  2. are you going for wireless ? if not, then might as well do all the electrical works at one go instead of piece-meal ... yes, for peace of mind, just do it !!
  3. is there easy access to your attic from neighbouring hourses ? if yes, do it. I guess it does not cost that much more to alarm an additional attic - for peace of mind.
  4. I guess one way is to look at their previous works and see their presentations and quotes ... if u have talked to a couple of desing-n-builders, you will already know some indicative and would be able to tell if some coy is pulling a fast one
  5. I think it's hard to say whether it is expensive or value when it's just a figure ... did they say what is entails and what material used ? I guess off-hand, it is hard to be as accurate as possible ... but I do agree 100psf is on the low side taking into consideration today's frentic construction frenzy ... 2 years ago, when I asked, I was quoted between $130 - $180psf and some excluding some professional fees which will come up to additional $20-$50K Can call 97636688 Ray for discussion ... nice and friendly guy.
  6. that's always the ideal situation but in reality ... often hard to achieve ... but even rentals everywhere have gone up ... some shockingly high !
  7. Hi Archer, go for it man ! Ask that agent to get $2.3m for you lah .. who knows ... you might be lucky .. then u'll have dilema where to buy ... kekeke My friend's condo, got enbloc for $x, happy as bird, and then paid exactly $x for another condo ! back to square one ... kekekeke
  8. with prices going up and up ... sellers must be enjoying seeing prices of their homes rising .. but one gets brought back down to reality when u see the price u need to pay for a new place after selling yours ! so in the end, it's still "Sell High, Buy High" or "Sell Low, Buy Low" ...

I think for property, like it or not, the age-old mantra, "location location location" rings very true ... but prices have shot thru the roof in most instances ... unless one has endless $-pit ... With the enbloc craze, who knows, the next big thing cld be enbloc(ing) the smaller older terrace houses ? For long-term housing, i think our concerns will be a little more open .. (eg) nearer to parents, amenities, etc. But sometimes in the buying and selling, the agent plays a part .. if u get a good one, i think the chances of it being sold and at a reasonable price is higher. Get a $^## one ... then good luck ..
  10. problem is it's getting harder to spot genunie seller ... everyone is trying to cash-in and who can blame them ? As someone said, if i hike my price to $x dollars (even if it is not realistic), who cares if someone who can afford wants to pay for it ? so alot of sellers are joining in the fray .... just seen 1 yesterday, man, it's unbelievable .. but the owners are adamant they want a certain price for it and would not even want to buldge a cent lower ! kekeke ... me honest take it is worth at least a good $250K below what they are asking.
  11. But some agents really CMI .. when i sold my flat, i had this agent who i thought (then) was super pushy and aggressive. But she manage to sell my flat at almost the price i wanted. SHe really made sure the sale went thru ... My current place, this agent super lousy ! so many viewers and cannot even close the deal ... even had 1 offer that was slightly below wat i wanted .. thought he wld have been able to nego or work out something but still the deal just fell thru Yes- there are tonnes of agents out there ... getting a good one is almost like kena 4D !!
  12. ya lor ... if me sell at that price .. quickly buy 3 room HDB flat, sell off car and hibernate .... wahahaha but rain .. sometime pple do the weirdest thing ... so i do see the odd property that i am surprise pple actually spend the kind of money they do to buy it ... so maybe i try to market my place soon ... $2m also ... maybe i lucky too ... !!
  13. well .. it will play into the hands of the rich savvy people .. who are now sitting along the sidelines .. waiting for the dip and then going-in for pickings .... yesterday .. saw another advert for a 1-str semi-d land 3000sf asking for close to $2m .. suburban hor ...
  14. That is true .. it will be interesting to see what will happen when all the new properties come into the market 4-5 years down the road ...
  15. personally i think u must like the place and the numbers ($$$) falls into yr budget rather than asking someone if it is worth it. generally i think the prices of properties these days have gone bonkers .. esp for some house owners. You shd see the prices they are asking ... out of curiosity, i went to view one prop in D19 .. 2 storey CT, land abt 2xxxsf, almost 10+ years and last reno done almost 5 yrs ago. I shall not disclose exactly how much they are asking but it is much(2) higher than $1.6m ! if the owner manage to sell at their asking price .. they'll be all the way to the bank !

  19. I kinda agree to unless you have some construction background and have some personal contacts int he industry. Opt (a) wld be fuss-free and you only have one contact person to deal with. If it was me, I wld leave the structural and major items to the professionals and only get involved in the aesthetics and interior. But I still being involved wld be an exciting and enriching experience ...
