(wok fire) to bring out the taste.
  7. Hi advanze, we have a 2 panel sliding window at dining room and in our opinion it is too small because wind can only come in to the dining room and also our kitchen through space of one panel. Can you quote price if we want to change this 2 panel sliding window to casement window?
  8. Thanks siongboon for the good answer. We want to have cove lights in our new living room and was puzzle with this T5 term but haven't had time to search on it. Thanks thanks.
  9. Try the brand Relite. http://www.relitespecialty.com/product.php?cPath=32_35_37 We have been using it in our living room for almost 10 years and still working fine. On the fan it is printed Made in England. Not sure whether it is still made from there nowadays. Because it is left by previous owner so I don't know how to get it.
  10. Maybe you want to try 3M hooks? Easier to remove and will not leave 'stain' like blue tag. They have either white color or transparent so look better. Try search their site to understand which one suits you. You can get them easily from fairprice supermarket. 3M General Hooks
  11. Follow the guideline here then you can learn & test how to upload image in this forum. Very useful! Guide on how to upload photos in renotalk
  12. All the prices are marked up around 10% for you to negotiate it down if you really want to engage this ID. By the way, there are few items I noticed the quoted price is far too high than average. You better search around. 2 Supply & install 02 sets shower sceen $1,400.00 Is your living room very huge? Maybe you want to check the psf price for the flooring because I wondering why your living room is bigger than total 3 bedrooms. I am not very sure too because I don't intend to do laminate flooring but perhaps you want to double check on this. 3 Supply & lay new berry floor hydro plus laminate @ living $4,225.00 5 To supply & lay new berry floor hydro plus laminate @ 03 bedrooms $3,079.00 For painting, better check which type of Nippon paint will be provided unless you are not particular on this. Some contractor will want you to top up $$ if you want better range of paint. Supply & install kitchen solid surface work top with intergrated sink base on 15ft $1,800.00 Also check with your ID which brand of solid kitchen top will be provided because $120pfr shld get a good brand I think. 30% of Contract Sum upon Signing & Confirmation/40% of Contract Sum upon Commencement of works This means 70% $$ will be paid once work start. Don't you think it sounds risky to you? Anything you find not to your requirement on site during the renovation may not be fully rectified then.
  13. Do you mind sharing the latest price? How much do they charge for one toilet wall? Thanks.
  14. I think what the dealer told you is true. Because I doubt RB-3SS is stainless steel! We have scratches on the hob within a year, at the middle of the hob and bottom left (near brand name printing) because we tends to put bowl/plate on it when scoop out food from pan. I wondered why scratches came out so easily so I tested out using my fridge magnet. It didn't stick... But when I try it on the Rinnai hood, the magnet stayed on. The fire is good for chinese cooking. We often use the 2nd burner, the one at the middle. The fire is big enough for stir fried yet small and controllable for simmering of chinese tonic soup for hours. Sometimes we use the left side burner if we need to cook two things at a time. But the fire is too big to me. This burner has two rings of fire. If you turn on both rings, the fire is too strong and easily stain your pots. It burns my porridge too while the middle burner perform well for cooking porridge. Most of the time I use the inner ring (small fire) only for cooking but even its smallest fire is still bigger than the middle burner. Not sure the reason why you like the placement of RB-3SS or 3SI. Perhaps it is personal preference but sorry to tell you that the right burner is almost useless to me. We may use the middle burner for 100 times but the right one maybe only once. FYI I have >10yrs home cooking experience so I go for something practical than its appearance. But of course I also cannot compromise to something that I think is really ugly although it is very useful lah. Reason why we (same for my mother) don't use the right burner is because it is too near. If you use pan, the holder will stick out and you have to stand a distance from the hob and it is a bit funny lah. Also if you stir fried something on this burner and the food drop, most probably it will drop on the floor or land on your foot. The placement of this burner is not at a safe position. We don't find it comfortable to use. Also since the middle burner is the best to use (because its fire) and it is too close with the right one, so it is really difficult to use both of them together. Another comment is all the burner turned rusty over time. Quick fast although I don't really remember when did it started. But I don't care since it doesn't affect the cooking process and its end result. Only when I do cleaning after cooking then I may sometimes sigh....it is not too nice to see but never mind when I place a pot/pan on it I don't see it anymore so don't care lah. We first used the old hood (forgot the brand) retained from previous owner. It was performing well until we were advised by fengshui master to change a new one when my bro got married. The current Rinnai hood is noisier than the previous one. Sometimes it disturb me from hearing the sizzling sound when cooking which more or less affect me to judge whether the fire is too weak or too strong. For quiet hood I am aiming at Electrolux. But the low noise model doesn't look so sleek compare to its other models. I am not sure whether to get this at the end because I haven't start shopping. So far I only compare spec from its website.
