  1. Tampines Exec flat pimped Floor plan Overview of pimping The nice size kitchen caught my eye with its 2 entrances. Also inspired by Chef at Home series cook show where he had a nice pantry to hold his spices and ingredients. So instead of creating a huge shoe cabinet which no one notices, I decided to do a small pantry cum dry side of kitchen. Bedroom 2 was split in half, one to be the walk in for the master and also a unique library/study shared by the master and child/guest/alien. I tend to want to read a lot but find myself being distracted very easily by things available around me. So a 'secret' private library it is. Also inspired by the balcony's large beds as sitting areas, the living room is occupied by a large size sofa with a drink stand in the middle. You and ur buddies and just lie down on the floor but just on a higher ground. Balcony was turned into an alfresco dining area with a mini bar fridge. A large water feature adds to the outdoor feel. Dining room is every guys dream of owning a pool table. A small mini bar stand is also created in the utility room with ample storing space still. More pics of rooms at http://s143.photobucket.com/albums/r156/Ju...ampines%20exec/ Again feel free to pass me your floorplan if you wish to pimp it up for real or just for fun. d_junkay@hotmail.com Cheers!
  2. A fellow forummer passed me his floorplan to show my creativity. Indeed its a unqiue and beautiful layout which tickled my senses almost immediately. I think its a 4 room but with a nice balcony. I hope in time to come HDB will come out with a 4 rm executive. If that happens, i think the 5rm prices will plunge. HAHA Sadly though I have no idea where or what kind of windows it has, but judging from the grade of floorplan, it should be a normal half height window, but if it is bay or even full height, what a sight it will be. 3. yeah saw that too... they featured a unit like that on home and decor once. very spacious and nice boy. There is actually a stair up to the living room from the balcony. They did a dry and wet kitchen and woodend lourves into the second balcony...drool drool. This is a combo of a 4 room and a 3 room according to the magazine. Very Swee man.
  4. actually, if you look at the dimensions, its not that small you know. The rooms are bigger than the new flats that we get now which is like 2.9 by 3m and some even smaller. Dont think your parents will cook heavy since i guess its now for 2 persons. Its kinda sweet in a way too, like their cosy retirement home. Its central, with many amenities around. And main point, smaller house less cleaning to do. I wish you all the best. And I am quite amazed no one ask who is your ID? hahahahahah (Thats like the number one question on the hit list)
  5. Mr Singababa floorplan After pimpin, master slightly enlarged for wardrobe. I think Mr Singababa is a family man and therefore needs a functional house rather than a house for single. I have no idea what that box in the common toilet and in the kitchen means but i guess its a box up for the pipes? I would have split bedroom 2 into half for a walk in wardrobe for both master and bedroom 3 but then it might look awkward as i believe its a bay window type. The kitchen is quite hard to enlarge though. here it is the overview of the apt master bedroom kitchen more pics at http://s143.photobucket.com/albums/r156/Ju...lland%204%20rm/ hope you like it singababa sure man mail me at d_junkay@hotmail.com

  7. Dude... holland has 40 floors? thats like awesome but at the same time kinda scary.. hahaha Anyways, working on ur floor plan. Its a very straight forward case if you dont wish to do anything to the walls though. Everything has to be where its supposed to be, its just a matter what theme you would like actually. Regards
  8. Hi Lifestyle and babyQ Thanks for the encouragement. Lifestlye : What 3D software are you using? I wish to 'upgrade' as well google sketchup is still not that realistic for me. BabyQ : How I wish I had your house to renovate to my liking. I can taste how its like having friends over and some will hang out at the bar area while i whip up a storm in the kitchen, watch tv, having a beer.....sigh.. then after if i am tipsy i can just plonk myself in the MBR toilet, have a sit while having a shower. man life cant get any sweeter for me..... Next up will be various styles of 3rms that are available on the market. I was amazed at how many types of 3rms there are on the market. before a 3 roomer ground floor after : would like to call it manhattan style but not too sure. Picture gallery walkway was created. This is more like a studio than a 2 room apt. Toilet combined into 1. Again size of master was enlarged with walk in wardrobe extending outside. 9. These are floor plans "stolen" from the HDB website. And using google sketch and a certain weird hobby that i have aqquired, I have somewhat transformed them into imaginary houses that someday I wish/might/want to own. I welcome any comments but bare in mind that these designs are personal and no doubt a simlpe hobby of mine. My main point when doing this is to have a nice huge master bedroom as I am not used to staying in a small room. I hope you guys will enjoy it. Best wishes to all in a reno journey This is a 5 room flat from Pasir Ris, the moment I saw the floor plan I was jumping. Its just a shiok piece to demolish and refurbish. Before After : Fusion of master and bedroom 2, expansion of living area by balcony. I am not too sure if I should post every snap shot here so I will provide a link to all the various close ups if anyone is interested. http://s143.photobucket.com/albums/r156/Ju...20Ris%205%20rm/ Cheers
  10. You mean post it here or how do you take a pic of it? If its the latter, go to the view you wish to capture click on file and export as 2D graphic.. As to how do you post it on the forum, you might want to check out the sticky thread on how to post pics here when you go into the reno t blog. I have a lot more sketches that I have done but not EM. maybe I will should create a reno t blog where i have many houses haHAHAHHAHAH
  11. looking good looking good. cant wait to see the pics!
