My experience for build in oven is that the surrounding cabinet is a little warm when oven is in use. But it is certainly better than using the standalone table top oven. If u like to bake .... It is certainly a great helper.

I m not sure why some people still want a build in oven when they know they won't use it. ... Enhance the cosmetics of the kitchen? For me, I have it coz my wifey uses it quite often for baking cookies n cakes

Hi Salad, congrats on ur moving in. Your place may be small but it certainly looks warm n cosy..... I like the choice of colors u use which gives the place a bright n clean look. Like everyone else who gave good comments, I really give thumbs up for your DIY brick wall. It really looks great! Even if u give me the materials n the steps, I may not be able to do it myself coz I m just lousy at this. 15k to do up the the whole place... It's value for $$.....thumbs up Anyway, thx for sharing your ingenious idea

Look at what my ex-owner did to the void at staircase.... turned it into a study corner. HDB did not even ask them to remove it upon inspection. I don't really like the outlook of the entrance after putting the acrylic panel. Perhaps waterproofing the door and inatallibg those door "brushes" at the bottom door to prevent water / dust from coming in may be good enough -

The bomb shelter proves very challenging and hinders renovation ideas. You can have a big store in the study room. I have seen my friend use a tic tac door flush with a false wall to hide the iron door. The bomb shelter in bedroom can double up as a walk in wardrobe.... -

Do you mean using bamboo blind for the main door? I have seen the acrylic piece at the main gate in some of the places but it is only the lower portion. I think my neighbours use the acrylic panel not only to keep the rain water away but also stray animals. However, if really heavy rain and strong winds coming in the direction of the door, I dont think it will stop the rain water from splashing on the main door. -

Hello Votto! Welcome to Serangoon North.... I understand your EM is in Ave 3, Cleong and I are neighbours at Ave 1. In my opinion, It is best to do all major works at the 1st phase eg hacking of floor/walls, overhaul of toilets, kitchen cabinets, rewiring.cornices, false ceiling, air conditioning Minor works which can be considered for 2nd phase, eg changing of doors/windows, build in wardrobe/cabinets, floor laminate (provided only overlay), window grilles of gate, lightings. Aircon is best to be in phase 1 if u do not want to see bulky trunkings running below flase ceiling or cornices. Bathroom is best to do in phase 1 for fear of damaging your staircase and dirtying the whole house. My 2 cents worth -

Just to share my thoughts..... I personally still find my EM small....wish it could have been bigger especially downstairs. 1. The utility room is too small to be a guest room 2. The store created under the stairs is too small n inconvenient to put or get the things I want. I had to create another storeroom, but it "eats" into my living hall space. 3. There is no service yard for laundry. I could only create a small one to put a washing machine n a small basin. Very "squeezy" 4. Kitchen is too small for a wet n dry area -

I understand ur concern.... It's going to be a challenge to relocate the downstair toilet. If u can do that, it will definitely open up ur kitchen space but no service yard. Then u have the laundry issue.... I personally still find myself fighting for space staying in a EM.... Wish downstairs could be bigger. Esp guest room, service yard, bathroom and storeroom. -

I think it's ur personal preference.... I always go for a simple white kitchen. I think black is also not easy to maintain.....Cleong wrote something about this.... Read it somewhere.

Onn, You r right! Cost of buying a 5rm in Bishan is equivalent or more than EM in some places........ Congrats on getting an EM too! No regrets as govt is not going to build anymore.