  15. Hi, we are using Rinnai RB-3SS at home for about 4 years. What would you like to understand about this hob? Regarding the hood, we are using the RH-90ER model. I don't know exactly whether it is RH-90ER(MS,G,S) or RH-90ERi because it was bought by my bro & sis-in-law. I find it quite noisy which I don't really like it so thinking will get myself a low noise hood for my new home.
  16. First of all you didn't mention which price is higher. Based on the condition you listed out, I assume budget (COV+reno+valuation) is not a major consideration factor here. Assuming you like both of them and put aside other factors like budget, distance to workplace, any good school nearby for kids and etc. If I were you I will choose A. When I consider whether a flat is a good buy, at the same time I will think whether it is saleable in future. Some ppl just don't like low floor. From our flat hunting experience, low floor tends to offer lower COV so I am a bit surprise when you say B required higher COV. I guess your far north refer to B.Batok?? Other than that, low floor unit also take longer time to close deal. Nowadays resale unit can be grab away on the day or next of the open house. But we often see low floor unit appear on ads again for more than a month. Since both are low floor unit, then my major consideration will be the location. So to me A is the winner.
  17. The outest track of my sliding window is not fully enclosed. It is 2~3cm shorter than the inner track so you can see an opening at the end. Sorry I don have time to take photo to show you since your contractor will be coming. Also couldn't find any picture online so hope you can understand what I mean. I don't know whether the main purpose is to prevent water trap in the tracks but I find the opening useful when doing cleaning. It helps me easily pick up dust collected along the track by small broom or a piece of clothes. So I can clean the track very quickly without the need to pull out and put back vacuum cleaner.
  18. Ikea, courts, ebay, egg3, iwannagohome, any home decor shops or souvenir shop at museums. Other than framed picture, you can hang framed photos on the wall. Be it your family photos or nice scenery photos taken during vacation that reminds you those happy moments. Spend more $$ if you have bigger budget by getting some artworks like those selling at molecule. Alternatively you can just DIY an artwork if you have creative hands. Depending on decor theme of your house, you may put something with vibrant color if your dining area is a bit plain. You may also try putting something in black & white if you want to have retro feel. Else just paint some patterns on the wall like this:
  19. I see...thanks. In that case cannot use your quote to negotiate with my contractor bcos sure they won't believe this price. Anyway feel glad for you saving quite some $$ on that nice flooring!
  20. hi jochua, welcome to yishun. Wow, you are doing parquet flooring! Is it expensive? It seems like you are doing a lot of things but the damage is only $30k. I think I need to do more homework before negotiate with my contractor. Do you mind sharing how much is the psf price of the parquet flooring? Thanks.
  21. I personally scared to put anything on wall near the bedhead because scared it will drop and hit me! So can only admire this photo but can't do it for my new home. But intend to put scenery wall murals elsewhere probably in kitchen, and even toilet... if manage to find a cheap way to do it. One of my friend put 4 or 5 Santorini wall murals at his dining room, each about a 8R photo size. Quite nice, make us think about ocean & holiday. Feel so good..
  22. Thanks thanks. Nvr mind about the mistake, good that the price is not majestic. Just started searching for furniture so will take note about it when I have chance to visit Sg.Kadut. Have you manage to find any Santorini wall mural? That's a pretty nice idea. I got this picture online, it is a beach resort
  23. I am looking for white color bedside tables and I like yours. Do you mind sharing where & how much did you get it? Also your shoes cabinet. At first I thought you bought from Star Living but you wrote Majestic. Where is this Majestic? I tried google it but can't find from Spore site.
  24. Hi littlegreenpea, welcome to Yishun. Glad that your balcony is facing the park. I like the design of your MBR, especially the color tone. Very nice!
