That's the fun part i guess. =) yeah i noticed.. i'm just thinking that you could try to draft and see if turning around the foyer looks good. I think alot of condos nowadays might have such a design + it adds alot of light into the house.

oh yeah. that i still agree.. recently had a flyer that was designed like some chinese couple want to buy flat.. turns out that the person is actually an agent... found out when i googled the mobile number just in case.. -

400k for a 3 Room? No way regardless WHAT it looked like. thats like 15% premium on the valuation. up to 10% premium I think is still fair. that 10% premium would have to include layout/location/floor level/condition. -

The last property cycle was different. Demand was local and asian buyers and the crisis was predominantly asian. This crisis although global, had less of an impact on local property prices. -

Marine Parade is crazy.. recent week saw 100k to 120k COV... Cypher how much did you pay for yours? -
Depending on the area in Kembangan. I used to live near Lengkong Dua. It's a nice quiet area but amenties are sorely lacking. Food is still decent with some eateries nearby, Nearest shopping mall would be Parkway Parade. It's nice for people who wants to live in a quiet town. MRT is available. Community Centre nearby, Telok Kurau allows access to east coast / ECP Still Road allows access to ECP/PIE depends on which north area you are working at though. PIE/CTE can be a ***** in the morning where-ever you stay.

oh well.. i wouldn't buy a ground floore unit, much less a premium for it. I'm not a sucker for high floors so it doesn't matter for me. I've got a fear of heights. lol. -

Less than 500k for an EM is pretty bang for the buck in today's market. Sometimes, its the agent, sometimes it's the seller but then again, it's a COV merry go round. If i'm sellling my place and can't get a decent COV, I'll get wham-banged when I buy my next property. LMAO. You are absolutely right.. I've been looking at some Marine Parade 3rooms / 4rooms and they are asking between 30k to 80k on the COV. Plus 80% are in original conditions. It's a rampant property market and i think we should be objective when we pay the COV. I'm think betwen 5% to 10% would be reasonable if the flat is in decent condition and higher floor. Imagine, 2nd floor also asking for 40k COV. -

It's actually quite easy if you have the right drill and drill bit. who would want to come over for 10 bucks for drilling a couple of holes.. *chuckles* I think you would be better off asking a friend or family friend to do it if you don't want to pay the 53. else, just pay the 53 and get it over and done with.
