To add on. Exclusive can hold your price better. Have you visit propertyguru and saw some exact same listings with different pricing? Thats because it has multiple agents marketing it. So if u r the seller. Would u prefer your unit listing with many pricing?
-
Exclusive. You commit agent. Agent commit you. Agent spends more on marketing. They put your interest first hand. Usually agent taking the exclusive are more stressed up if the unit cannot sell. Non exclusive agents tend to fight to close your deal. How to close the fastest? At the most attractive deal to the buyers which will eventually bring your price down. And non exclusive will not spend 50 bucks per advert as frequent as an exclusive. Some maybe zero.

Screw Up By Agent ?
morgulboy replied to green's topic in HDB New/Resale Flats, Executive Condominiums
Otp excercise cannot back out. Seller can sue the buyer for damages. Well a nice agent will not claim part of your deposit forfeited by the buyer. For this case more like buyer side agent fault. Maybe some comms breakage on seller side. -
Hi Darren, no prob, was worth the 16km drive there. Will confirm with u soon, as there are really too many materials to choose from. I just want to make sure I got the right choice.

My ID from ***** done this Chengal planter 2.5 years ago. Now, it is discoloured at the sides, some whitish lines r formed, and some lightening in colour of the wood. Now I am considering between WPC or Merbau Decking from this company http://www2.goodhill.com/index.php. I am contradicting between the advantages of natural wood and WPC. I hate the termites problem as I encounter this headache in my kitchen, so WPC is a better choice? I am also worried that the surface would be easily scratched as I use a roller rack in my balcony to dry my clothes, so natural wood is a better choice? I intend to remove my chengal wood to construct them into balcony shelf and deck up my whole balcony. Advices from the gurus please. Thanks!

I salute u in choosing and building up this theme so well. SO rare in SG homes. Thumbs up. Love the soft furnishings.

Pretty cool living area!!! Almost the real minimalist theme. Like the straight edge clean cut lines of the theme!

In my opinion, Minimalism needs a wide space with very minimal clean cut furnishings. In SG, many of us are either living in HDBs or Condos with very cramp spacings. So most of the time, Minimalism cannot fit into these. In-fact these so call Minimalism themes in SG are actually either called Contemporary or simply just Modern. If you are living in wide spaces like private housings, or maybe even the old jumbo HDBs, Minimalism theme will work. I seen many TS in Reno t-blog describing their theme as Minimalism, when I looked at their pictures, usually a big sofa in the cramp living room makes their Minimalism not Minimalism. No offense to them, most of them still looks awesome in my view. Sorry for randomly placing my 5 cents thought about Minimalism here.

Minimalism is very much misunderstood and mis-portray by home owners and designers. Thumbs up to TS for having much of his research photos about Minimalism right. AVOID image. Although I am happy with their designs. But I hate their service and integrity. Dishonest and try to hook up with another contractor we found outside to snitch some commission off them. -

Hi people, I would like to share my experience with IMAGE. My home has been done up the way I would like it to appear. But not without much dishonesty and underhand tactics from my ID. Like the usual story, so attentive before and during the start of the renovations, but his attitude changes after collection of money and ending of project. I understand there are many insiders from IMAGE n Ciiiiirsern here, so my replies to forum users might depend on my likings. -

Crystal Chandelier Less Than $400 Possible?
morgulboy replied to blackcar's topic in Home Furnishings
It is possible, but your "Crystal" Chandelier might turn out to be a Plastic Chandelier. -

I bought just a 400 bucks carpet from Winnie the funny auntie. Took 3 visits and few weeks on and off to decide. Yet her service was ever friendly and warm. She say she knew young people know how to research on the net b4 buying anything. So she says honest way of business is the only way. Bought a Rugg from her, made in China. We tried pulling the shimmers from the rugg, its not very easy to fall off. Went to another shop, the owner say made in turkey, we just tried pulling the shimmers, it drops easily. Then Winnie says China also got good ones, no need to bluff customers made in Turkey or Italy L O L

Thanks paddie. Guess i try Toyomi out next time. Anyone bought any Toyomi classic fans? Is the wind strong? noisy? -
I was tricked by a cunning ID during expo show last year. Forfeited almost 1k to them. The big boss of the company quote: "Did it came to ur mind, whatever contract, any contract you sign, u can just get away Scot free? without breaking any clauses any penalty". Approached CASE. They told us that its hard to win a battle with the accused just saying(cheating) us verbally. No black n white evidence. Anyway the firm and us gave way and broke the contract but poor us got to pay that sum of almost 1k. Those interested can search all my posts to find out who I am talking about.

Though I have not sign with them. Mr K said that for starting up businesses, trust and reputation is very important, so they will go all out for it. During our quotes bargaining they r willing to absorb more chargers compare to the other bigger firms we went to. -
