Recently they were selling a repurchased 5 rm flat at bukit batok for 240k, matured estate and definately nearer to town, better schools (NJC,HCJC,RGS etc) roughly 12+ sqm. What kind of premium dictates a 100k difference? Mr Mah, you want to end up with a surplus of flats again huh?

Why are the new flats in the recent launch priced like that? Isnt it a bit high to be paying 236k for a 4 room?

Sigh..... there is a meet the people session by reach singapore happening in september i think about having babies and how to make it more conducive. I hope someone will make this fact known. Luck? L box is over rated I think. I hardly turn my L box lights on cos its gets too **** hot. I use my trusty IKEA stand lamp with a dimmer more than anything else and it sets the mood so well when the light bounces off the wall. If you bounce a light off an orange wall, the room becomes very very cosy and intimate. And orange colour as some stated, increases appetite.

you need to go ROM with ur gf. Go ballot. once you get queue number, go to HDB and tell the officer that you wish to use contra. That means they will give u a temp loan for the new flat while u sell the old flat then the money from the sales will be used to pay the new loan. You have 6 months from the collection of keys to sell your old flat. My wife is a PR also. I am now currently holding on to a flat. I knew the resale levy would cause too much hassle so i didnt apply for it the first time.

I am seriously wondering.. why do buyers pay so much COV? i got lucky before the property prices went crazy. I remembered end 2006, sellers were wanting to pay me to buy their flats and were selling at par or below valuation. All you guys that paid like 20k COV, were those returns from the selling of ur previous flat? I feel the heartache forking out 20k just like that to buy a resale.

Your flat is a combi of two 3 room flats. Its strange to see 3 room flats with a service balcony though, thats unique enough. 270k!!! thats a steal man. 20k is gonna be hard for an area of 133sqm if you want to pimp it up. Epoxy paint is a way to reduce cost, in fact, why not? unless you need a specific design or a theme then change the tiles but if its just to make it new and clean, go for the epoxy. The place looks pretty much neat and decent. Go for a paint job, fix some little dings here and there. Even the cabinets, just go for a new laminate and disinfect the insides, it be the same after a while. Get a new cooker hood and hob. Seriously, interior design is not about construction, furniture and colour plays a huge part. Another way to save cost, dont hack, overlay if you can. Or maybe you might want to leave out certain areas first and do later. List out the must dos and the 'can wait ' areas, then see how your budget fits. In the journey of reno, its very easy to get caught up and be pulled down with bills, I know it feels good and looks good, if you can afford it go for it, but if you have commitments to fulfill, do those first. good luck!

I do hope we men have evolved past that or even at least see that as belonging to a minority group. There was a documentary, some tribe in India/china border where the brothers share one wife. All are happy, the men dont really care who fathered which child as it is their own family's DNA. Its very strange but that puts into perspective which category of male u belong to. I think its amazing. I personally cant do it cos of many egoistic reasons but thats just it. Modern society - it is always so easy to find fault with our partners. Not pretty lah, not slim lah, cooking lousy, never keep the house tidy, not good in bed. But there are some really despicable ones(cheaters) that deserve no better than a slap but how the marriage dissolves, we can only lie to the world not to ourselves. There is no such thing as a prince charming or a princess bride, it comes in a form of willing to compromise and when u commit to a marriage you need to understand the word commitment. Dont have that thinking of hollywood later can divorce if not happy. I always tell my wife one thing. If a person tells you that if you can manage to make things work eg go for counselling, put your best foot forward, be a righteous man or woman, you will gain 1 million dollars. Will you or will you not make it work? Its just a matter of putting things in perspective and knowing whats important. If your reply is, of course lah for one million dollars you will make it work, then my friend, think carefully before you get married because there is never one day you dont have to make it work, and the only day you know u made it work is when u die and your partner is still by your side, and probably thats worth more than the million dollars.

I just got a confirmation from my HR dept. So sneaky too they are. They insisted on talkin over the phone but not thro email. I asked them if they would recognise my degree if its part time, they say should be no problem but here comes the downer. Even though I have a degree they wont automatically push me up to the next grade of senior officer. It should be able to help in my promotion but its not guaranteed. I intend to get a degree in sports science cos thats the field that I like. They suggested that I apply for a transfer to another department but it doesnt make sense. So that only means after I get the degree, I need to FO from there, but I like my job!

Thank you guys for the advice. Another question though : Where can a basic degree in psychology take you? I read that people taking pyschology should always take at least a masters. I think there are lots of people taking degrees in psychology.

Just one more question. If you take the contra facility, would the cash proceeds(if any) be makan by HDB towards the new flat? Thank you

actually the agents has got a large part to play in this blunder. In fact, if you paid the deposit then the seller has to return the deposit to you no? If you do like the flat so much then tell the seller its valuation + 15k. Be aggresive this time you already got makan once. This is the first time I have heard of this. The agent is a goondu.
