I got offered also before I bought my place. SGD10k cash. 25k below valuation. My friend said its not legal.. and i didn't know.. but had to ask around coz i was at first wondering why ppl would do that... lol.. -

Its the staff. Most banks operate in a similar manner when it comes to processes for mortgage loan applications. You guys got an EXTREMELY inexperienced staff. On the other hand, I've never heard of a bank calling up clients to do a reference check. Its not necessary in most cases. CPF statements and NOA should always suffice. If both your income suffice, no need to declare the other income. -

Dude, thats a nice area too. I viewed somewhere around that area too.. i think really next door type.. but can't remember the exact unit or block.. lol.. I won't be surprised, due to the market uncertainty.. more people going over to HDB.. hence teh prices.. sometimes i wonder if its worth to pay over the hill money for HDB.. oh well.. i'm a poor bloke.. always looking for the cheap green and good lobang.. heh heh... if you can wait.. why not, you could meet someone desparate like i did. -

Hi cheng73, I bought at simei and warrior is correct.. i bought around end 2006. problem now is private market has alot of ppl selling but not really alot buying.. hence this has caused a conumdrum whereby we see ppl who were initially looking at private coming over to the resale HDB markets. thus, hdb prices today ar still looking for COV esp in prime areas.. its just a really bad time to look for properties now in my humble opinion you are correct. 1) seller was desperate to sell due to getting a condominium. I offered him a take it or leave it deal. Expires moment I leave the house. 2) i thought that private market was moving quite fast and I had to make a decision asap. where around are you looking at? -

If basic salary exceeds the 8k level, then pretty unlikely that an appeal is successful. If its more like variable components that exceed the 8k, then quite possible to argue and get it appealed, had a friend who was in such a case. Consider buying a smaller unit if the amount to fork out is abit out of your budget. I still think there are properties around that do not require any top up on the valuation. I bought my just around valuation. Currently, there are alot of sellers for private properties.. buyers are taking a back seat. you could want to wait awhile? Nonetheless, you can try and appeal with regards to getting hdb loan. -

Personally, I think the Hitachi Plasmas represent pretty good value for money. Ultimately its a matter of choice. We were looking at the Hitachi and Pio 427 plasmas.. End up getting a LCD because we were concerned about burn in, while understanding that nowadays its a pretty well taken care concern in the new line of plasmas.. the other issue is the degradation of the contrast over the years due to the phospers... so we ended getting a 40" S8 Samsung for around 2300, we thought it was a pretty good buy... -
warrior88, I don't dismiss what you have mentioned. personally, as long as the people can get the job done, I also fine. Then again, I agree with you about people who go on creating a low moral environment. Plenty of these people around. I always feel that people who have time to chit chat and most importantly, gossip; definately have too much time on their hand. Busy people and high fliers normally don't do that anyway.

sound quality is good. esp as alot of other speakers and audio companies like to make their products downside compatible to ipod.. like bose.. I think options wise Apple has a definate edge compared to creative. personally i think that sennheiser is good enough for headphone listening.. lol... you can always go to the apple shops to try out their Ipods.. asthetically they also look better than creative.. if its me, give me an ipod anytime..

Sorry to butt in.. lol... if you have a slightly bigger budget.. go for the iPOD video that has 30GB now selling roughly less than 400.. 370 range i think... per dollar its very worth it... if not the 8GB IPOD...... 2GB is really too small. get a cousin who is studying to buy also can.. i think apple has a tertiary price for students.

The LCDs are selling as cheap as they were previously.. I bought a Samsung 40" S8 series just 3 or 6months ago... at another computer / it fair.. and it was only abt 2300+ at that time.. -

Thanks not true. One local bank raised its floating rates at least 5 times in mid 2005-2006. Generally all banks will raise interest rates if cost of funding goes up. Using the broad stroke to paint a general picture is dangerous advice for many of the folks here. The package under stanchart is pegged to the SOR rate or the Singapore Swap Offer Rate. Its a transparent rate that is published by MAS. Saying that Stan Chart increases its rates more is 1)damaging to its reputation 2) unfair as the the SOR rate as i mentioned is a MAS published rate. There is no way the bank can raise its rates unfairly. in fact, they can lower the interest whenever the SOR rates drop and it does fluctuate. Whichever package a person is going for, its ultimately the person's perogative of choice. For everyone looking to get a housing loan. please understand the techniques of how housing loans are structured before commiting and signing on the dotted line. -
Its a bond. Bonds are an instrument that goverment or instituitions use to raise cash. Its like an IOU that means you "lend" the government or instituition money and they will pay you an interest on your capital. its one of the safer type of instruments. Typically higher interest means higher risk. lower interest lower risk. Olam is a listed company and if you buy their bond at say $102.. then they pay you maybe 3.6%p.a... after 1 year example they return you your money at $100. If you average out the return, its about 3.1 or 3.2%.. thats called effective yield or yield to maturity. the risk is default risk. meaning company or government go bankrupt. if not. its interest rate risk... because if interest rates increase, par value drops. if interest rates decline, par value goes up...
