  1. hi chronograph, boy, i am not sure how old is my air-con. Only know that it is a sharp brand. I suspect that it could be my air-con too thus getting a technician to check as well. I have an instant heater and a water storage heater. Both are only switched on when we are going to use it. Fridge is a F&P which is with a 4-ticks sticker
  2. i had the same experience. it was a personal agreement between the seller and us. During the period of their stay, they paid for the property tax and conservancy charges. We didn't charge them rent. issues you need to take note of is whether the condition of the flat is still the same condition as per the last inspection. Best is to put everything down in black and white such as that it is the responsibility of the seller to ensure that everything is the same.
  3. thought that she might be the culprit too. but when we view the surveilliance camera recording, she is always doing household chores. so can't be her. furthermore, we dun have electronics devices such as radio for her. Also we do not have items like vaccum cleaners etc
  4. ya....i just started switching off all the switches rather than putting it on standby and see if it helps. But $280 is too dramatically high. I am even arranging for an aircon service technician to check if my air-con is spoilt or whatever coz i dun think my living lifestyle justifies such high payout....
  5. hi all....reviving this thread as I am totally flabbergasted with the past 2 months utilities bill i received. Thus thought that I seek your help and insight. My place is a resale 4-room flat. We are using the air-condition units left by the previous owners. In my flat, there are only 2 adults (who leave the house at 7.30 am and return at around 7.30 pm), a domestic helper, a 3-year old gal (who leave the house at 7.30 am and return at around 2 pm), and a 5-month old baby boy (who only comes back over the weekend). For the past 2 months, my utilities bill was $200 (Aug 08) and $280 (Sep 08). Our daily lifestyle is as follows: 1) 1 unit of air-con is switched on from 10 pm to 7 am every day 2) 1 unit of air-con is switch on for about 6 hours (2 hours interval or more) on Sat and Sun 3) washing machine is run either once every 2 days or 3 days 4) all other electrical appliances are on standby switch 5) 1 standing fan is switched on from 10 pm to 7 am every day 6) ceiling fan is switched on from 7 pm to 9.30 pm (approximately) 7) IP surveillance camera is switched on 24 hours 8) cooking is done 5 days per week thanks

  7. when we bought our resale flat, we also allowed the seller to extend his stay. For formalities (because HDB states we need to do final inspection before handing over the keys), we will still go and do final inspection. At the same time, on the day of the final inspection, we draw up an agreement to be signed between the seller, ourselves and the agent. The agreement states that the date of inspection was done on which date and the buyer (ourselves) reserves the right to perform another round of inspection on the day the buyer shifts out. This is to protect ourselves (i) that we had adhere to HDB's request that final inspection is done before handing over of keys and (ii) to protect ourselves in case the seller is nasty and destroy the house during the extended stay. we used a bicycle number lock during the renovation and replace the door eventually For my final final inspection (after the extended stay was over), my seller was not present when I did the inspection. The agent was the one who passed me the keys and open the door for the inspection. I dun think the buyer needs to be there unless the seller finds fault with certain things.
  8. it depends....they have different pricing based on the value of the item. for example, i bought my F&P dryer for $549 (no instalment) and purchase the 3 year extended warranty for $72. The 3-year warranty will start immediately once the F&P warranty ends in 2 years time. Thus, effectively, I am paying $621 for a F&P dryer for a 5-year warranty
  9. nope...not fixed price. You can always ask the salesperson what is the next best price of the listed price. But of course, if he is able to lower it to what you want, instalment payment option is out. Anyway, even if you buy from neighbourhood store, you also cannot pay by instalment. So might as well go to Harvey Norman, pay the price of the neighbourhood store and at the same time buy extended warranty...that's my opinion lah

  14. i am living in an old estate. Recently i saw 2 units (newly moved in families) renovating their house and they are installing 2 compressors. One outside the main living room and the other in the bedroom (where everyone had installed)
  15. my recommendation is that scout the prices amongst the neighbourhood stores like Goh Ah Bee or Hong Liang or any recommended stores. With the prices in hand, head down to Harvey Norman and talk to a salesperson there and bargain for the price. My experience is that they will match the price (but no instalment) or offer you a price that is just slightly $10 or $20 more than what the neighbourhood stores offer (but can pay by instalment). So far, I had bought my Fisher & Paykel fridge, F&P dryer and Toshiba washing machine from Harvey Norman. All the items pricing were similar to what I would have got from stores like Hong Liang. Furthermore, there's the attraction of paying by instalment and most importantly, the extended warranty. just my 2 cents opinion
  16. it depends on the height of your wall, as the 3-blades fans are meant for low height ceiling. For example, i am 1.65m in height. When I raised my hand and point to the ceiling, I think another 60 cm or so, I would have touched the fan. And for those 3 blade fans, they dun have the additional pole (from the ceiling to the motor) of the fan, it's really the flat type. So I am not sure abt the height of your ceiling and won't be able to comment

  19. i think it depends on the model of the fan. I bought an Elmark 48" 3-bladed fan recently and it came with a regulator. The installer (whom I paid $50) did not had to do major trunking (my place was already done up). For the regulator, he simply fixed it next to one of my light switches. No additional trunking at all just sharing what the shop told me. of course the longer the blade, the stronger the wind. It also depends on the height of the ceiling. For example, my ceiling height was short, so I had to opt for those 3 bladed fan. I didn't feel much wind using a 43" KDK fan but once I switch over to the 48" Elmark fan, i can feel the wind. I guess you are worried about stability of the fan i.e. will it drop with that additional power? I think as long as your electrician fix the fan well, it shouldn't be a problem. Ceiling fans should be fixed onto a beam or ceiling itself. For my old place whereby we did up the false ceiling, my electrician specifically told my ID to make sure that a sturdy beam is erected across the false ceiling (inside) so that he can install the ceiling fan properly
  20. sure there is bound to be difference in quality especially since you paid double to what i had paid. Everyone would understand that. For me, the $200 I paid which include a window and KDK fan was more than worth the money and effect hi, you can look for Jasmine from Central Aluminium. In fact, it was recommended by some of the forumers here. The contact number is 6368-3313. Just tell her your requirement, she will arrange for someone to take a look at your place, then ask you to send her the floor plan so that she can submit to HDB for approval and once approval obtained, they will proceed with the installation. Some forumers had said that permit is not required, but i feel safer with obtaining a permit. U never know when the govt body will turn around and said "u missed out this and that"

  22. I installed the cord-operated shutter and it's working very well for me. Only cost me $200 (window installation, permit and fan)

  24. i had the same problem too and the best part is whether is it on standby or switch on, the indicator remains red color. so i won't know if the TV is on or not until i wait a while.
