You will have to ask HDB with regards to that. Typically Mortgage Insurance cover on death and total permanent disability, Not major illness, hence the likelihood of rejection could be slim. The probability would be loading; an increase in premiiums due to the higher perceived risks. Normally HDB requires a Mortgage insurance as long as you are using CPF to pay your monthly loan instalments under the Public Housing Scheme I suggest you to call or send an email to hdb for your enquiries. -

Dear looney, Please let me explain to you the problem. 1) It is against the Mas Notice, meaning illegal. That one use an unsecured facility to borrow and pay for the first 20% of a property. This is to prevent rampant buying of properties and to curb property speculation. 2) For bridging loans, if you have not sold your property, how do you expect the bank to lend you money? If they do, it will be a contravene of the MAS notice, meaning that bank is commiting an offence. Hence, the only way is for you to sell your property FIRST then go look for a new one at the same time. Hope that answers your questions.

As mentioned, try the Jamo/SVS combo. You'll have to ship in the Jamo though. But i think i will be well worth it given your budget. A soild woofer do make **** of a difference.

if you're having a budget for 2k for speakers.. jamo speakers can get 5.0 below 1 grand.. then spend the other 1k++ on SVS sub. =P

1) It's Mandated by law that when you are purchasing a HDB resale, a valuation is required to complete the sales process. 2) Valuing a property is important because it is a view of how much the property is worth due to it's location, condition, floor, amenities around the area etc. 3) The value of a property is also determined on the buyer's willingness to own that property. There is no hard and fast rule. Some people like a property so much they are willing to pay more. Not for others. 4) There is no magic rule to get a higher or lower valuation. It really depends on the valuer and market sentiment as well as the location etc all mentioned in point 2 I would suggest that you look around a few properties to get a better understanding. and you can read more here HDB Rules and Regulation Cheers

Nothing's free in life. Your probably will end up paying higher maintenance contracts or a maintenance contract that is unfavourable or locks you in for a couple of years. -

1) Different banks have different law firms on their panels. 2) Some law firms are on multiple panels of banks. 3) Every law firm has a different level of indemnity that they purchase to allow them to act for loans up to certain amount. 4) Using the law firm on the bank panel will typically time and cost instead of you using one and the bank using another one. 5) You can choose to submit your law firm to be on the bank's panel but then again it might not be advisable because that could take time for the bank's compliance department to approve your law firm on their panel and could delay your plans. Most law firms would be able to assist on conveyancing matters. If you are afraid, you could ask friends to recommend or even go for law firms that are larger or more reputable. Legal fee is a sticky one because sometimes banker can negotiate lower rates sometimes they jack up. Same for mortgage brokers etc. I hope that answers all your queries. -

Not all banks have in principal approvals. But as long as you Debt to Service Ratio is ok (meaning can cover installments..) Should be ok. You just want a piece of mind right? -

legal fees will set you back between 2k to 3k. at the same time you still have to pay back the fire insurance and your valuation fees. add up should be around 3k to 4k. you are talking abt repricing. repricing with the bank seldom yield the best option because they know that you will reconsider if you still have to pay back the fees within the 3 year clawback period. unless you reprice after 3years, that's a different story. if not you most likely get 2nd rate mortgage package rather than the existing. by the way what do you mean by 33% why envy me? lol. i'm quittin... -

SIBOR and SOR now quite similar. should have checked out the SOR rate packages in the market. Remember that when you refinance before 3 years up, you got to pay back legal fees + fire insurance + valuation fee... hope that your legal fees were not that expensive. -

less than 80% is better. you get the 1.5% fixed first year. if you loan more than you'll get the 2.1% fixed first year. good choice -

the banks don't give the valuations. The valuers that the bank engage give the valuations.
