Thanks. The reno rules only says no awning of any design. Didnt say ground floor or roof terrace. Yesterday, condo MCST manager told me they are preparing a CONDO AUDIT to list out all "illegal" installations. I wonder which condo has regulation that allow building polycarbonate < 2m. This is very smart cos <2m from existing wall got no GFA impact. I want to submit a private petition during next AGM in April.

hmmm, sounds like a plan. I am meeting 2 IDs next week. Both demand design fees. Let me try on them.. One ID is quite impressive, she has asked questions like: profile of family members, do i entertain at home lots, any existing furniture/paintings, heavy cooking. Sounded more like designer.

I have met 2 IDs...IdealHouse and Darwin. Both were prompt in giving me quotations but none gave me design principles or design ideas..sad. Do you have any other IDs who are real designers to recommend? or should I go for freelance designer?

1. IdealHouse - cheapest quote so far. No proposed design, no 2-D drawings, just put some icons on floorplan..should i expect more? 2. Darwin - Given me quotation, looks reasonable pricing. No design ideas at all. This ID seem to only compete on price. Am i suppose to request for a design proposal? 3. 9Lives - still waiting 4. Super good timber: only can do exterior works. Zero design ideas. Quoted $40psf for trellis and $20psf for ironwood decking. Told me 2.7m slabs may be a problem cos my passage way to roof top is not wide enough 5. Goodhill - only can do exterior works. This guy is knowledgeable. Only supply Merbau. Reasonable price, no landscaping idea as well..sigh 6. Grassroot Garden - still waiting 7. Style line - bamboo wood looks inexpensive 8. Homeworz - happened to walk pass their shop at TurfCity after timsum lunch at AhYat. Seeing ID this week 9. U-Home - used them in my first reno 10 years ago. Reliable. Just initiated contact. Should I get a freelance designer?

Hi forumers, Need some help here. My condo mcst told me that they are planning legal action on those units who has built trellis on their roof terrace. They say they will use the bye-law of spoiling facade as reason..that's crap..and they say no awning as well. That's more crap. Anyway, in the absence of trellis and therefore no ceiling fan on roof terrace, how can I still have alfresco dining during lunch time under hot sun or under rainy days? Umbrellas? Carry stand fan in and out every time? Hilarious. Welcome your ideas contribution, please.

Darwin - lady, encouraged me to change my doors and said wardrobes are old fashion and should all be changed. Zero knowledge on roof terrace deckings and trellis. Given me quotation, looks reasonable pricing. No design ideas at all. 3. 9Lives - a set of brothers. Sincere and knowledgeable. Waiting for their design proposal. Don't why one if them keep asking me whether I need to change toilet accessories and the other asked if I want to change light switches.. I thought these are relatively small items.. Let's see. Should I meet 2 or 3 more?

Which ID will you choose? A. Reliable because you used him in previous reno. But lack design ideas B. Full of design ideas, practical. But new guy on the block. Only have few project references. Assuming both similar pricing, who would you choose?

IdealHouse Kevin responded to me and did a site visit 3 days ago. Not much ideas given on the site...hopefully can get more insights from Kevin when he reverts.

Strange, I emailed Ideal House as well..still no reply after 4 days. Must I go down to every ID shop that I have shortlisted? Can't I just meet them at the site all on the same day and get them to go back and prepare a proposed design + quote?

I am now looking for ID too. Sent a emails enquiries to: a. ** b. Darwin c. DesignWorx d. IdealHouse Sigh..after 2 days, only ** and Darwin got back to me to ask for floorplan. Strange, they seem to be able to give a quotation by just looking at floorplan. Dont they need to come up with a proposed design before a quotation can be calculated?

Hi Friendly06, thanks for advice. My wife and I (together with kids) are now collecting design pictures that we like. I will show them to a few IDs. Hopefully one of them can see some mental patterns and triangular to a single consistent theme... I think I should send the following to 8-10 IDs and shortlist 3 after that: a. collection of design pictures b. floor plan c. pictures of subject unit d. pictures of furnitures/paintings which I want to keep (piano, dining tables, garden chairs, oil paintings..etc) What do you think?
