Thanks for ur feedback. I can't hack the wall near the dining area (on the right), but I think I can hack the wall of utility room (Left). I still want the gate, only move the main door forward to gate. I have seen some neighbours doing that.

See layout below. Nothing to do with the direction of the door. SImply mean to move the entrance door to be in line with the gate at access balcony. I dont see any reason why need to apply for permit since the recess area is already bought by me.

It's getting more expensive to live in Sg now...... getting very costly to buy a flat/house, reno cost also up, maintenance cost (or Town council charges) also up. COV is high, so is COE for cars! Car is now considered a luxury item... owning a flat also a luxury item? -

The renovation cost for EM seems to have increased quite significantly. About a year ago, 50K-60K can deliver quite a nice and decent overhaul reno. Feedback from forumers in recent weeks seems to suggest that now it is 60k to 70K. Why is there such a signifcant increase? -
70k to 80k seems to be the benchmark for complete overhaul of EM nowadays. I m glad to have done mine exactly 1 yr ago at a much lower cost. Keeping the marble flooring is certainly going to reduce ur reno cost quite significantly. The other big costs would be the staircase, electrical rewiring, plastering. Don't forget that there is added cost for lightings, furnishing....

Congrats Wheat! Is your EM in Tampines? You intend to hack off the wall of the utility room? That would certainly make your 1st level look even bigger. However, u may want to consider storage for bulky items. Are you having a open kitchen concept?

Notice u are keeping quite a few things left by the previous owner. That translates to quite substantial savings. Just becareful of the wardrobe u r keeping.... coz there may be hidden defects. Your layout on 2nd floor seems to have undergone changes or modification.... what does the new layout look like?

Thanks for ur suggestion. Yes I m using top load washer. Even if I have front load washer, due to the design of my yard, I can't stack up. That is why I m considering this Xpede clothes hanger n dryer system.
