  4. hi applefreak thanks...they still getting used to the place...quite happy la cos easier to manage than our old place, many food outlets around as well... next step to do is to know our neighbours...got quite a few complaints on the reno for the noise generated, even on the day we moved in, pp complained got noise.... time to make good relationships liao...

Hi iceprojeckt have pm you my contractor's contact... overall the parts of the house which i like the most are their tiling and plumbering work cos the workers are responsible and don't any how do things lor....i did not have time to check on them much but the worksmanship turned out to be nice...i can sense that they took pride in their work, which is quite surprising to me in a way....jo is also a responsible and responsive contractor, so quite happy with their services. all the best to your reno then...
  8. will update more pics when we move in this weekend... i want to show my appreciation to my contractors - josephine and james from markwell design and contract, for helping me to rush this reno within 3 weeks, think they have been very supportive and always bear with my short temper at times....overall the reno experience this time was pleasant and well...thanks Jo and James!

  11. hi eskey just pm you...i paid $50 but i got the kind of new lock and key for those new flats built by hdb, so quite good. compared with the last round for my own flat i also paid $50 with another lock smith but he gave me those normal lousy lock and key and he told me he will charge $85 for those new lock used by new flat regretted lor but too lazy to change another one for my own house.
  12. Locksmith services... i had my lock for letter box changed and want to recommend this excellent lock smith uncle, Mr Tang from MasterDe Locksmith Service. Got his contact from NTUC Income, Home services page. not only he changed the lock for me, he even delivered the new keys to me to my house at night! excellent services! something i did not expect! he even offered to bring the letters in the letter box to me! those of you who are interested can look for him to change your lock! Great guy!
  13. no time to survey the house till today after work, make a quick check but since it was going to be night time soon, took only a few pics with my phone, think effect not that good plastering has been completed for majority part of the house, will required some touch up here and there, electricial wiring has been done, wall tiles are also done for kitchen, workers will be speeding up to do the tiling work to complete before end of next week so that we can install the aircon next weekend. some pics to share: outside the flat, along the corridor, may want to use the remaining paint to make it cleaner as it is quite dirty.. view from main entrance, wall bet kitchen and living room has been hacked, will be replaced by glass door and fixed glass panel, visually it should make the flat look longer and brighter... complete wall tiles for kitchen...simple shining white tiles with wavy curves on the tiles, can't really see from the pic tho plastering completed for the master bed room but touch up will be required cos there are patches shown up on the wall, am checking with my contractor on what are those patches... that's all for today... oh yes, went to order 2 wardrobes and 2 metal shelving for utility room from v hive today as well...within budget and like the designs, so ok lah, no complaints
  14. keke, great minds think alike, will be getting my lightings from ikea - getting those pendant lights, easy to change bulks for my parents cos dont need a ladder to climb up... will be going harvery norman these few days...thanks for the tips, will check with the sale pp there on the display sets...for my own house, i got from those neighbourhood shops but actually it isn't cheaper by that much and need to pay in cash, was thinking I might as well buy from some bigger shops to get my points for credit cards this time, hehe, may be can get vouchers... now head ache on furniture, thinking of getting those wardrobes and dining set from neighbourhood shops, saw a few not bad, so quality is not that bad after all...no point getthing from those high class ones cos my parents won't appreciate any way another place is v.hive, can pay via installment i think...quality ok, can tahan there is proper maintenance... looking forward to my site survey tomorrow after work, hope can catch some time to take photos as well

G'day applefreak ya, it was a good quote cos i told her got budget constraint, so i am willing to settle for those tiles which is $2/psf. she was quite nice and helped me to get those offer tiles which was previously costing above $2/psf and i managed to get something which we like, simple and nice. Of course, I must also cut down on carpentry cos that will cost a lot and also lower my expectations of build in stuffs, can't expect too much...must let my contractor earn a bit la other than above, my laminate flooring for 2 bedrooms is direct contract from Power Dekor (support my bro-in-law's friend tho i know possible to get cheaper quotes for some other lower quality ones) Overall, with aircon added in and purchase of kitchen and sanitary wares, so far I will be spending about $23k, excluding furnitures, electricial applicances and lightings which will also be getting bargain ones... wow, reno is like bleeding blood....

  17. hi junkay thanks...being small has its advantage, at least my old folks do not have to clean too often...and considered the price we paid for this flat (we got it before the price of 3 room flats in TP hit real high with crazy cash above valuation), not much complaints la! yep, the bed rooms are indeed bigger and quite airy, so we learnt to count our blessings la hehe, no big budget, so no ID, just a reliable contractor was all we can afford...she has done my own house, so i can trust her...though this job is small and i had budget constraint, she tried to meet my budget and needs...now really looking forward to see this flat done...btw, this flat was really raw, no floor tiles at all in the living and bedrooms, nor kitchen...the only tiles are found on the kitchen wall, the upgraded utility room floo and toilet's floor and wall...so we need some major overhaul in these areas.
  18. sure man, twill share whenever the pics are there progress so far for the last few days: the hacking has completed and now doing plastering for the whole flat; next week onwards will be doing the tiles for kitchen and living room and utility room; hopefully will be doing the cement stove/sink support as well for next week...regretted not doing that for my own house, actually it can done quite nicely if the right tile is being chosen and it is more hardy and durable than solid top with sink... any way...time to move on... cheers

  20. hello there it's in Toa Payoh...yep, the kitchen is really small, so we will be hacking away the wall in between the living room and kitchen and replace with glass panels... we want more light to shine in from the kitchen so hacking away the wall should help lor...

Hi every one my old folks just got a resale 3 room standard flat at central area. the handover was on 10 Oct and immediately after handover, we started the hacking and rewiring. below is the floor plan of the flat due to budget, we will only do a simple reno and hopefully it will turn out to be a cozy dwelling for my old folks... will upload more pre-reno pictures once i get them... am getting the same contractor who did my house reno to do up this flat as well...so far quite happy with her services and quotes and she is able to value add...value for money... looking forward to see the transformation...
  22. Just a general question, post 1st appt what will be the likihood that the transaction will not go thru? besides owner back out. Just curious, will there be a confirmation from HDB before 2nd appt and how long after 1st appt to receive that confirmation....any kind soul to advice hi, my parents are also waiting for our second appt - completion in sept and same questions have been posed to my bro-in-law who is also our agent, not becos we did not trust our seller but cos one of my friend actually got cheated by his seller when the seller backed out the day before the completion tho 1st appt has been done. and the seller actually took more than 5 k deposit from my friend! for their case, my friend actually got a lawyer now to sue for the flat and they refused to lift the caveat which is already on the flat. they afraid that if they lift the caveat, the seller can used the same trick to get other buyers to pay deposit and here goes another victim, so they decided to sue for the flat once they determined that they are being cheated. according to my bro-in-law, if the trans is handled by hdb, meaning no bank is involved, hdb can assist to mediate such a situation, but if you use bank loan, most prob you need to hire a lawyer, like my friend... but let's always hope for the best!

  24. hi, which robinson you went to...do they have light colours for the string curtains? need to buy one for my parents' resale flat cos we are going to hack one more opening at toilet for convenience of old folks, but want to cover up that extra toilet door cos it is facing the main door...haha
