  1. Thank you zirhk3355 for enlightening me. Oh are we talking about a rental of $2.5k and above per month? If not why the agent did not collect any comm from the tenant that he brought in?? There is no co-broke, only one agent right? Yes it's above 2.5. I did not engage any agent. Like I said, if you felt your agent really didn't do anything, then don't pay. Providing the standard agreement is NOTHING; I can also provide to you leh, are you going to pay me comm?? Hehe... He has done a lot of things for his client (my tenant) not me. Brought him to view twice, requests for furnitures and fixtures (which most of it not asked for by my tenant) and I think even helped him to register for the utilities. He acted completely to my tenant's interest, including bargaining for a lower price. That's why in the first place I thought he's the exclusive agent for my tenant, and I don't have to pay him. He didn't mention anything about the commission to me till the signing of agreement. Does your tenant has a copy of the agreement? If so can photocopy mah, hehe. Or you can download the standard agreement from the web and sign it again with the tenant. If I don't pay him, then I will become the bad one. I just want to pay him on behalf of my tenant cos I didn't receive any service from him. That's why I think his service only worth half month rental (should be less then that). Lastly, what GST are you talking about? For the comm? Did the agent gives you any tax invoice yet? If so, then please tell your agent to go eat **** because in this case, the general rule applies and you only pay 5%. Go check it out on the GST website; its all clearly stated. He didn't give me any tax invoice. I've tried checking the website, but still don't understand what do u mean by "general rule applies". Can u enlighten me further? Thanks.
  2. I did not sign any document regarding the commission. He said that the tenant didn't pay him, I've checked with the tenant and it's true. As I've mentioned, he came up with the standard tenancy agreement but I provided the furniture list. The agreement is still with him, if I don't pay him he will not return me the agreement. If I don't settle it by tomorrow, I'll have to pay the extra 2% GST on top of the 5% now.
  3. I advertise in the newspaper, make appt for viewing, and come up with the furniture listing. Except for the agreement which the agent just do the cut & paste for the particular I sent him thru the email. The reason that I'm relunctant to give him the commission he wanted is because he's not truthful, he lied a lot. The worth thing is that he make me believe that he can get me my asking price and persuaded me to give up my previous deal which I've already recieved the letter of intent. In the end he admited that he didn't bargain for me for my asking price. !!
  4. To quote from the Nation Property site (http://www.nationproperty.sg/), "there is no fixed commission rate for engaging the service of a property agency". It's negotiable! But many agent will tells you that "it's standard 1/2 mth for each yr of lease" If I'm to following "standard practice" then can I consider myself as my own agent and co-broke the commission with the agent, meaning 50% each? Tried asking for that but got treatened by the agent, he said that he'll bring the matter to the tenant and his agency, and that "you do such thing something bad will happen you in return"! BTW, I've already signed the tenancy agreement, my copy is with the agent, obviously he will only give me back after I paid him the commission that he asked for.
  5. I did not engage an exclusive agent to rent out my place. I do all the work myself. So is it a must to pay 1 mth rent as commission to the agent that bring tenant to you (for a 2yrs lease).
