  1. Wah 45k is still on the high side.... I thought COV prices for resale flats is coming down? So have u started ur reno yet? 30k should be sufficient for simple reno.

  3. I am currently also looking at the possibility of installing a retractable awning but facing obstruction from my aircon compressor. I don't want my awning to be below the compressor as it will lower my "ceiling". So project now kiv. As for BBQ..... I ve tried using using a electric grill set instead of charcoal.... Not too bad. The only thong just make sure have to close windows of bedroom directly above balcony.
  4. Nice layout you've got Battle. After hacking the wall, the whole place will look even more spacious and brighter. Btw, To me ID = contractor . ID sounds more high class and they provide 3D drawings.
  5. I think i can qualify to an IKEA ambassador too! About 70 to 80% of my furnishing are from them. I can be their show room lol So far, we r pretty happy with the furniture.... They can last for years if you use them properly. Why didn't u consider changing the gate or refurbish it? I mean they look really old ..... I remember It as being in the 1970s....
  6. I agree with that statement. The more storage space I build the more things my wife will buy and the more she is reluctant to get rid of the old stuff. Hmmm.... More storage is still better than less....haa haa
  7. I have the same rain shower instant heater system as u except that mine is white. I bought it cos "alpha" system was the only rainshower instant heater available. I didn't want to install the bulky water storage. The only setback about "alpha" is that the water pressure is only moderate. Well it still ok for me.
  8. Yes I agree with u esp when u have young kids. So far, mine is still very clean after 5 mths. I think I will just paint it once a year. Don't you experience toe prints on the mirror after a while . Lol
  9. It's quite unusual to have mirrors on the stairs step area.... Is there a reason why the design is like that? Has it got to do with feng shui? 
  10. U may want to start ur own tblog like many of us here. where is your EM? Have u sign on the dotted line of your contractor quotation? EM Reno cost varies depending on the extent of your renovation. If you read this forum, u will find costs ranges from 35k to some over 100k...... What is the extent of your renovation? Wish you smooth reno journey 

  12. Interesting topic.... Many reasons why one should or should not buy. I still think the most important is your own feelings..... I must feel comfortable about the place and like the place. If I have certain bad feelings about the house, then I will not buy. If the house is very nice and scenery is very good but I m disturbed emotionally cos I don't have good feeling about staying in a place where the owners divorced, then I will not buy. But sometimes we won't know the family marriage status when we buy, they won't tell us if they are filling for divorce after they sell.....

  15. You are right! It is wise to do a one time off and plaster the whole unit.... that was what I did too, except certain aircon casing still have rockstone on it. ID siad it was impossibleto plaster plastic casing which also had rock stoned. So i had to live with it in all the bedrooms as replacing them would mean more $$$... Better remove the Roman column if you intend to have a modern theme. I also had my Roman pillars hacked off..... including the curved corners of the walls..... Everything is now straight and smooth...... u may visit my blog to see the before and after. All the best for the reno journey. Hope it will be smooth smooth....
  16. I think that Plastering should be 2 to 2.5k for a 4A flat. My EM is already 3.4k which includes all walls and ceilings and staging was needed. Don't worry Jackio, after plastering, everything will be smooth
  17. Congrats! Most homes that r above 20yrs generally needs major overhaul. Mine is 26 yrs old and pevious owner didn't do any touch up. How much did u budget?

  19. Certainly very high.... But I think 3 to 4k should be reasonable. The package normally include hacking and laying the tiles. So don't know hiw to breakdown that figure....

  21. Just a word of caution if u ever consider using strong detergent for flooring. It may seep into the tiles and damage the waterproofing layer. Water may then seep through and ceiling below will be wet. That was my previous experience..... I actually used a lor of mr muscle and after that neighbor below complain their ceiling has water leaking from it! Just use gentle detergent like "Cif" or "jif"
  22. I m currently having same type of toilet tile as the one u have in the photo. My opinion is that while it look and feel nice... The downside is that they are hard to maintain.... Somewhat difficult to get rid of dirt stains if they are left there for sometime. Got to do regular cleaning to make sure the stains don't become permanent ones. Happy Reno
  23. If I remember correctly, some Reno companies advertise promotion packages of 2 toilets and 1 kitchen for about $15k to $20k..... Plus free some kitchen / bathroom accessories. Add on other things in ur list would probably work out to abt 25k. U need to consider other cost - Electrical rewiring - lightings, heaters, fans - air con system - plastering - hacking of wall/ existing built in features - special features - eg island, wall feature, raised platforms, L box, false ceiling etc.... - toilet accessories - staircase works (can cost quite a lot ) - replacing doors, windows and grilles EM Reno cost can range from 35k to over 100k. I started with a small budget of 25k but found that can't really do much. Then increased budget to 35k..... But soon found out that i needed to add on .... eventually ended up with 42k, excluding furnishing. No regrets