  12. Where got pro? I am trying to find out what the real IDs use as their software. You can always box up the pipe in the balcony and use it as a cupboard for your sweepers and moppers but... hey man go with your heart cos thats where the home is. I dont really know what the marble looks like but if its there for 18 years, it should be those mosaic/flower flower types. If you wish to keep it, your ID should be able to incorporate it into your theme or fuse with it. Another way is if the marble is the first layer, you can always not hack it but overlay it. If you put laminates (nowadays laminates are much better looking and i suspect more durable than HDB parquet), you can always take them out if you decide to sell the flat after 15 to 20 years? If you decide to stay there forever, then who cares whats underneath them. Just my 2 cents. Why is it that sand after new year will be cheaper? I wonder if you can go to batam and order sand or not as a pte consumer basis hahah
  13. I dont quite understand something. Was the placement of the sink told to the ID before the reno started? Cos if you told him and he didnt do it, you can dont pay anything to him until he shift it to the discussed position. On the other hand, if you decided to 're-positioned' it, then its better if you talk it over with your ID and see what can be done.
  14. oops sorry maybe it was around 175k lah... i saw so many houses until blur.
  15. not too sure if ur layout is like this but here is what i have drawn for a fellow member of this forum using google sketch. A hobby of mine,.. soon to turn obsession. HEEHEE
  16. If i remember correctly, it was between 200k to 210k with 5k top up. Farrer park got point blocks??
  17. this is the biggest two bedroom flat i have ever seen. I really cant wait for your finished pics. what is that area by the entrance? Its a study?
  18. oh my ... I almost bought this unit when I was scouting... but my friend say not safe for my wife, but it was so central ... sigh. good luck to the reno man.. this is one layout that is so unique.
  19. Fwah reinforce the attic and then can store more pots and pans lah!! hahaah Angie.. who is your ID firm by the way? the drawings do make it less painful to part your money as u know its gonna be spent well..
  20. no my flat isnt pre fab. the walls of pre fab flats cant be hacked. I believe your auntie stayed in the west ave side? The east side doesnt have pre fab flats i think. There are two toilets I am sure. One for the washing and one for the bombing. Many have knocked a wall from the master into the toilet and combine the two toilets into one. But that would mean a lot more work and thus more money.Thats how i see if an ID can think out of the box and create space out of nothing. 3 roomers range from 59sqm up to a biggie 88 sqm i think. 59 sqm is more like a studio already. 88 you can pretty much have a cosy guest room and a fat enough master. I just totally dig reztnrelax ideas with 3 roomers, simply amazing.
  21. hey really nice place you got there... wonder if you could show me the before and after floor plan. Was wondering how you combine two bedrooms to make into one huge one. I realise you didnt take much pics of the bedroom i guess you are a pte person so how about a floor plan?
  22. sorry sorry i am a bit confused as to how it would turn out... could you kindly show me or us how the revamped floor plan would look like? I am just so stoked that your mbr toilet is gonna be huge and you have a dry and wet kitchen ?!! oh why dont u kill me...HAAHAHA
