Actually, electrical rewiring is quite standard. There is a way of working out the sum. I use to have the standard form from my ID.... Consisting of unit cost of things like number of lighting points, power sockets (single/double) heater, tel sockets, SCV or TV points, DB etc.... How did it work out to 7k?

Andrina, looks like u have no choice but change or hack away everything. I always have very high regards for people staying in EM and thinking these people r very "executive" and tip top in maintaining their place. After buying from my ex-owner and from what u say, my perception about EM owners is now different. What is quote for your overhaul like?

What things r u keeping from the previous owner? That would probably help u bring down reno cost. It is really scary when I see what the other EM forumers are incurring from hogh cost in overhaul. From the pics, it looks quite well maintained

Quotation seems to suggest that EM owners need to have pockets that r deep enough. Your big ticket items like carpentry n wet works r all quoted in lump sum. I would suggest u get them to breakdown the cost.I feel that even the other costs should be transparent. Ultimately u r the one paying the bill..... U have the right to know right? Am i right that your Electrical rewiring, air con installation, staircase and buying of lightings, toilet n kitchen accessories have also not been factored in?

Is ur 1st level toilet fully equipped with wc, shower facilities n wash basin? I made a mistake n should have made the 1st level toilet bigger. Thx for ur invitation. We look forward to meet u again when once ur Reno is completed:)

When r u starting ur Reno? Have u got ID/ contractors to quote? U r lucky to ve able to keep ur marble flooring coz that is a big ticket I. Reno cost. Does ur 40k include plastering, electrical rewiring, overhaul staircase?

Nice write up I belong to something close to the 3rd type of person u describe. I don't like to move into a unit without having to do up anything n have lots of money in bank acct. Neither do want to spent all my money on renovation n left with nothing. I will be practical n spend what is necessary. If something I like is beyond my budget, I m open to other altetnatives but it must be value for money. I don't mind going the extra mile to source for cheaper sources which yield similar results. Even though mine was a budget / simple reno. it was carefully planned n the design n items were carefully selected to our taste. I love my renovated EM I believe in spending within my means. If I have more $$, surely I can spend more to reward my family n myself. If I have less $$, I will spend less. Ultimately, one must be happy with what he/she has -

I feel that we need to be careful when we r quoted lump sum..... Coz cost should go in line with the number of lighting points or electrical, heater, tel, tv points. Best would be to get ID or contractor to do a breakdown.... That's why sometime rewiring cost can be as low as 3k or as high as 6k..... -
Congrats on getting ur keys.... It must have been a great feeling to be the owner of an exclusive EM... Great pics before the reno. It will be great to take the pic after Reno from the same angle n see the transformation. I did that for my blog too...., have fun!

$3.8k is quite normal for an EM..Really depends on the number of electrical points, tel n TV points..... The cost only inlude rewiring of lighting points, heater and Aircon points, main DIstribution Board, tel n computer points, cove ligthings and all switches n sockets? I believe it has not included lighting fixtures, ceiling fan, storage heaters. Mine was 2.8k a yr ago.... Rewiring only for 1st level, I use back the old cables for 2nd level...... No choice, cost cutting measure..... -
Ur toilet tiles looks nice. What r those small square tiles? Are they meant to create 3D effect?

What about the 1st level toilet.... R u keeping it? coz I can't really tell from the layout. Is that a yard area for ur laundry. Is there a physical barrier to separate it from the wet kitchen?
