Thanks for the pics ... very nice and well taken On a rainy day, I think I will be able to spot your house from outside ... heehee Your balcony opening is not too big, so I think it is feasible to install the roller shutter. Is it mechanism noisy when it is folding up/down? My EM is the Gen 1 type (balcony is 5m long)..... I don't see anyone installing such huge roller shutter. As such, I am still studying the possiblity of installing a good retractable awning system.
  2. I like your new layout .... making the entire place look even more spacious and open. The place is very well maintained by the previous owner, so you can still keep some things like flooring, windows and doors. The walls in the pics seems smooth to me, u can save quite a bit on plastering too. Exciting too see how u r going to transfrom the kitchen and living/dining area
  3. Hi petalfruit, great to meet another EM friend in this forum. I used to stay in a condo near Bishan and love the place there .... Near street 22. Your place is very convenient as it is very near Bus interchange and MRT Station with plenty of amenities. U certainly made the right choice. The previous owner renovated the place only 2yrs ago.... I believe they would also tag a high COV when they sell it to u. Do post pics of ur current place:)

  6. Cleong, i used back the system 4 aircon inverter unit left by the pevious owner due to budget constrain. On warm days, I used the powerful ceiling fan and air cooler for my living room.... At least it helps and Not bad though. U r right about our neighbours using 2 compressors.... That is why I m tempted to install a 2nd compressor.
  7. Valuation seems to be low for EM. U also need to consider the cash portion 48K + agent commission + reno cost (50k?)
  8. Great to know that u have a good electrician. Was plastering in your contract? Or u just added on? Is your plastering massive? I remembered I had to add abt 3k+ to plaster the whole place coz my wife cannot tahan the "pimples" on the walls and ceiling. Haha
  9. Hi Andrina, is ur EM in HG? Congrats in joining the ranks of EM owners...... Btw, Cleong and I are staying in the same block. Our block is about 26 yrs old and electrical power not upgraded. I am using system 4 for my 3 bedrooms and study room in 1st level. I had wanted to add in another compressor to aircon my living room but must get approval coz of this contraint. However, I will attempt to seek approval for a 2nd compressor at a later stage

  12. I think my wife bought the bean bag and styrofoam beans from spotlight and DIY. It is certainly less than $150. I ve 2 DIY bean bags at home

  15. Nice tiling work. For kitchen, do they tile everything including the area behind cabinet and oven? My previous ID didn't..... Until now I still don't understand why those portion are still in the raw concrete form.

  19. I agree with applepie, a whopping 80 lights for a 4 room? It would also mean 80 lighting points? Your total cost does not include lighting fixtures.

  22. Lift in EM , I read this in adidaem's blog. http://emrenoblog.wordpress.com/2011/05/09/did-you-know-you-can-install-a-lift-in-ems/ It was $60K back in 2009. Just wonder anyone else installed lift that is wheelchair-friendly.
  23. Hi Spikedoll, I used to stay in a condo but now have decided to stay in an EM. I agree with ur hubby that u don't get the space u want if u choose to live in condo. To be honest after staying 5yrs in a condo, what I get is the facilities such as swimming pool, tennis courts.....sheltered carpark where u know it is gurarded 24hrs. Basically it is all abt prestige. But it comes with a price.... High maintenance cost and sometimes inconvenience coz of it location.It is certainly more economical to live in an EM and u get to enjoy neighbourhood facilities. Don't worry too much abt the stairs. I know of an EM that has an elevator built in it....Found in adidaem's blog. I may need to consider that for my old age... Haha
  24. Thanks for posting the link to the article on EM. Did the couple get the EM in Bishan for $600K in 2009? So, it is $130K in reno cost and furnishings. Just less than a year ago, I did view at least 10 EM units in Bishan, none is close to this price. Asking price is all above 700K. I think now it is even higher. In my opinion, the writer should report on more recent recent renovations.
